    IT employees need not stay next to their office, as they need not go in 5 days a week .
    So, staying 30 min away from work, where we get value is more important.

    South is best location for investment and as well as living.
    Value for money.

    Luxurious modern gated community provident Kenworth
    Financial district connecting
    International Airport
    Open green space with water availability
    Next western hyderabad for sure

    There is a reason why myhome Rameshwar Rao has aquired land around Timmapur. He is smart and knew what's coming. South will out perform even Kokapet. Do we have more land to accommodate new IT parks? Is the high cost around Kokapet affordable for upper middle class?
    There is always plan B for government and I see they are strategically developing south with out much noise so that realtors don't go crazy. Other thing is govt can announce a building like HITECH city and attract growth around south but it knows this is not the right time to do. But will do any time soon and sky is the limit for those areas..and for all cities in India south has been a favorite destination like South Bombay, South Delhi and I see South Hyderabad coming soon :)

      @@cinemaismywife airport , Aerospace park, world's largest Pharma cluster, upcoming electronic park, rangareddy district collectorate, wonderla theme park, gmr aero city, upcoming world Trade centre, litigation free huge govt land bank, Foxconn manufacturing plant, defence research & manufacturing companies..

      @@cinemaismywife I was an employee of my home. There is an interview where Rameshwar Rao sir himself said that he owns 3k acres of land.

    No matter what west is the best option anytime for IT employees.. We should considers Narsingi to Beermaguda all the North and South are risky for investment the prices are already hyped no scope to increase more

      It is over priced. I don’t recommend at that location considering the Govt change. Buy something closer to ORR

      For Investment my preference would be in South or west Hyderabad. For end use you can buy in location of your choice

      You can invest but double check the documents with lawyer and make sure it is under residential zones as per HMDA masterplan.

      If you are investing for long term (>10 years) then yes. If you try to resell within 2-3 years you may not get buyers.

      Based on your time horizon andi. Pharma city based investments are also good but please invest for long term at least 7-8 years.

      Outside of ORR currently only west and south side of the city people are interested.

    Triangle lo 30k pettadam kante , Tukkuguda lo 30k pettadam better.
    It will be have metro connectivity in 3 years by airport Metro.
    Aerocity is in works.
    There is DPS , and super speciality hospital under construction inside the airport.
    There is a 5 star hotel inside the airport.
    Which other peripheral location has this advantage

      Iron Triangle lo 30k emi levu ...min.45k per sy.
      Triangle: It would take about 15mins to reach Kollur ORR Exit from Mokila. Would reach Fin Dist in about 35mins. Ppl started building Houses there. So, it will become populated soon.
      Tukkuguda: it would take about 35-45mins to reach FinDist all via ORR. So, it's about 10mins more but can drive easily and can afford a bigger villa with prices under 25k.
      So, yes, Tukkuguda is definitely a better place for investment.

      @@hemanthaugust7217 Triangle prices were jacked up by big builder syndicate and brokers/agent cartels .
      It is not always about distance to Fin Dist.
      Also look at distance to other places in core city.
      They matter too.
      Once aerocity opens in that airport you will access to world class shopping, dining and entertainment.
      You will also have access to core city via Airport metro in three years .
      These are advantages that Mokila doesn't have.
      So Tukkuguda is currently undervalued and Mokila is wayyy tooo overvalued

      Firstly, I appreciate you for taking time to share your honest opinion & raising the right points about the reason behind steep rise of prices in Mokila.
      Mokila prices are jacked up by Builders, no doubt about it. Mostly, NRIs who are not aware of the reality, just bought from Aparna easily and Aparna took full advantage of it. But, infra is improving in Mokila now.
      Metro is only till Airport, not Tukkuguda. Tukkuguda to Airport itself is more than 20mins.
      Shamshabad is closer to old city, it's much faster to reach FinDist, and has all the infra from GMR. It's definitely better than Mokila, but Prices have already gone up there too. Prestige sold at 47K, Sreenidhi is also at similar range!!
      If u know of any good ventures in Tukkuguda at 25k range, do share it here, ppl will be more than happy to buy them.

      @@hemanthaugust7217 Tukkuguda to Inside the Airport departures is 15 min.
      And the GMR interchange at airport, Novotel, GMR Business Park inside the airport are closer to Srisailam Highway.
      Also on Srisailam Highway, you have Aga Khan School, Hardware Park 1&2.
      Raheja has 120 acres.
      You have E-City, Rangareddy Dist Collectrate close to Tukkuguda.
      Also upcoming Pharma city will be closer from Tukkuguda.
      Wouldn't you consider those to be advantages for Tukkuguda over Shamshabad.

      @@rammanohar8161 all those really don't generate much employment. Hence, Shamshabad being closer to FD is better. We can't predict the future, I really hope pharma city becomes a huge hit.

    PPL bought in Shatabdi mega township around 16-17k will get 30k in 1-2 yrs as it's HMDA final approval layout backside of my home land bank.. will West side invester think of 50% increase in next 3 yrs atleast 😂
