It seems that the foundation of this business hinges on the idea that being an exclusive buyer's broker, equipped with a strong ethical framework, provides a unique advantage in representing buyers better than brokers who primarily focus on representing sellers. But it also sounds like he something against most other brokers and doesn't seem like he'd be good to collaborate with due to his tone. I'd suggest getting outside your dark office and getting some sunlight.. I find him as a resentful entity I should avoid. Seeing his "offmarket" database could change my mind but I doubt its that good, any logical Seller worth working with wouldnt be against listing the property, giving you exclusivity.
