Dude. 50Ksf for roads in 100 acres? You're making your school look horrible. 25% is ambitious, so try 1,100,000sf. You're off by a factor of 22. Not insignificant. Luckily I'm just here to see the quality level of videos before I decide whether or not to produce my own. University of Southern California knows land development prepared me exceptionally well to hit the ground running. Unfortunately, they've bought into the social justice victim mentality BS so I'm glad I'm not there now.
Way too much focus on simple math calcs and not enough information about the actual real estate development. In addition to providing land for roads, you will also need to provide land for parks, bring utilities to the site, contribute to construction of a school or fire station, etc. Also, 10,000 SF for roads on a 100-acre site doesn't seem adequate. Some people may find Acre to SF conversion tutorial useful though .

I thought the same thing, ain't no way we do all that just for 10% & still have to state & federal taxes out of that 10%

Thanks for posting this. How did you determine that the building costs are twice as much as the costs to buy the land?
Just a rough number for that example. The actual amount will depend on many factors: location, terrain, economy, etc
Yes it's a common phrase used on the exam but a made up number for the real world if we say just double the cost.
