  • In this video I show you how I removed, cleaned, and lubricated my bathroom exhaust fan. I first tried to spray oil from the outside, but it was still noisy because you need to open the fan motor to get access to the bearings. If you have the tools it's a relatively easy job. Next time I have to clean the fan I will be replacing the fan and motor because its faster than cleaning and lubricating everything and our fan is more than 12 years old.
There is a black paper-thin washer between the electric motor and the bottom bearing. You can see it in the video. Just make sure to put it back in place if it comes out when you pull the motor out.
You can purchase a fan and motor and replace it even if the metal plate that comes with the new fan does not match yours. The fan is attached to the metal plate using two nuts. Remove the fan and reuse your old metal plate.
If you are going to lubricate the bearings, use a heavy duty oil like engine oil or the WD-40 3-in-One Motor Oil.
Take pictures of everything to help you reassemble it.
For bathrooms 45 square feet and less, purchase a 50 CFM fan.
For bathrooms 46 square feet to 75 square feet, purchase a 70 CFM or 80 CFM fan.
For bathrooms 76 square feet to 105 square feet, purchase a 110 CFM fan.
For bathrooms over 105 square feet, purchase a 150 CFM fan.
Regarding the drain cleaner, Instant Power, yes it's just pure Lye. You can buy it in granules in a bottle (link below) and mix it with water at your preferred concentrations.
