    There should be a "lemon" law for homes. After a certain number of valid complaints - rebuild the damn thing. Providing the homeowner with other accommodations while the work is being done. No excuses. I'm not anti-developer. I'm pro homebuyer.

      @@chipmanly1359 The Attorney General’s Lemon Law Arbitration Division administers a forum for the resolution of disputes between consumers and auto manufacturers. It also responds to inquiries received on the toll-free “Lemon Law Hotline” It hasn't driven the auto industry out of business in Florida. It can work for homeowners, too.

    As a contractor who does finish in trim work I can straight up tell you that if a company that builds homes does not allow a 3rd party inspection don't buy that house. Or from that builder and tell everybody.

      i got a house that has a nice laminate floor but in many spots when u walk on it, it creaks and sounds kind of like breaking glass. is this normal or is it due to a inproperinstall or underlayment is bad quality?

      @@randomrazr it sounds to me like they didn’t leave enough expansion room around the edges of the room. If you can pull up the base board and see if the floor is against the wall or there is a 1/4 inch gap at least. If there’s no gap trim it. If there is already a gap it may be your underlayment or the way it’s laid. Good luck!

    I brought a home that I recently sold from this company. But during the building process I hired my own building inspector to inspect throughout the building process. I am thankful I did because he caught a few issues and had them corrected before I closed. It is well worth the money to hire your own new construction inspections team to over see your build. It cost me 1000 dollars but worth it.

      We just bought a Lennar home in FL and Lennar won't allow inspections during the build. After the build, you can get an inspection done. Our house was six miles away so we walked and took pictures every day. They did come out and fix everything we spotted so I give them credit for that. I was told inspection during the build would cause long delays.

    As an architect, I've heard too many corners cut by DR Horton, even negligent construction practices! It's criminal that these builders get away with it. Local bldg inspectors should be prosecuted also!

    If they knew that the construction of the home wasn't suitable for that particular environment it should NOT have been built. PERIOD

      The home plans are fine. It's their quality control. Cheap windows probably not installed right. Leaky ductwork. These nationwide builders beat the cost down so much on the subcontractors there are very slim margins to make a profit. They have to move really fast and if the superintendent isn't checking then this crap happens. The new development going in next door to me doesn't even have an on sight supervisor!

      Possible but unlikely. They can opt to hire their own licensed inspectors. I know engineering firms that offer this service.

      The real issue is that residential building the code is a minimum standard, not the standard to which a home should actually be built. The woman on the phone stating they built a home to a standard they knew was inadequate for the location is basically admitting they didn’t build it properly. There are likely many things (all more expensive) that they could have done to build the house correctly for the humid environment.

      @@jackmandu The HVAC plan is reviewed by the building department in Florida. There is no "minimum". Either its right or its not.

    This makes me ever so thankful for our little 50 year old home. It's not fancy, but we have structural integrity you can't buy at ANY price today.

      your home will withstand a tank. These DR Horton homes are lucky to withstand 1 monsoon . Unlucky for all the buyers.
      I hope the lawsuit goes in the favor of the buyers and this company gets dragged through mud and has to pay up

      I'm going to be inheriting my dad's house which is probably over a hundred years old but built like a rock! I was thinking of not accepting it but I think I will now. It just needs cosmetic work on the inside has a new roof new windows and siding is solid.

      I'm with you ,my home was built in 1972 and sits on half acre. It was renovated with hardwood floors , tile in the kitchen and bathrooms, granite countertops, I re-did the pluming , and installed new windows, so it basically a new home, these new homes are not worth the price of a mobile home, no land, and are built too fast and cheap.

      @@jamesleon4004 And they are surely not worth the money they're asking for. I saw a news report last night where there's another company that has a civil lawsuit against them. Quite a few homeowners had filed a lawsuit against them for mold damage in brand new homes.

    It is not just DR Horton. All of the builders are doing this. I was in my house 3 years and sold it. Felt like it was made out of paper the way it was falling apart

      I had a local builder design and build mine, finished in September 2020 with no issues. My neighbor on the other hand used one of the well known builders and has had issues from the day they moved in.

      Not all builders, I know a builder in Wisconsin and Fl that both build quality homes. But, they are not cheap. You can't get cheap and quality and some people think they can. However, I do agree with you that most builders build junk homes.

    Part of our home buying process was to google each builder b4 purchasing. I'm glad we did. DR Horton was at the top of our "do not buy list". Their homes had all sorts of issues across multiple states. From improper grading resulting in flooded properties, to molding, structural damages, leaky roofs, and more. Buying a house is the most expensive purchase u'll ever make, choose wisely.

    This is why I REFUSE to purchase a home from one of those national cookie-cutter home builders. Literally fast fashion for housing. Great price, looks good, but should be thrown out after. A few years.

      Most large scale home builders build poor quality homes. I’d prefer buying a fixer upper existing home rather than a mediocre new construction home. Cosmetically they look nice, but are very poorly built in all sorts of ways.

    Back when my husband and I were renters we were in a DR Horton home and while it served it’s purpose for two years I knew I’d never purchase a home by this builder. My realtor also told us straight up that this is not a good builder and that the homes are built terribly. Very thankful for her!

      Lennar is also another terrible home builder. I know plenty of people who had nightmares with them. I'd say they're probably the second worst after them.

    Their neighborhoods look miserable to begin with. They clear cut the properties & the houses are like 2 feet apart. Very sad, but not a surprise, to see a large corporation disregard the longevity/quality of their builds, stuff as many parcels as they can out of a lot, & remove all trees sometimes replacing them with invasive species. Then to find out that the people living in them are having major issues is absolutely cause for a class action suit. I hope to see builders bring communal regard back to creating communities.

      @Ashley Armstrong, well the other issue is people who are buying the things. WHY on Earth anyone wants to live in a "NJ-style apartment" house, is beyond me. I mean some of those are so close it's like you could ask neighbor to scratch your back as you lie in bed... -_- IF at all possible, I always prefer having LAND, you have space, privacy and you can actually build something on it if you want to... Some people go into debt 3 times over just because, "This house is fancy in a fancy neighborhood", yea but you only need a pair of scissors to "mow your lawn" because you have no freaking land. It's like stepping off the side of your driveway in that $995,000 mortgaged house & you're "in" your neighbor's living room window. Unbelievable.

      @@zenithperigee7442 Absolutely! And it's almost eerie how most of these neighborhoods... you never see a single person coming or going outside. Just boxes on a hillside. Yeah, I think most people don't actually want houses like that, but it's so hard for so many to actually even get a house that they'll be excited to be able to put any roof over their head- which I totally get. Which is what makes D.R. Horton so bad.. they're selling a bad product that is supposed to be a life-long investment & they've worked so hard to get that mortgage.

    The neighborhood adjoining mine was built by DR Horton. These homes look good, but they are cheaply built and have about 2 ft. between them. You would need to get a corner lot to have decent space from your neighbor. When I was looking at new builds, I decided against DR Horton because the homes are very small inside because they are intent on building 2-story houses on such small lots. Just wasn't impressed with their houses, especially for what they charge.

    I’m from California. I live in a seven-year-old DR Horton home as well. No problems here. However my brother who also bought a DR Horton home about 30 miles away from me has more issues. I was amazed at the poor build quality of his brand new house when I went to go check it out. I think it ultimately comes down to the subcontractors that they use.

      the subcontractors are only as good as the blueprints - they build to plan and spec so if crap is spec'd out - its crap they GET! xD

      @@dfweurocars yes but do the blueprints define the materials used and quality control? I would think blueprints are one thing but when a contractor uses cheap sheetrock or doesnt properly insulate who is on the hook for performing inspections and remedying the findings? Do blueprints define how many nails go into each roof shingle, is it 6 or 8 and who checks that? If those things fall through the cracks I suspect that would be more than a blueprint issue.

    We went through the same situation at my community. We even won the lawsuit against Dr Horton twice, but they refuse to pay and kept taking it back to court "hoping that we either give up, or run out of money" it went all the way up to the Supreme Court. And Dr Horton lost having to pay my community $11 million. Stay away from Dr Horton built homes.

    If you bought a home shortly after covid started in 2020 and all the way through just recently - chances are GREAT that you bought a home from a builder who had sub contractors who were pressed to "finish the home" and so they were putting in whatever garbage they could stick in there with the thought - we only need that to last 1 yr. After that the builder is off the hook. The problem was - with a/c, plumbing, electrical and other stuff - some of the equipment being produced also was being produced by manufacturers who were stuffing whatever 2nd/3rd/4th tier component they could get their hands on due to material shortage. I pray for these folks - the amount of equipment destined to fail, and fail early is huge. Trial lawyers are licking their chops!!!

      True, I work for DR Horton as trim carpenter and I know all they care about is selling a lot of homes but quality is poor and after covid it got worse, but in my area almost all home builders are the same

    I was just a signature away from closing a new built home by d.r. Horton. But at the last second, I backed out because it was so cheaply made and used minimal city codes and the quality of the house was just not acceptable. I was able to go through all the underwriting process, etc. which was not a pleasant experience at all because I was pretty much neglected if I had any questions to them, and they wanted your immediate attention if they need something from you. After the final walkthrough I told them I am not signing the paperwork. I do not regret at all even though I lost my deposit because I know it would cause more problems down the road and I would bleed more money and energy into this piece of cheaply made I am sure if I can call this a house…

      @Grumman 777Exactly! They didn't even do an inspection on this new home I almost bought. The agent persuaded me to use their own mortgage team, DHI, and one of the reasons he gave was the communication for inspection would be easy since they will just internally coordinate. In fact, they never notified me for inspection, so I thought it must have been taken care. But when I asked the agent for the inspection report, he said something like oh we don't do inspection for new homes and we don't need to because this is new blablabla. Now when I look back and think this is all BS. So glad I backed out.

    We bought a HR Horton Home in 2002 in Mansfield Texas - Nothing but Issues, The Drive was cracking within 2 months, paid to have the driveway scanned - ZERO No rebar - No Metal in a double-wide driveway at all, and The widows were installed upside down, so the water that ran down the brick would flow behind the brick, The water pipes were crossed over in the kitchen and both bathrooms so that hot and cold water was mixing. Insolation in the attic was not to code it was only 6inch deep when the sales contract said 21 inches of spray in insolation. The garage was not painted and the closets did not have 16" centers on wall studs, instead that put in 24" centers, and the gas exhaust piping was vented under the cabinets rather than outside the house, upon some repairs we found trash in the walls, 1/2 eaten sandwiches, numerous soda cans and bottles, and some beer cans in the walls.

      if youre moving and want to stay in that area, the homes in grand peninsula are good quality and there are also some homes directly north of lynn creek park which are too good quality homes

      Yep that’s what happens when you get a greedy rich person who hires people with no experience and pays them peanuts on the hour. If only they would hire qualified local workers but then those greedy companies will complain about not making enough profit. It should be owned by Americans and built by Americans, but nope, it’s owned by Americans wanting cheap labour so they hire inexperienced newcomers to the country.

    Federal housing code?? There is NO federal housing code. There is not a federal agency who has the responsibility to administer and/or enforce a federal building code. In Lafayette Parish there is metro code which covers the city of Lafayette and the unincorporated areas of Lafayette Parish. Towns ofYoungsville, Duson, Broussard, Scott and Carencro have their own building codes. I am amazed that these houses passed the standard basic building codes. DR Horton is a nationwide company. It’s not hard to check to see if they have been sued and are currently being sued throughout the country. Sadly though, who would think that type of research would necessary before buying a home. I sure hope the class action suit will be certified.

      That person on the phone didn't say Federal housing code, she said Federal Mandate Code which is basically all of the federal laws and regulations the U.S. has, which does include essentially recomendations for building standards based on various factors as determined by the various federal agencies. But it is up to the individual States, Counties, Cities/Towns to take those standards and figure out what does and does not apply to them and use them to develop their own building codes, and trying to use the same standards to apply building codes to two different areas can have some bad consequences. For example, the standards that Juneau Alaska used for their building codes, don't really apply to what is needed for Orlando Florida, and trying to use the same standard to develop their building codes will basically lead to building in one or both places failing drastically. What it sounds like to me is the architects for D.R. Homes developed their plans and lists of materials for one particular area and then have been trying to use those plans in more and more places. I'm just wondering if they are submitting a different set of plans to the local areas they are currently building in showing updates that would be in compliance with local codes and just using their already prepurchased materials and building the original plans anyways while adding on a little extra to the houses just to hide the issues to pass the inspections and get the houses sold, or are they not even bothering with that and just doing other shady things to get these houses built. I will bet however, that whatever area these houses were originally designed for, the only issues those houses in the original areas have were ones caused by low-skilled under-paid workers, and not the fact that the materials/plans were wrong for the area.

    I nearly worked as a subcontractor for D.R. in WA. I was invited to submit a bid for an entire project of over 1,000 homes doing post-construction cleanup and all the glass. Usually this work pays well because scratched windows are expensive to replace and few are willing to even touch the job because it's very tricky to do right.
    DR countered by saying they would only be willing to pay 15% of my bid, and not to worry about quality, "it should only take you a couple hours per house" I obviously did not take the job.
    The guys they did hire damaged the windows so bad you can still see the mess when you drive by, blue tape, sticker shadows, and giant razor blade gouges on every ground level window where the mortar and concrete splashed the glass.

      Wow, you are so right! We bought a high end DR home back in 2015 and many of the windows were scratched. They were great about the warranty though, only because of the cost of the build IMO.

    You can be sure that any production home builder will only follow the minimum code if that, and use the cheapest materials possible. Make you wonder if some of the municipalities inspectors are not doing their jobs as well.

      I work foe Dr horton and I see the inspectors just go to the houses like 5 minutes, sign papers and leave, they don't inspect the houses, neither the superintendents, they don't know what they are doing

    I bought a DR Horton home and was really excited initially since the model homes and neighborhood looked nice. Only after a couple of months did things start falling apart and material wasn’t aging well. Materials used for the house feel cheap and the home was poorly put together - my aunt who is one of the nicest people on earth told me it kind of felt like the house was put together by volunteers 😂.
    Anyways, I sold the DR Horton house and moved into an older home which feels more structurally better.

      Yes I agree, in August 2022 will be a year since we purchased a home with this builder and the quality is very bad. Holes are easily made on the walls, there’s a crack in the ceiling of my room that goes right across to the other side, 4/6 windows do not close they are installed incorrectly, there’s cracks everywhere in the walls, there’s been high traffic areas that have just started falling apart, there’s staples that are sticking right up from the carpet we had remove after stepping on them, I could go on 😔. We live in Nevada btw.

    This was me in Las Vegas. Started a class action in 2008 and finished 2011. Has to short sale as the home was just falling apart due to shotty build. After lawyers and specialists I did not even make a portion to strengthen foundation and fix damages. It all went to the lawyers and their peoples. You will not find homes like the 70's before when they were built with pride.

    Wow i feel for these families! I owned a DR Horror home that also had leaking, mold and moisture issues. We (HOA) tried to get them to buy back the homes but instead settled out of court- they had to rebuild all the exteriors and fix everything. I had to short sell to get out, so glad its long over.

      This absolutely crazy. My husband and I are coming upon our 1 year anniversary in our newly built DR Horton home in suburbs outside Houston. I can attest to the major issues Day 1 of moving in. The subcontractors who build our home were fired due to major problems. We are still getting warranty repairs now.

    DR Horton is building a massive development in Springfield, Oregon, and is driving down my property value. I’ve watched their building process and they are built so quickly and I question the quality of the construction and materials if they finish a house in 8 weeks. My realtor refuses to show these homes. I feel sorry for those people who have bought and can guarantee in 1-2 years they will regret buying from them.

    I think what's going on is that the local building code requires a certain level of insulation R-value. Many of these homes are made pretty much airtight, with expanding urethane foam squirted around electrical outlets and anywhere that air might pass through from the inside to the outside. These houses DON'T BREATHE. Imagine wearing a jacket made from a plastic trash bag. You'll be sweating in no time. When people breathe, they exhale a lot of moisture which builds up inside the house. These homes often need dehumidifiers running constantly to control moisture. Ooops! THERE GOES YOUR ENERGY SAVINGS!

      If you live near gulf coast high humidity areas please think twice about using spray foam insulation. Especially do not use spray foam which can soak up water, moisture. Gulf Coast is too humid to make homes near 100,% air tight. Reconsider spray foam in you live high humidity area.

    Makes you wonder why the inspectors are signing off on the work during each inspection phase when in actuality it never should have passed inspection? Have heard many complaints on D R Horton homes...They build in mass quantities. How close they put the houses to each other shows the greed....

    Lawsuits should be filed against the federal government for the unsafe products used to build housing authorities/projects for low income or affordable rent homes. People have gotten sick from cancer, lung/respiratory diseases. Housing directors collect money, put poor quality materials when they update and it’s wearing out. Mold growth is ridiculous and paint chips in large flakes. Some kind of particles coming out through the air/heat vents and it’s not regular dust particles.

    I built my own home myself. I was a commercial drywall contractor and built mine out of steel studs and fire rated materials... You NEVER regret over doing your house.

    Thanks for sharing this. Here in Jacksonville FL, DH Horton is a big builder here. It seems to me they build homes here quickly and look cheaply made. A 2 or 3 bedroom townhome here with no garage sells for $270.000 and up square footage is 1100 -1250 sq ft. and they are tightly fitted together. Sad thing is that people are buying out these developments before they are finished. They will probably have the same experience that these people have had and paid too much for these poorly constructed homes that are overpriced. Stay away from DH.Horton

      I too live in Jacksonville and have a DRHorton home. We were blessed to be the first phase of a development with 17 homes. DRHorton did a good job if you were diligent and on top of everything. We rode them like a donkey and didn’t let up. I saw someone wrote that this is the most expensive purchase you may make in your lifetime. We were not closing until EVERYTHING was fixed. I had copious notes during our walk through as well as my own appraiser. I can tell you that Phase II didn’t get nearly as many incentives as we received and they have more problems because that phase is 100+ homes. DRHorton, as well as other builders, are greedy and will cheapen their product when it’s beneficial. I am sorry for those who are having trouble. I pray that things end well in their favor.

    I have a family member who is a Superintendent for DR Horton here in Georgetown, TX. He tells me they are just cramming the new home builds onto each Super's job list and just tell them to get them built. The quality isn't that good. I used to build for a semi-custom builder in another state who made sure things were done correctly. What a shame here in Georgetown, TX.

    I live in a DR Horton home and can tell you that even if it’s the emerald model which is supposed to be very luxurious it has many problems. The biggest being the fact that it’s 3100 ft.² and only has one AC unit. We have one bedroom in our home that you cannot even sleep in because the air circulation there is nonexistent. Had an AC company come out, the only answer is to put a secondary unit which would cost around $9000. thanks, DR Horton. Keep fucking people. The AC guy actually laughed at the fact that anyone would only have one AC unit in a house over 3000 ft.²

      I live in an original Emerald home from Emerald Builders superbly built in 1993 in a master planned community with top tier builders. 2 AC units in a 2850 SF two story. Years later (2001) DR Horton purchased Emerald Homes. Glad I have an original pre-Dr Horton gemstone.

      Facts should of been a two zoning system, in that house, pretty much consist of two parts of the house, rather one up stairs unit and down. The contractor for the hvac should of know this after seeing the prints .

      We installed an ac window unit for our master bedroom. Cost was 275.00. Great value as we keep the bedroom at the temp we want without having to ac the whole house to that temp.

    As a realtor this is so sad because we would advise our clients to always get full inspections and many peep don't use a realtor to represent them on a new build and many things like this happen assuming that everything is fine since its brand new at the time always get inspections folks!!

    This is what most of the non custom builders are throwing up.. do they meet code... Yes or at least passed inspection (lots of stuff gets overlooked) built as cheap as possible. They are pushing them as close as possible per state or local guidelines to get as much profit out of the development before moving on to the next one. The best you can hope for is that the local supervisor cares enough to make them do it right but talk to any home inspector and they will have horror stories on new construction perhaps not as much as flips but took much stuff gets hidden before some trim and caulk and everyone focuses on a couple of high end finishes and never notices all of the serious issues till after the builder is long gone.

    I just worked on a dr home that was just built 2 mos ago. The problem in high humidity areas, is that the primary purpose of the hvac in South is dehumidification, for the reason you see now. This is not new building science. Back in the day, the houses were not sealed up and insulated, so the ac ran non stop, dehumidifing the house. On the home I worked on, they used a 5 ton unit on a 3000 Sq ft 2 story. This will never work. A 5 ton unit is for 2500 Sq ft, ask any ac guy. Plus, a 2 story never feels or works right on one system, also common knowledge. They put a bunch of dampers in to make it work till the warranty expires. If you are buying a newer home in a humid climate, I highly recommend having a LEGIT ac company come do a manual J and give you some advice. They are few and far between, but ask around. The ac unit they have is probably a good name brand, it's just ducted wrong, not enough return airs, and needs a second unit. In my area, 4 to 6 grand to make it a perfect system. If you are reading this and have these issues, check out Matt risinger on TH-cam, he builds in Austin and has a few videos on how to properly build and hvac in the south.

      I live in the south and my home was built in 2003. It is a 3000 sq ft home and it does have 2 HVAC systems. Air Conditioning removes moisture from the air in ALL climates...not just the south. Obviously they have to work harder to do this in higher humidity climates, but buildings that have been properly insulated and the right number of returns and systems installed will make it work properly.
      Also, builders build to the state mandated building codes. I live near the NC/SC border and there are different building codes between these 2 states. Codes are more lax in SC, so builders can get away with more there. I know a well known architect who said they had to fight with the state to pass improvements to the building codes in decades past, and often even their lives were threatened anonymously by people not wanting to have to adhere to more laws.
      As for that bogus explanation about 'federal building codes', that is totally bogus and just an excuse. Every builder should know how to build a home so these problems do not exist. DR Horton has been building homes for decades and here in the south. It just sounds like they are cutting corners and/or subcontracting work to inexperienced people. I wish all these homebuyers the best. As the word gets out, their homes will be worthless.

      Good advice always demand to see the load calc on a new home to make sure the equipment can handle the latent and sensible requirements of the house. Newer houses are less leaky and built tighter which can cause humidity problems if a unit is oversized.

      Good point. The AC has to run even though it could be low temp just to reduce the indoor humidity. Another point of failure would be the condensate drain, both primary and overflow. Not uncommon to have debris and junk piling on the drain pan.

    This happened to my mom in 2014 her house had Chinese dry wall and mold in Naples FL on new construction. She got nothing form the class action lawsuits and she lost everything, the builder went BK and just opened another contracting business. I still have a bone to pick with the builder I am just waiting for the right time to pay him a visit 👊

      Florida builders have a many decades old reputation for going out of business after building a bunch or garbage home and then reforming under a new name. That said, most homes in Florida look much sturdier than the cardboard boxes being built everywhere these days.

    Since the late 80s, most of the national home builder brands have taught naive-buyers that "open concept" is actually a desire now. It's to the point that many home layouts barely have any walls in their main living areas or actual useable wall space to place furniture against. Why on earth does anyone need to be that close to their family members in two different rooms, all the time, is beyond me. You're all in the same house, your kids won't go missing if your family room is not seen from the kitchen. The point is, even though these builders like to call this layout "open concept" and give fancy names like "flex room" to useless spaces, the buyer is STILL paying the same price for less materials. They've convinced the buyer that this is the way they want their house, but it was originally to maximize the builder's profits, not make the house better for the buyer. Furthermore, the builder isn't charging the customer less because less materials are involved and less time and man-power is needed to build it. So then, where is the money for less wood, less wall-board, less electrical, less ductwork going? Directly into the pockets of the developer and NOT into your new house. Sounds good, right? Less house, for the same or more money, and no land ta' boot! Don't even get me started on why there isn't a discount on the use of PLASTIC potable-water pipes that are being used in almost all mass-housing now. You want copper water pipes, build yourself your own custom home because you ain't gettin them from a big-corp home builder anymore; not even in your $1.5-mil+ mcmansion.

      Good grief. Open concept is usually just between the kitchen and the great room. You're talking about one wall. All the bedrooms and bathrooms are separated by walls and doors. Some large houses also include formal dining rooms and "formal living rooms" (aka parlors), but they are separated by walls (with the option to include a closeable door). So the materials you're ranting about missing in an open- concept are minimal.

      The open concept plan: Great room, kitchen, dining nook is very popular now. There may be a separate bonus room, formal dining, den elsewhere and the master bedroom and secondary beds are on opposite sides of the house.
      By the way, nothing wrong with PEX piping. It has many advantages over copper. Don't compare it to the polybutelyne of the 1980s.

    NEVER, NEVER buy a home from a National Builder. Buy from a small builder who actually works on the home itself and lives in the area.

      Only way I would buy from a national builder is if I could get a local architect to sign off on the plan & materials used in the particular house I wanted to buy, and one if not two local building inspectors signed off on no major issues with the house. Trust me, I've seen some horror stories of my friends who had the 'pleasure' of living in housing that wasn't meant for the local area.

    That’s why you have to be vigilant during the building process. We just finished our house with DR Horton and it would have had numbers of issues had we not checked on the process through the entire build and raises concerns throughout the entire process. Punch walks are important. If you don’t know anything about construction or housing you should hire a local contractor to come with you through the punch walk.

    Looks like this is a subcontractor issue, but it’s DR Hortons own fault because they pay subs insanely little to nothing and are constantly rushing you to finish otherwise they’ll just bring in a different sub contractor

    I lived in a brand new DR Horton home as the first owner, the mini split AC was absolutely TERRIBLE even after warranty services. Definitely not a quality builder like Toll Brothers.

    We bought a DR Horton home and its been a nightmare, in the twelve years we've been in he house we've spent over $14,000 on repairs to the AC system, Which includes two complete units.
    We've spent over $1200 chasing leakes in the roof. Electrical switches that don't last, cracks in the foundation, poor drainage....on and on.

    DR Horton built my home. We've been in it for almost 15 yrs. We haven't had a single problem. But I can most certainly sympathize with these people. I would hate to go through something like this, all the time and expense. 😪

      We bought a brand new home that was built by Dr Horton May 2021. But thank God, our experience is different than what I have heard. Even our 1 year home inspection was a nice experience. Dr Horton warranty person came and marked even little tiny things that we don't even see any issues. And the construction workers came and fixed all the things that had tape on it. I watched how they work and we are pleased. DR Horton's contractors varied each location. I feel bad for those who experienced all these issues. I hope that they will be resolved in favor of the homeowners.

      I looked into working for them as a superintendent. I’m serious to know if there supers are not properly checking quality and things like that. I know there are a lot of lazy people in the industry, so it wouldn’t surprise me that they are just trying to complete the homes for bonuses.

    I bought from Beazer New 10 years ago, Horry County, Myrtle Beach. Last year within Three months roof needed replacing from previous hailstorm the year before, had no idea. Well never use Progressive Insurance what a rip off. Women said house is over 10 years had to pay double my deductible ( roofer says they overcharged me, Progressive say only owe me $76 and they will not send it) have since changed companies. This roofer used better paper instead of cheap stuff, he said if we had had a storm your house would have been filled with water. Since the beginning was told heat pump will not last cause of the heat here. So that goes out. Say to self look up how long a water heater is good for. Well past time, so replace that at Three grand +. 80 water gallon heaters are outlawed here now, but because I have a tub to pass inspection must have an 80 gallon capacity, so some thingy is on top of heater, hence the cost. It came with lifetime guarantee, won’t be living here long enough to see if that holds true. Meanwhile New York & New Jersey just keep moving here. Illiteracy rate is 31% in this county & healthcare is a Joke. You can not sue a Doctor or hospital-Conflict of interest. So they come from the bottom of the barrel Medical schools cause there is no Accountability. America has lost its pride in making anything to last, & we the consumers are paying the price. Am sorry for these people cause mold can have long term health consequences.

    I personally know people who had issues with DR Horton here in Florida too. Had to have windows ripped out because of leaking issues too. Her floors too. What a nightmare. They should go out of business!

    I have heard nightmares of DR Horton!! We lived in a rental house built by this company and we found so much mold and leaky windows and cracked garage that we moved out after a few years when we bought a home. I believe my wife now has asthma and breathing issues because of that nightmare home. I lived in Texas also and we were going to purchase a home there and were looking at a subdivision built by DR Horton and I’m so glad my wife got a job transfer before we made this horrible decision. I wish the best for all the people who are getting scammed by this greed monger!!

    We had our home built in 2019 by a different builder. During our final walkthrough we brought up several issues with the quality of the build and the General Contractor doing our walkthrough used that exact line "it's up to code" to the point where we had to stop talking directly to him. It was our first build, definitely a learning experience.

      They use the code to get away with crap. Minimum code is usually not enough. Wright into the construction contract that the house has to pass your inspections.

    most of these “production” home builders use the lowest bid subcontractors. even when prices go up, they refuse to pay the sub a dime more. even when the sub encounters problems these builders never compensate for it. be very wary of high volume builders bc of what you can’t see happening behind the scenes and in their board rooms.

    Never hesitate to spend and hire a 3rd party inspector. We are thankful we did it. They found multiple fails in building. They corrected it and it gives them that thought not to mess up with you. All the inspection have pictures stating how it should be done.

    I been living in my Dr horton home for two years now in Washington and can not wait to move . By far one of the worst builders I have ever dealt with . I move frequently so I have a good idea of other builders. I will NEVER purchase a home through them again. PERIOD !

    Well we are closing next week on our DR Horton home. Our private inspector we hired who is a friend of a friend said that our Dr Horton home is the best build that he’s seen from them, he inspected everything super thoroughly and only found a few cosmetic issues. This is in Taylor, TX home of Samsung’s new 17 billion dollar semi conductor plant. This home for us is a 2-3 year investment and then sell but I hope it does not turn out like one of these!!!!

    UHGGG!!! my DR Horton home, in Central Texas, had roofing leaks for the first 10 years and nothing in the yard will grow!!! I don't know what they put down on the lawn but I've used so many different fertilizers weed and feeds, soil additives and I am barely keeping the lawn alive!! I have one tree since I moved in and that one has died twice!!! the first one was diagnosed with construction stress and the second one has been showing severe signs of a beetle infestation from all the bark falling away!!! The worst thing is that the entire house smells like burned dust from the dryer sheets!!! there is some kind of leak with the dryer vent that somehow gets into the house and is everywhere!!!! there are many other little things, but I consider myself very lucky compared to what everybody else is experiencing!!!

      check under the ground. We replaced the plants when I moved in and there was all kinds of trash buried in the in yard. Coke bottles, fast food trash, it could be more than that. We haven't had any issues that weren't repaired in the year, but we would like to move next year or two. I don't feel good about the house. When they say cookie cutter, they mean it. I had to replace faucets, the downstairs sink where the faucet sits, ALL of the lighting, and I would like to replace the flooring because I didn't like the cheap options they gave me. I am done investing money and now it's time to look towards moving.

      One more thing, when my handyman replaces the lighiting in my house, a fuse blows. When I use the oven and my plug in fryer, a fuse blows. There was something electrical going on in this house and when they did the year end inspection, they said nothing was wrong, but I haven't had a fuse blow since.

    D.R. doesn’t (at least when we looked at them a few months ago) offer any home warranty. I’m guessing they can’t qualify for any and that should be a huge red flag for any home buyers out there. Absolutely disgusting D.R. is preying on working class families especially during a housing shortage and high interest rates. They need to be held accountable. I’m sure this won’t be the last we hear about this.

      @@adarrinsmith7491 Most new home builders have a limited warranty... its 10 years for main structural issues and for the first 1-2 years any other issues are covered. That should be sufficient for any minor issues to be addressed and caught.

    I have a friend in Texas who in the 1st yr of ownership the leaks and cracking sheet rock started withing the 1st month. About 6 month in the foundation cracked and she came home to raw sewage all over her home.

    This is a huge inspection issue also. There's a strict building code for reasons that cover all these problems. It's up to the inspector to either close up a wall or close up a ceiling or close up a pad of concrete. This all could have been avoided with better paid help, better made products, and an inspector doing his job.

    I purchased a home from DR Horton and I’m very happy with it. I was also a residential real estate appraiser that specialized in new construction. The level of incompetence of that woman representing DR Horton was out of the park but it’s certainly not a problem unique to DR Horton. We had some issues but I got them solved. You have to be your own advocate. They should have gotten an outside expert (3 estimates) outline the problem, the resolution, had the work done and had DR Horton pay for it before it got to out of hand.

    We purchased a new build DRH home in 2003 had a corner lot loved everything about it except that our kids were small and the master was upstairs. All of the bedrooms were huge we had a four bedroom two living areas and a formal dining room. We never had ANY problems with anything except our shower leaking. Of course our insurance company blamed the builder we had to get that fixed.

    I'm Disable American Veterans too. The humidity upstairs is 81% and downstairs 63%. The A/C guy come to unclog and put Freon but stilled not fix it. Warranty guy said its out of warranty. Please help I don't know what to do.

    I am familiar with DR in another state.They hire subcontractors to do all the work from foundation to landscaping. It's an open secret that the subcontractors mostly hire undocumented workers so they can pocket the majority of the money. I am not disparaging the workers, because they worked hard. But, the homeowners are basically paying more for the name DR & they only build cookie cutter track homes. The contractors also purchase subpar materials. Back in the early 2000's there were hundreds of NEWLY built DR homes in a well known tourist state with issues of termites & columns beginning to deteriorate after a few months due to cheap wood purchased from China.

    I bought a DR Horton home (Brand New) last year, and I've had to submit no less than 10 warranty claims. During the building process, I hired an inspector that wrote up ~20 different issues, some concerning improper or missing flashing (water and condensation proofing), uneven windows, exterior doors not mounted properly (I had to fix it), and various other things they said they fixed or stated it was all "within tolerance" and "up to code". The warranty claims covered things like the damaged countertops, broken ceramic sink, bubbles in the floor, loud creaking subfloor, AC unit condensation and improper setup of the dual stage system, The Sprinkler system was broken, the grass was dead (they replaced with half dead grass and ignored any requests to fix it), and a few other things. Luckily for us, we don't plan on staying here long, and will likely turn this into a rental. Maybe the extra cash from the rental fees can be used to fix this house over time. (I'm just being optimistic).

    Everyone needs to understand this when it comes to construction there’s three key factors; speed, quality and price. You only get to choose two of these and with DR Horton you get speed and price but you definitely don’t get quality.

    This is so sad! Here in Houston there’s a neighborhood Called Marbella. They had the same issue, hundreds of homeowners had to be placed in rental homes while the company remodeled their homes due to black mold. Come to find out the builder had gone w/smaller air conditioner units. The units were for smaller homes when these homes were 3,000 & up sq ft homes. My friend & both of her kids ended up getting asthma.

    Our 1yr warranty ends in less than one week and we have had ac issues so bad that one of the rooms had to get the carpet replaced, along with the baseboards. Now my plumbing is going bad they have come out 6 times and found a broken pipe outside replaced but now the master bedroom carpet is wet. We are so disappointed and don’t know what to do. 😭 we live in Florida

    I was looking into a DR Horton house. They are the builders in Los Banos, CA. My sister in laws husband just bought one of their new houses last yr. I don't know if they're having problems but I do know they had to fix a couple cosmetic things that very easily broke. I know they use chap materials for example the fence they have to replace because it's braking and bending.

    We had a DR Horton house built in 2002, in Minnesota - had it for 20 years. Was a good house. I believe it depends on the quality of the contractors as well

    In Virginia, general contractors who hire subs must ensure the subs are also licensed subcontractors. This applies to large corporate builders as well. Of course, some GCs hire any random guy with a hammer, whether or not they know a darned thing about building code. They are occasionally busted by the state, but most - including large corporate builders - are never caught or penalized.
