I have been binge watching becoming a new Real Estate for weeks. This is the 1st video I've watched yet that is positive, motivating and so helpful! Thank you so much ❤
FINALLY!!! I’ve tried to get this out of so many experienced realtors but they always come back with a million tips and tricks, no first step. This makes me feel so much more prepared and knowledgeable about the start of my career. Felt like a chicken with his head cut off until now.
you got this Lexi
Did you quit yet?
That's the way I feel right now...thought I was the only one. The video did help!!
@@furydestroyeddeyonce776😂
This mans video should be a required watch when you are studying to get your license.... I learned the hard way when I started in this industry...
Thank you for this video sir
THANK YOU! Finally someone telling me something I need to know! I’ve only had my license for a month, I’ve been a little lucky and have one client, maybe another. But basically, I’m flooded with multiple ideas of how to get leads and NOONE was able to explain and provide direction for action that I need to take. Thank you! I can’t switch to ExP yet ( cause I have a pending deal and I wanna get paid) but when I’m ready, I wanna join your team. Thank you!
This is the second video from your channel that I watched today, and I must say that you really make sense and your teachings are practical and smart.
Marc, this is brilliant! So very helpful. Thank you!
The follow-up is gonna be main focus for me when i start. Absolutely lovin these vids, especially content creator. Im so thankful Ive had sales experiences in other fields to help me be succesful w exp as a new agent.
I just passed the exam for my license on Juneteenth and I am about to pick my brokerage. It’s between eXP, KW, & Exit Realty. I thank God for your videos because there is NOTHING out here to guide new agents, I mean NOTHING. I’ve been so lost and quite frankly it’s frustrating. Anyway…..thank you!!❤
same!!!
I just joined EXP passed exam 2 weeks ago
@@_HolyVegan How do you like EXP thus far? New agent asking...

Just got licensed and joined a brokerage. Love your videos. Best ones I've seen.
Hey man, you’ve earned yourself a new subscriber. New agent here in Atlanta, Ga. Thanks for the gems.
Thank you so much, Marc!!
Always great content, and this one also fits the bill. Keep them coming!😊
As an experienced agent, here is what I would do on day one, figure out your expertise. Become an expert in the neighbourhoods, shoot the neighbourhood videos, figure out if someone calls you what you will say, gain more knowledge first. The biggest issue of new agents isn't that they don't have leads, it's because they don't have anything valuable to sale. Sales are a lot easier if you have a great offer (see 100 M offers by alex hermozi). First figure out your unbeatable offer and I gurantee you leads will flow to you. Say if someone is opening a restaurant and sales are bad, the issue usually isn't marketing, it's that their cooking is bad or their cooking isn't offering any value to the customers. If you have a good enough offer I gurantee you that you will never have to worry about not having enough leads or clients.
Wow! Thank you!!! Very very informative!!
just became a realtor i have some social media ready focusing on tiktok and facebook and youtube thinking of calling expired listings and content creation. hopefully this is a good way to start to start attacking feeling confident

Great tips! I think one of the best things anyone can do is find a mentor and work with a team that helps guide them to where they want to go.

Thank you for your content! I am currently working on getting my license in Texas. I am a nurse right now, with the goal of being very successful in real estate!
I just got my real estate license in Texas
Hi I have really been enjoying your videos!! Thank you! Im a new agent. I haven't sold any houses yet. What do you recommend saying to sound confident when your friends ask, "Have you sold any houses yet?"
Great video
Fantastic video 👍
Thanks Geoff!
that is so true
This was great! Create Content! I can do that. How do you get into vacant homes? Do you just ask the listing agents you see in your MLS?
Thank you for this video. I only had my license for a month now and I was overwhelmed by the Realtor fees and the Brokerage fees that all my stress has been paying these fees so I can still keep my license smh. Oh and I am with Keller Williams ( which is not a bad brokerage) I just did understand how everything worked. But I do now. ;D
Hi Marc:
I'm so glad that I came across this video today! I just got my NY state license and am now affiliated with a brokerage, but was feeling overwhelmed with all the emails and onboarding tasks the brokerage sent to me. Thanks soo much for detailing what I need to get cracking on now. Right after work, I'm going to stop by Best Buy and invest in a Gimbal and a Lavalier mic. I've subscribed to your channel! With gratitude....
Glad it was helpful! You got this!
Thank you for showing me the correct spelling of the mic. I've never heard of this product. Knowledge is power! Thank you to Marc too!
My pleasure! Glad to help...the mic is excellent! @@MsChicagogal

@@igboanugoemmanuel9310 thank you . And you too!!
Taking my test on Thursday! This is a great video, the idea of cold calling sounds terrible! I would MUCH RATHER make content! Thanks!!
Do you get training on how to write up offers and all that paperwork, or are you expected to learn that on your own?
If you are referring to real estate school, then no- real estate school primarily focuses on helping you pass your state’s exam. If you are wondering if you receive training from a brokerage, that really depends on the company and team. As a real estate agent you must work under a brokerage in the US. Real estate agents are basically the sales representatives of a brokerage. The brokerage typically is the one that facilitates the paperwork and the real estate agent is the one that delivers it if that makes sense. If an agency is a good agency then they will encourage further learning and help provide learning opportunities for their agents. Hope this comment helps!
I literally just got my license last Friday, and signed with a brokerage on Monday so I’m only a week out. Your videos are so helpful. I will be implementing your ideas. I can’t wait to update you on how it’s going.
Soooo… how did it go?
How did it go?
How’s it going?
Wht happened bro
What do you mean purchase emails? BTW love the video

Hi Marc - I am going through a BIG career shift from working for corporate America for decades to joining the Real Estate industry as RE agent which I am passionate about and gravitates to! Currently in the process of preparing for the state and national RE exam to obtain my license here in AZ. Your video is very helpful as I am used to traditional way of doing things and this opened me up to a different perspective on how to tackle my Day 1 as a Real Estate agent. Totally makes sense especially in this day and age where social media is one of the key successful ways of marketing your service! I heard about EXP realty and seems to be a fast-growing brokerage firm. Do you only work and/or provide free coaching with new agents in your area/state?
I am very interested in lead generating with social media and my question is how many leads do you actually get with social media?
Do you use Propstream? Or REIworks for leads? Thanks
Do you do mentorship’s?
Just got my Florida license and have two clients I’m about to list their homes…fortunately for me, it’s my Grandma and her neighbor so it didn’t take much effort, but I’m definitely excited about it!
My broker has been an agent for 23.5 years, and I’ve known since I was 12 years young. I interviewed with an EXP agent when I started my course, and it’s definitely something I am interested in.
Do you think it’s best to start out with EXP or have a foundation built already before jumping on board?
My broker has many pros, but also cons, main one being she doesn’t really want to spend a lot of time training, just wants a percentage for each deal. She’s obviously going to show me how to do the listings and the fundamentals, but I’m not sure she really wants to invest too much time into helping me really blow up and become a leading agent here in Tampa, because I know I will become one!
Older, tenured agents are usually excellent at providing advice for transactions and generating referrals but have little clue how to generate leads using social media. Study the few ways there are to generate leads in our business (there's only like 6 or 7) and choose which one you think you can stick with for at least 8 months. Then align yourself with someone who's already a master at that lead gen type. If I were you - I would go all in on TH-cam. Tampa is one of the best markets for it. Therefore you want to align yourself with someone who knows how to do social media the right way.
Do you offer any online coaching outside of Exp?
Hey Marc I’m actually in your market. Do you think home tours will be an effective way to generate leads in Atlanta? That’s the direction I’m going. Thanks.
If your broker isn't supportive out of the gate, you will struggle!
That's a lot to do on day 1 if you don't know how. You need to learn the camera and have down your script.
Go live? You need to make it clear that the listing you are choosing to go live with is not your listing.
Thoughts?
My thought is that massive imperfect action trumps research, learning, planning & even intelligence.
I love this but I have a question? I will stop wasting time on shiny objects :) How do you do content creation with such awesome quality!?
I’m in my first week at Kw, I don’t have a problem getting leads. I have friends wanting me to list, buy and find rentals. What I don’t know how to do is run comps, write an offer, or list a house for sale and get to closing. What’s the best way to learn all of this?
I’m having the same issue! I’m in NYC - happy to connect and help each other out?
Very helpful! Did you switch brokerages because of commission splits ? I really did think that the leads came from inquires from the brokerage website 😩
I switched brokerages because I am now compensated with equity & revenue share.
Great quality videos you are for sure going to scale up quick on TH-cam
Hello I am located in ATL, do you offer classes that I can pay to attend ?
Hey brother, Calendly link is no longer working!
👋🏼 Brandon Mulrenin & Aaron Novello talk a lot about cold calling over a long period of time builds a great pipeline and generates leads if you stay consistent with it. They are pretty high producing agents but it seems like you’re suggesting outbound calling is not as good as content creation. Is this a preference then for you or do you think cold calling is really not as valuable?
It’s a personal preference. Plenty of people crush with cold calling. But consider this - you will only ever generate cold call leads when you are actually dialing. I get leads from social while I’m sleeping, while on vacation. I could stop making videos for a year and still have leads coming in. I also earn a small income from ad revenue. Also , people feel like they know me because they watch me for hours. Cold call leads will never ever be that warm. If I go to sell my business, how much more valuable will it be to have 10k + audience to market to? Also, what’s providing more value? Calling a stranger asking to sell or educating people about your neighborhood. So actually I take it back - content is by far a better lead gen strategy. But at the end of the day - the best strategy is the one you can stick to for 8 + months.
@@LivinginAtlantaTeamreally appreciate your quick and detailed explanation, thank you!
What are the rules around filming a vacant house tour i.e. new builds? I realize each state has their own marketing rules. However, what were your parameters when posting those kinds of videos on social media?
Just get permission from the listing agent and you're good!
This Guy is a GOAT
I am a new RE broker in NC. I Tried to affiliate with Exp in my area but it looks like they are only looking for experienced brokers. Why is that?
Why did you switch from KW to Exp?
How much money did you make
I took that analysis paralysis comment personally. LOL Thank you for the video!
Hey, Supeb information.
Any idea , from where i can get the contact information of the owners of expired listings?
I am Sri Lankan (my country). Can I get licenses to become a real state agent while living in Sri Lanka? Can I do telemarketing for real state U.S. companies while living in Sri Lanka?

Thank you so much. Now I know what to focus. I watched this while still in my real estate school. After I got my license I completely forgotten. I was overwhelmed with my broke’s training or in social media. I feel like a chicken without a head running around
if you want to be a real estate agent, don't you need to like buy property's and then sell It? Im just a bit confused.
No not at all, a real estate agent is a sale representative for a brokerage. A person that buys property to sell it is an investor or a flipper. A real estate agent is someone who either helps buyers of a home find a house or they help a client sell their house.
What if you're not the camera Person.
im okay one and one but doing content is not my thing, is there another way
Record your audio separately it’s better you can control everything

Video doesn’t start til 5:00 min mark.
Am i the only one that missed lesson 7? Maybe i need to watch the video again?

Dude, I keep waiting for you to make your point, and it's 'a whole lot of nothing' - you
I feel like my bones understand now
What do you think about joining a team as a brand new agent ??
Usually a great decision. But one that should be made even more carefully than choosing a broker.
If brokers do nothing for you then why work with one? ... one for the Google 😊
As I said, Brokers handle the legal aspect of your business. This works for me because I have no desire to manage contract compliance or recruiting, which are the main jobs of a broker. What brokers don't do and never will do, is make your business successful or provide you with quality organic leads. If they could do this, they would pay agents a salary to close their own leads.
Is there a correlation between sex workers retiring into the real estate industry?? I've heard this rumor. Think about it. All the skills that you learn in the real estate business. 1)You have to get customers in and out of the house as quickly as possible. 2)You have to get as much money out of the client as quickly as possible. 3) You have to put the next client in the house as quickly as possible!!
the only reason I didn't chose EXP is you guys just constantly trying to get more agents
That's literally the goal of every single brokerage.
Bruh, get to the point quicker , I had to fast fwd 2 minutes
Your dopamine is fried
hope all realtors lose their butts.. You guys made way too much money off people's hard earned Equity.. Ten day sales 20 to 50 thousand Commissions is ridiculous.. I hope you get screwed by this new law
Hey bud, you wishing bad things on others. Especially people that did nothing to you. I wish you well and hopefully look at life at a better perspective.
lol this new law doesn’t change anything and it isn’t even a new law it’s just telling sellers what been there that they can negotiate. That’s all nothing new
