A very good point about foreigners. They think money talks... not in Japan. The 33万円 minimum is probably for the best for the industry as a whole but hits the low end sellers the most. A $10,000 home is losing a quarter of its selling price to the agent.

First, because I had begun the buying process before the proxy change, I was not required to have one even though the closing was after the change was first initiated. Second, I also didn't have to pay the increased agent fee because I closed before that change was implemented. Win win for me! haha 😂

Hey! From what I’ve heard, something like a business manager visa would be the best for someone who seeks residency through real estate investment and so on. If I’m not mistaken, you basically sponsor yourself through a company you create that manages the property/properties you own and that should allow you a visa (not mentioning all the hurdles and paperwork that might require of course!!). At least that’s what I’m planning to do in the future! Hope this helps or brings some new info🙏🏽 happy new year!

It could be 2 weeks to a month. Really depends on house, location etc. If it's a basic property then sooner...but if an Akiya in the middle of nowhere then maybe 1 month to a year lol depending on if they even accept you. :)
No, not that I am aware of. They are 2 different things. This is just money you pay an agent for their services. It was WAY too cheap before, hence why no one could be bothered.
Do you know if there is the possibility of retirement in Japan for foreigners? What I mean is, in many south east asian countries, as long as someone proves that he is receiving a steady retirement, (and perhaps leaves a small amount of money in an Asian bank) then that person can retire in that country.

so does this effect the yearly property and council tax? %1.4 federal tax + %.3 council tax...It will be based on the 330,000 yen

Not that I know of. You can't even open a bank account without a local address. You could somehow invest 5m yen into the country :(

@@KickAssets I saw the line items, commission of 3 or 4 or 5%. The last item was 10%, ontop. Thought that was the national sales tax which is 10%
