    Flat roof leaks can be tricky to diagnose, especially on structures with multiple elevations. In this video, we'll guide you through identifying and addressing flat roof leaks efficiently.
    There are two types of flat roofs: those that leak and those destined to leak. Unfortunately, misdiagnoses are common, leading to unnecessary and expensive repairs. Take, for instance, the owner of a flat-roofed building plagued by leaks for the past decade. Despite numerous repairs involving new roof membranes, flashing, and top reflective sealant coatings, the leaks persisted, requiring constant bucket control.
    Seeking a more accurate diagnosis, the latest roofer consulted building scientist Marko Vovk (that's me). Upon inspection, it was discovered that trapped water between roof membranes was causing leaks at two locations below.
    During the assessment, I conducted a simple water test by throwing water against an upper-elevation brick wall. Surprisingly, the water beaded off, revealing a previous repair that sealed the brick. This indicated that a decade ago, someone correctly identified the brick, not the window, as the source of the leak. To rectify this, a water-resistant coating was applied to the brick, solving the issue.
    Moving to the location of the second leak, it was found directly above a 12-year-old HVAC unit. Cutting into the roofing membrane at this spot revealed moisture. Pouring water into the HVAC unit's fan area quickly dripped into the room below. The leak persisted for 12 years due to the HVAC installation contractor's poorly sealed roof duct penetration. This straightforward repair involved lifting the HVAC unit and replacing the roof membrane.
    In conclusion, a holistic understanding of building science is crucial when dealing with flat roof leaks. Sometimes, leaks stem from factors beyond roof membrane issues. Remember to subscribe for more insightful videos on building diagnostics and repairs.

    26 yr Roofing contractor here. Although i have located several leaks through bricks & Ac units this video was very comforting. all leaks are not due to membranes but most are. Thanks Marko!

      Because you don’t know what you doing... abaut 50% flat roof leaks are abaut flashing ,brick wall ,and AC units....

    Great video! I have fixed many residential Counter-Flashings around chimneys only to discover, a brick seal was all that necessary. Brick above the roof is no bueno, but stone is worst!

    Wow the same thing happened to on my first roofing job ever and i knew nothing about roofing. It was a fluted wall that needed to be water proofed, had no idea brick could do this too but I’m jumping back into flat roofs as a sales person

    Thanks for the video Mr. Marko. How would an interested person become a building scientist. As soon as I heard you say "building scientist" my ears perked up. I'm a jack of all trades and I love diagnosing problems not to mention I used to wake up early as a kid just to catch the Mr. Wizard show before I read a page or 2 or 10 of popular mechanics magazine back in the 80s when I was a little brat. Science & building has always been my hobby.

    I don't have a hvac on my roof but I will look under the membrane under the roof hatch to see if that was done correctly because the leak has occurred in the same spot for two years straight on the third floor ceiling. do you have to replace the membrane with new membrane if there a collected water underneath?

    Does parapet wall allows water seepage into roof area creating leakages as all my roof is leaking

    Iv got a leak on my flatroof garage - now its in a row of about 5 garages, checked the roof out and there appears to be no holes in the roof membrane, if i put a layer of waterproof paint/seal/blackjack stuff over the roof would this stop mine from leaking or could it potentially be spilling over from a hole anywhere further along the row of garages?

    I am laying a flat fibre glass roof onto an irregular quadrilateral area of 9 m2 that has no sides the same length and no angles the same. All walls are the same height and level. If corners in clockwise sense are labelled ABCD then side AB is 3.42 meters long, BC is 1.76 meters long, CD is 3.05 meters long and DA is 3.13 meters long. Angles are 99.5, 105, 83 and 72.5 degrees respectively (A,B,C,D). The roof is going to be flat so I am running timber joists (2 x 6 inch cross section) across. I start all perpendicular to wall CD so that from corner D up side DC, I go up 38 cm and place the timber beam perpendicular to wall CD to rest above wall AB. So I go up 38 cm at first and then every 40 cm so the joist lengths are: 3.11, 2.92, 2.73. 2.54. 2.35. 2.16. 1.97 meters and then I have 27 cm to corner C. This is since the angle the first beam makes with side AB at corner A is now 65 degrees so the joists get shorter by 19 cm every time. On the other wall AB the spacing between the beams is therefore 40/sin(65) or 44 cm (instead of 40 cm as in wall CD). OK so far so good. Now after securing these joists to the light concrete wall (it is a single walled aerated Y tong block wall system of 10 cm thick wall around) I want to put tongue and groove OSB3 boards (plywood). These will have a 2.5 cm of foam insulation sheets, and also there will be insulation between the timbers. What I am now struggling with are the following questions (1) I wish to give this flat roof a slight slope from wall AB to wall CD. It is a ruled surface I know so I need to raise it more in the wider sections. I was thinking about using FURRINGS or FIRRINGS in timber. Do you know much about them or when I should use them. I want to give the roof a slight angle (three sides will have raised edges but one is a drip edge). (2) some roofers told me to stay away from fiber glass because the roof may sag in the middle over the years. I do not think this is the case. Also this roofer said "I would stay well away from fiber glass unless you do it yourself and apply the resin generously". Why? (3) I am wondering if you have any other advice?

    If you make a flat roof with a tiny degree to let water run off, using concrete like they use in swimming pools, is it not then "water proof"?

    I think that most of this is common sense no weep holes, where is the water going ? it’s going to sit on the brick ties and as for the HVAC that should have been built on a plinth and not just sitting on the roof.. interesting about the brick sealing and it making the internal parts water tight hence causing condensation, I usually recommend repointing rather than sealing as I deal with domestic properties in the UK.

    I own a 2 story, brick 1905 build. On the top story, along our north/western wall, we have water coming in through the brick mid-wall. Any ideas why that could be happening? It is a semi-flat roof with what I'd say is about a 1-12 pitch with knee walls on the north and east facing. It's a corner building with buildings attached on the south and west sides. The building on the west side, where the leak is, is only a single story structure. Any help would be appreciated.

      +Jonathan Bates The brick is absorbing and leaking behind. Seal the brick. PS I don't like sealing brick, but sometimes It fixes leaks.

    If the HVAC unit itself is leaking as it did when you poured the bucket through the fan How do you repair that? Normally underneath the HVAC unit has some ductwork and around the bottom of the HVAC unit the roofing membrane is flashed
    up the sides but in your video when you jacked up the HVAC unit there was no ductwork? I’m confused

      NO DUCTS-- AC UNIT , If it had ducts it would be flashing.

    I have a 5,000 sq ft commercial building and fought ($$$) roof leaks and their associated interior damage ($$$$) for years while roofing contractor after roofing contractor missed the true source, water penetrating the porous concrete block wall. I now know there is you and a guy in Chicago that are competent but how do you find a "building scientist" wherever you happen to be? The licensing process for trades should include a knowledge requirement.

    Uprated. Brilliant! (And good guitar!) My parents in South Euclid, Ohio could really have used you. The creepy, haunted Craftsman's Bungalow they owned for 40 years had a leaky roof, and more. They couldn't afford it, but they kept getting new roofs. It did NOT help. Also, I don't think they ever paid that house off, and it was only 19,000 USD when they got it. That, you couldn't have helped with. :)

      slobomotion My parents bought a 1961 bungalow in Euclid for 23K. Then mom sold it in 1978 for 81 K when interest was 17%. Now 2014 30 years later, the house is still worth only 65K to 75K. Euclid city crashed.

      I'm not surprised. My late parents sold that money pit at the peak of the real estate market, just before the Crash. They just drank up the money. "Stupid luck" that they sold then. Someone may have opted to assemble it themselves, that house, and it certainly had been modified, anyway. Yes, people really get ditzy with real estate and are utterly convinced it can only make them money and go up in value. A rule of thumb is that per century, on average, worldwide (it's a big world), real estate should only increase in value by 1% -- anything more than that is a bubble. My late mother was steadily annoyed at people who disagreed with her residential real estate appraisals. Yep, Marko, people are generally utterly convinced their precious home is worth a lot. I have an elderly friend in Texas who is sure, as are his siblings, they they can get a hundred grand for the old family house he lives in and can no longer maintain -- and it has plumbing problems, et c. Eh ... both my sets of grandparents retired to Euclid. I found it flat and dull, but it was at least alive, with small shops and businesses and a general atmosphere of calm, that I recall. I'm perfectly happy with where we live in France and am glad we sacrificed and paid cash and were "house poor" for a decade. He's utterly bored with this place and has been fussing about moving for years now, but the location is too good, the greemarket(s) too good and cheap, and I can limp around and take care of a lot of my/our stuff right here. Too bad my mother didn't know of you, but she really was insane and you would have found that out in a nasty way pretty quickly. sigh

    I live in an old loft. The building is 100 yrs old. Its was once home to Holsom Bread. The building is called, The Bread Factory here in Chattanooga Tn. My brick wall leaks and sometimes it's really bad. 6 people have looked at it since Aug.2017. But nothing done. Its starting to grow green and black mold. Its awful, I like the loft and want to stay but I can't believe they haven't been aggressive with fixing it. Last time it leaked so bad water sprayed out of 3 holes at 3am, it was a mess. It's a flat roof building. I recommend a brick master but they keep having just roofers look at it but that's all they do is look at it while it grows green and black fuzzy spots. I need help they need help. I'm at my wits end.

    My question is, even after doing pond test after waterproofing the water didn't leak but when it rains it leaked at fan area inside room why?

    These guys are going all about it the wrong way. If my guys took a cup of water to a brick wall thinking that would tell them something I would fire them on the spot and have them tested for drugs
