    Great deal I would jump on that you can pay somebody to clean it for nothing and in my opinion, BGC is superior to Makati.

    That 74 sqm unit with condo dues is definitely a great deal at 45K pesos as the rental rates in BGC is 1K to 1.2K pesos per square meter

    You should check the under construction Aurelia Residences by Shangri-la. Location is just across the Singapore Embassy in BGC.

    Renting a 2 Bedroom Condo at BGC at P25,000 is so Cheap. Here in Daly City. California a 1 bedroom is $3,500 plus the utilities.

    😁 If you are into buying a real property, you should try looking for Townhouses (usually 2-storeys) with a Condominium Cert of Title of which foreigners are allowed to own. It's better than a condo, because you can renovate it more freely than a condo which has several restrictions, aside from having to endure the daily 'elevator traffic' if it is high-rise. Whether TH or condo, try renting it out while you're in the U.S. to help you pay the installments or maybe join time-sharing groups....Good Luck!✌️🤟

    I think central park is a lot better. The beds on the second condo are so tight on the wall no space between to get up on the other side. You'll not be able.to enjoy the view unless you stand up on your bed which really sucks! You should have access to both sides of the bed. It's also nice to have side table on both sides of the bed

    Hi Justin Thanks for all the leg work .I will be in B G.C. in February First I will stay in IM Hotel Then Look Fir 2 bedroom Luxurious Apartment.I want it in the green-belt next to The church.I would be paying 6 months-1 year in Advance So Any help on this matter I would appreciate but of coarse also pay a commission.If Not You can join us for coffee

    This was a very good video. However many things for a prospective buyer were omitted or knowingly.ignored. If a person does not drive access to stores, hospitals,airport, etc. need to be determined. Access to Expats with similar activists must be ascertained for a social life. Is the shower handicapped safely, cost of all utilities must be determined for monthly budget with air conditioning included, time to get to shopping, wet market, sari sari stores, ukai ukai stores, etc. Many factors beyond the unit itself exist. But In this unit where was the oven and stove. This unit was built by a developer with a Filipino mindset trying to cater to upper middle class Filipinos or the design was poorly planed for foreigners. The unit is definitely not friendly to a disabled individual.

      There's usually a drain in the maid's room. You can easily put a washer and ventless dryer in that room. If there's no drain in that room you can connect the washer to the drain in the maid's toilet

    Hello Justin, Thanks for all the leg work. Do you know who designs these condos? Sofar which condo do you think has the best designs with no waste of space and balance. Such as the C.R. is too small, bed mattresses end space into walls. Window blinds would be better etc. Plexiglass shower enclosure and door preferred and not shower curtains. Also, any issues with mosquitos (Lomok) in balcony areas?

      I've had no issues with Mosquitos (so far), in the main cities of Manila it's not nearly an issue as being in the provinces. More pest control spraying is done here. There's almost no way to NOT compromise somehow (Unless), You have a very large budget for rent. Large budget for rent in my opinion is $1500+ and most aren't looking to pay that (not including utilities), when they are just starting out here. But I'm a fan of DMCI developed buildings, while they generally do NOT have the best locations, their pricing is very fair, (Mid to Low), and they provide larger square footage apartments that generally include small to large sized balconies. The air quality in general is MUCH better in pretty much all DMCI properties. Almost all non-dmci properties are "enclosed" and have no free air flow, thus it smells bad everywhere and it feels hotter. I'm going to do a detailed analysis vide of these issues soon.

    How much is it ? How much is the tax, condo fees and other expenses and is there other expenses so we won’t be suprise, will not approve for financing retired from Canada so it will be in cash….. thanks

    I'm looking to retire in the Philippines, so I truly appreciate the tour. I'm curious about something, though...every mattress I see in the Philippines is extremely thin. I mean, like EVERY one I've seen. I have back problems and prefer a thick, soft mattress. Are they even available there?
