Today I’m continuing my series on how to choose an ocean front condo here in Myrtle Beach and today’s specific topic is going to be about Property Management. One of the most important things in an ocean front condo for just about every single buyer out there is how much rental income it produces. One of the biggest factors in rental income is of course the building location, but another important thing that most buyers overlook is actually the property management company. If you look at some of the better buildings, when I say better buildings I mean by gross rental income and what they produce the one common denominator they have is the property management people managing the property. What they’re doing for marketing, what they do for promotions, how often and how full time they keep the units in the building. Pay really close attention when you’re looking at ocean front properties, who manages the building, what are they doing for marketing, what are they doing to keep the units full for you and you’re going to see a wide range of gross rental income potential and numbers based on who’s managing it. Make sure you pay attention to that find out who is managing it, find out what they do before you make a decision on buying an ocean front condo.
