    Don't buy a DR Horton home. I'm a construction manager in Arizona for 28 years and I can tell you no reputable Builder would treat a customer like this. If the home wasn't ready at closing time we would have made it right whether that be put them up in a hotel and pay for all storage and food cost Etc. We would have also compensated her monetarily for this challenge. This is absolutely unexcusable. She should sue DR Horton and her realtor. What kind of a jackass realtor would not take care of their fiduciary duty to their client and allow her to close?

      I've been reading and scrolling through these comments, and I'm baffled by the number of people concerned with the checks and balances and entitlement via compensation. It is better if we all look solely at the greatest common factor or denominator.
      Look and investigate the cause of the wet and humid environment and condensation in the first place. Condensation and mold form for a reason, ceiling detachmnt which is also a no-brainer. She loved ( past tense) the house and later agreed to close, so then let bygones be. She didn't expect that the repair work would be a big issue and both parties at that. Hence, it took a month for any party to agree on anything, especially if the local media came in and both parties needed representation suddenly.
      Legend has it that the garage section wasn't affected whatsoever or even mentioned on any threads or posts out there. This is a seasonal thing in Boston etc people love to power their A.C. even after all windows or porch windows are open. Trust me, bro, mold will form at the back of walls and ceilings tiles structural integrity will be compromised. Electrical wiring pathways will attract moisture droplets and, of course, worst of all, the walls that hold paper or tiles running along the shower head pipes will condense. I've not read one complaint sighting any structural failure on a garage or basement failure. No A.C. on garages, too, come on, they keep expensive liquor at basements for hundreds of years for multitudes of reasons. So that is all. Big communication breakdown at its finest.😶🫣

    I bought a DR Horton home in Texas. My parents also bought in the same subdivision. The first year I had to move my parents in with me because of foundation issues. The went back home six weeks later. Faulty plumbing was installed in all homes and now all homes are having foundation issues including mine. This builder has stolen all my parents retirement and is now working on mine. He has no soul. Only an evil person would be capable of this.

    Do a search of D R Horton build problems, you will find LOTS. This is so sad for that family, what a nightmare.

      Almost every builder has terrible reviews, lennar, Ryan, Dr Horton, even luxury builder toll brothers, they pretty much leave u with no choice if you really want to buy a home on a budget

      It's not just Done wRong Horton homes, but Knot Bad Homes and Lennar are doing the same thing. Plenty of videos about those houses too.

    Be very careful with builder, when you gave them the down payment as deposit, they will ask you to sign a unfair contract. You would not able to get out of it. Be very careful. Most of the builder didn’t finish their house bullied the buyer to sign to close. Cause you already signed the contract and gave them down payment. Our Buidler didn’t even finish before they threatened us to close. It’s TM.

    Lol I encourage any people looking to build a home in the area to stay away from D.R. Horton. I know they must have homes out there with no issues but I have heard so many issues that I would never buy a home this company built. Mainly because when there are issues you have to fight tooth and nail to get them to treat you like you should be treated. They are going to fight so hard not to reimburse this woman anything that they owe her.

    Dr Horton homes is a multi-billion dollar company. You'd think they'd be able to reimburse her. She would've never had those expenses if they gave her a move in ready newly constructed home at closing like the contract stated. I hope she gets an attorney and sues them for reimbursement plus more. They should've made things right IMMEDIATELY instead of putting her and her family through this stressful situation. I will never do business with Dr Horton. Wow... I can't believe they even blamed sub contractors. Dr Horton hired the sub contractors! They're just projecting the blame elsewhere to not take responsibility. Ultimately Dr Horton is responsible.

      I agree with everything you said well. There have been class-action lawsuits with these builders but I do not know how successful they eventually are. Unfortunately for buyers, they sign contracts with stipulations that if they try to sue the builders, then their "builder warranties" will be voided and there will be other legal problems which frustrates the hell out of these buyers as their misery worsens along with their home issues.

    What lender allows a closing on an inhabitable property. Technically, the house is the bank’s collateral when a buyer is financed. Some banks refuse to finance a home with exposed concrete floors or not deemed “move in ready”. This lady’s pushed to close on an unfinished property needs legal assistance. Unfortunately, most real-estate attorneys don’t take cases on contingency & are quite expensive bc it’s a specialty.

    "In house" financing from a builder - is that like car dealer buy here pay here, but for houses? Does it negate some of the oversight and protections compared to other types of loans? What kind of rates would you typically see in this? D.R.H. demanded you close in spite of obvious fundamental issues or face penalties, but the real estate agent didn't sound the alarm and got their commission paid? What kind of penalties are normal when you back out of the closing process?

      As others mentioned below, the lender was DHI--which is owned by DR Horton. Chances are the home was purchased in her father's name--w/ VA financing. The should file a complaint w/ the VA; if DHI loses their ability to originate VA loans, it will be painful.

Half a million dollars for that house is just insane. They should not even be comfortable with that house being shown like that. Dr. Horton shame on you, that is horrible.       They have thier own title and it’s their agents. I’m in title and they make it virtually difficult for other title companies to close this

    We bought DR Horton last fall. We have a few issues like all new homes but this is ridiculous and awful for the family. I would have never closed. D R needs to be held accountable.

      Yep, this is on her for closing before these issues were resolved. Also, never give a deposit to a builder but rather to an independent title company not associated with the builder. Also get a real estate buyers agent to represent you.

      DR Horton along with KB Homes and Lennar build the worst most expensive homes Americans can buy. It does not matter what part of the country you live in, these are shoddily built homes that have more issues out the gate then my 68 year old home has had in the 22 years I've been in it.

      DRH has their own bank and they do the mortgage for homebuyers. Then they sell these mortgages a few months after closing to other banks.

      True, she shouldn't have closed on the home in an incomplete or unsatisfactory condition, but if you listened to everything she said - D R Horton's sales agent threatened her with consequences if she did not close. she was bullied into closing.

    I feel bad for her but you cannot close on a home if the condition is that bad. Go straight to a lawyer. Of course the realtor wanted her to close so he could move on and get his commission. I'm sure he told her "its under warranty, just work with them to get stuff fixed". I've worked with enough realtors to know that you need to not always take everything they say as gospel. In the end it is YOUR mortgage, YOUR house, YOUR mental wellbeing, and YOUR money on the line. Once you close the realtor gets their check and moves on from it and you are left to deal with whatever the situation is.

    Path to recourse is almost non-existent. Dealing with similar issue. County can't/won't do anything. I hope to see laws to protect consumers from shady builders and their practices.

    I currently live in a DR Horton home and it has major defects. I hope they get their act together because their homes are truly beautiful to look at..but its what you can't see that is the problem

    I went through something very similar with a well known home builder, I went after them & WON. She needs to find a Real Estate Attorney on a contingency basis ...She needs to file suit against DR HORTON & File Complaint against her realtor for bullying her into closing on that home... File a claim against the Realtor's Errors & Omissions Insurance & A complaint with the State of Florida Realtors Licensing to have THAT REALTORS LICENSE REVOKED....I know exactly what you are going through my 💜 & 🙏 is with you & your family.

Would you mind sharing some info on how you got started with your lawsuit? I want to be ready and informed for when the time comes. As of now, everything everyone has said about this company in the comments, and also on other websites are true and I feel like I’m about to live the same nightmare.

    I purchased a DR Horton home in SC. My home flooded due to improper plumbing installation.
    I've been displaced from my home for coming up on EIGHT MONTHS!!!
    DR Horton completely ghosted me until a few weeks ago!!!!
    DR Horrible! They are DESPICABLE!!

    This is standard operating procedure for DR Horton. Everyone in our neighborhood has the blue tape for at least a couple weeks until the subcontractors get back. With this system, you are taking supervisory responsibilities away from the overworked construction superintendents and DR gets their money upfront (hell of a business plan). I still have unresolved fixes from 2 months ago. Quality of the subs is poor and you are supposed to accept it and supervise the fixes. It all works itself our if you are patient and ok with paying them first then waiting and waiting.... sad thing is, its still cheaper than a 10 year old preowned home

    So much of this should have been addressed during the build and not at closing. If your framing has warped from being exposed to water for a prolonged period of time, and the builder is moving on to insulation and drywall, then it is pretty clear they do not plan on fixing anything.

      I purchased a new DR Horton home in 2020 (North Texas). Nothing but a solid build. I had inspectors inspect every year for the first three years. No problem. I have an extended warranty. (Garbage disposal replaced at no cost to me).
      I love my new DR home and it has been wonderful.

    Probably bcuz they were short on supplies from 2020 epidemic. Shortage on shipments from overseas. Then they tried to hurry up to build when they got the supplies.
    Doesn’t make it right.
    I teach my kids, do it right the first time so you don’t have to do it over again.
    I hope she finds Justice in this situation.

    Twenty five years ago, I worked in the office for DR Horton. They had many unsatisfied buyers back them too. And honestly, Im surprised they are still in business! In addition to the homes being poorly built and managed, they are generic!

      I think it is highly dependent on the area / division you are buying from them in. I work for a subcontractor that does a lot of work for D R Horton in the Coastal Carolina market and while I have seen my share of minor issues, I have never seen or heard of anything to this level happening in any of our markets.

    SHE SHOULD GET ANOTHER NEW HOUSE AND NOT THAT TRASHED HOUSE. REGARDLESS OF WHAT SHE PAID 541K OR 101K. ANOTHER BRAND NEW HOUSE AND ALL THE OUT OF POCKET EXPENSES TOO AND THEN SOME.

    I also had issue with dr horton.
    Bought fresh new home from dr horton and in a month my pipes were blocked and had small pellet rocks in pipes. Notified dr horton but seems no one care to solve the issue. The sub contracts they keep us waiting and waiting and when they showed after a month or two they never do a permanent fix they blame builder dr horton. While dr never check with customer wether issue is resolved.
    I had 1year warranty ticket created its now more than 6months no one came to check the issues. Very bad service once home is sold they don't care.

    Some people don’t have a choice and prime locations keep going up.

    DR Horton builds some of the cheapest houses available. You can’t buy from them and expect to get quality construction. Having worked for them and competitors, there are often cases where people aren’t happy simply because their expectations far exceed their budget. In this case the house should have been knocked down and rebuilt after the hurricane. You’re better off buying an old house than buying new from DR Horton. Homes they built in the 70s and 80s are virtually worthless so think about what these pieces of junk will be worth in 30 years.

    I own a new DR Horton- my 5 BR 3.5 Bath house is slowly falling apart. I’m so pissed- from the ceiling drywall not screwed into the beams to the water around the primary BR shower pan. As soon as the rates drop- I’m selling it

    I learned a long time ago if you can avoid dealing with any construction company that uses subcontractors. Subcontractor = scapegoat for the company. Instead of fixing the problem they will blame subcontractors as a delay tactic, and hope you get fed up and quit. If you can buy from or hire companies who have employees, not subcontractors.

      Does that exist outside of mobile home manufacturers? Think of all the licensed or specific trades needed. Plumbing, electrical, concrete, cabinets etc, etc

    How did this house pass city inspections? There are so many issues. Unfortunately when homes are built very quickly. Quality does not exist.

    She never should of signed on closing. These spec builders are animals and once they get their money, theres no incentive for them to fix anyrhing. Dr Horton has a 1.5 star review on most review websites so buyer beware.

    I am familiar DR HORTON.
    My sister bought a brand new home from them, it was built well to completion with roof , walls. everything.
    I wonder why they started slacking on quality of their work ?
    Are they financially struggling and can't purchase supplies to finish the job, if that's the case then should not sell the house and cancel the closing.
    Give buyer back their money and finish building on the house until completely done.
    Don't sell a 75 % finished home!

    They should have them knock it down and have another builder start fresh. Even if they try to fix the damage there is still going to be mold in the house. That stuff is a killer in any house.
    Warned a neighbor about mold when he was doing rehab (no respirator) work on his home many years ago. He did not heed the warning and was gone a year or so later.

    I have watched DR Horton homes go up. Garbage to say the least. Block walls are build on concreat slabs that aren`t even cured yet. They will hire any contractor who is breathing.

    Why would one close? Her own fault, period. No sympathy. Just because it cost alot doesn't mean it's a quality build, but looking at that, no way would i close and say, "sure, I want to own this mess".

    I’m a spec home builder. I can’t close a sale until every single item on a punch out list is completed and inspected by the buyers’ home inspector. This only closed because DR Horror is huge and strings are pulled for them. I can’t hardly find building lots in my area for them snapping up everything they can get with their buying power. Because of the volume of homes they build some buyers will end up getting the fid. A navy boatswain mates tool for splicing rope into knots etc. It’s long and tapered and used to create openings in the rope to pass the strands through. It would be very painful to have it shoved into your bum. Much like the pain this poor woman and her family must be feeling. They could easily make her whole but won’t raise a finger until forced to. They blow.

    I'm a general contractor and a word of advice to anyone looking to buy a new house. Never buy a DR Horton home they have been building thrash since the early 2000's and these homes are literally falling apart. The title company should of never of closed on this. There is no way it had a CO issued in that condition and if it did I'd sue the city inspectors office. Either way she needs to contact a lawyer because there's a list of people for her to sue.
