guys, you should be looking for a licensed broker when you’re considering buying, leasing or renting a property. they are well versed with land law and land titles, they will look for a property of your choice for you since they have vast lists of properties, they will check the validity of the property and do the paper work for you. it is both for the safety of the seller/buyer or lessor/lessee. funny you mentioned the rooster. there are villages that do not allow roosters since they make noise the whole day. or get a licensed broker/lawyer BEFORE signing any documents…
I suggest if 500 dollars is your budget.. Find a condo unit that fits to your budget.. At least a condo unit fits the lifestyles of both of you couple and you're not obviously a huge family that needs to buy or rent a house.. Maybe this is not a time to buy or rent a house in iloilo as i observe it cannot fit to your budget because its over 500 dollars per month the rent and a house for sale in parc regency is so overrated and its not a proper time to buy a house because of inflation nowadays ..

Hi guys, did you try going to roxas city? Roxas city is a small city more closer to boracay than iloilo.. there's many houses near the beach, more peaceful, and more foreign living here.. and much more cheaper than iloilo.
Even in the UK it’s not uncommon to give 3-6 mos advance rent and sometimes even a year. If you give 2 mos, it shouldn’t be a deal breaker. Good luck choosing!

No matter where you live in the Philippines, home hunting takes a long time to find what you want and need, most are not that good here, unless you pay 40,000 or more, at least that has been my experience condos 50,000 or more. In Thailand you get much better for less money 18 years' experience residing in both counties.

I've been looking online (e.g., Facebook) in the Iloilo area... I must admit I'm not feeling as posative as I was about moving there.... And now this house is over $900 US per month and they want basically $5K in advance.... This is not the affordable retirement picture I had in mind. I do appreciate you both and the information.
1 month advance & 2 months security deposit is the common rate here in Iloilo City. Some people they want to take advantage especially if the tenants are foreigner, they immediately double or triple the price of the rent. If you guys like living near the beach try Oton, Tigbauan, Guimbal or Miag-ao and the rent is cheaper compare to Iloilo City area.
The one we made an offer is very large homes I think we would have one of the smallest there. Large lots very upscale so I think this won't be an issue
If they know your a foreigner, tourist and even balikbayan, they always double the price sometimes way way high. But if your a local there, the price becomes different. Heres a trick, ask a local that can help you find what your looking for and let them negotiate according to your preference and never tell them first that you are a foreigner or tourist, now you will see the difference.

Houses here rent on average of 15 20 thousand a month. I don't know why they kept taking you all to Park Regency subdivision. Anyway hope you all find what your looking for.

This is one of the best travel hacks I found tbh. Instead of paying $50-$100 a day for a hotel or airbnb, find yourself a local and rent a whole ass house for $250-$400 a month. You already got a good mileage out of that money even if you stay only for a couple of weeks. Plus, you got yourself a whole ass house. The downside is actually knowing a local or someone with connections to show you these properties.
20k rent for a 3 bedroom corner house is very reasonable..but i like your preference that elegant house and it is accessible to the main road and malls..
Yeah, 6 months upfront is even more than crazy. 30,000 pesos rent, 2 months as a security deposit, not three, rather than 2 months upfront rent. I hear that security deposits are almost impossible to get bank at lease's end in the Philippines, so they can put that money right in the bank. If they turn your offer down, give them your contact numbers, tell them you're coming back in November, and to give you a call if they change their mind. Something tells me that they will either catch you as you walk away, or give you call at a later date. Renting or buying, keep your heart out of the deal. There will other properties you will like just as much available upon your return in November. Keep hope alive.

Is air bnb ok for you? For temporary stay it's kind of pretty better for you all like in LA Union, Ilocos Norte, Pangasinan,Pampanga,Bataan,Batangas,Tagaytay,Albay,Laguna, Cavite where it's more with resorts and most probably more with historical values for people who've been in the country before.
I'm from Iloilo and all I can say is you can still find a good house for rent below 20k per month better that in parc regency. If he is realtor he knows that. 😊

Nice homes but the 30k big home is really good. High ceiling with lots of windows. Parc regency homes are nice and great location, but rooms are too small and it gets very hot inside the house. I stayed in one of the house in that development/subdivision one time. But if u decide to rent there, best to get a corner lot house for rent so u can get more air coming in your house. Air con is a must to every room. A good air con only. Not a cheap old one that does not really cool the room properly. The big house for 30k a month... I think 6 months advance is too much really.3 months is already stretching it. Good luck on house hunting! I'm sure your perfect home is out there searching for u already! ❤️

Shit guys, if our house was finished in Sablogon, Passi city you could have rented that for 6 months..but we have looked at these sub division lots 3 years ago..that's why we built our own house in Sablogon..its going to be another sub division..and we were the first to build there..but check out surrounding areas away from city..regards Tim and Jn from UK 🇬🇧
Ok, I have to say, it looks like a great place but well over what you set for a budget and long term that is going to hurt you----and the house is for sale, so have no doubt that they will sell it out from under you if they can--and really you haven't spent much time looking and you are not ready for instant move in--the more sensible approach would be to find an Airbnb condo on a month to month rent or just for a short rental able to extend, storage for your excess gear and move to Iloilo and keep looking-------and remember your electricity, water and internet on top of your rent-----and aircon and lights in that big house, big electric bills

It's really funny.... 😅😂 3:00 - 9:30.... we went to the same house on tuesday. But we found another house for rent for 20k with a very high standard. It is owned by a Fil/Norwegian couple. Compare to the 2nd house in this video for the same rent, far more better, fully furnished. Luckily for us, you guys didn't found it.... 😜
If the intent is to stay in the Philippines then it would stand to reason that maybe buying a place to live in may be an option. You could rent it out if it’s not used by you folks … just a thought

It's interesting how the prices in iloilo isn't too far off from being in/around manila. 35k one is no brainer option compared to the other ones.
You should check out the place that you decide on in the evening to see if the neighbors are noisy after work, ex. Karaoke

Industry practice is 2 months' security deposit and 1 month advance rental plus postdated checks for the balance of the lease period.
Interesting I don't think I have seen a chequebook for 5 years at least maybe longer. Cheques are normal in the Philippines still?

Most foreigners go to southern part of the phils. They should try going to northern luzon. Rent is cheaper on that part and is nearer manila .

Shit guys, if our house was finished in Sablogon, Passi city you could have rented that for 6 months..but we have looked at these sub division lots 3 years ago..that's why we built our own house in Sablogon..its going to be another sub division..and we were the first to build there..but check out surrounding areas away from city..regards

Ok, I have to say, it looks like a great place but well over what you set for a budget and long term that is going to hurt you----and the house is for sale, so have no doubt that they will sell it out from under you if they can--and really you haven't spent much time looking and you are not ready for instant move in--the more sensible approach would be to find an Airbnb condo on a month to month rent or just for a short rental able to extend, storage for your excess gear and move to Iloilo and keep looking-------and remember your electricity, water and internet on top of your rent-----and aircon and lights in that big house, big electric bills
I am planning to live in Iloilo next year with my family and am considering renting a house instead of a condo because I have a dog. Others have told me that they don't recommend a house because houses are always burglarized in the Philippines, how do you deal with that?

Hi, there numerous subd..with nice house for rent. But it may be over on your budget. But yeah take that rent for a while and scout the rest of the month while jn iloilo you'll never know you will find the perfect spot for you anytime soon.
Try finding house in Mandurriao.

But we found another house for rent for 20k with a very high standard.
It is owned by a Fil/Norwegian couple.
Compare to the 2nd house in this video for the same rent,
far more better, fully furnished.
Luckily for us, you guys didn't found it.... 😜

ILOILO has bigger malls ,cleaner and wider. I already went in dumaguete.. All they have is Robinson's and local malls

If the intent is to stay in the Philippines then it would stand to reason that maybe buying a place to live in may be an option. You could rent it out if it’s not used by you folks … just a thought

guys, you should be looking for a licensed broker when you’re considering buying or leasing property. they are well versed with the law, land titles, will look for property of your choice for you since they have vast lists of properties, will check the validity of the property and do the paper work for you. it is both for the safety of the seller/buyer or lessee/lessor. funny you mentioned the rooster. there are villages that do not allow roosters since they make noise the whole day. or get a licensed broker/lawyer before signing any documents…
