i can't speak for those places but for Turkey(since i live there)there are corporations that are aligned with the government and they inflated the market with artificial need for things like bridges and roads etc. which increased the prices of construction all together in all sectors and compound that with the high inflation people increase the prices sometimes too much over the market price(actually all the time in Istanbul)

As they had money and were willing to pay whatever real estates asked, all rents went up. Previously average rent was a few hundred dollars. Now it's close to $1000. Globally, rents have gone up due to 1) rich people buying homes for investment or vacation homes, reducing the availability of places for rent, 2) short term rentals - landlords are interested in short term renting because they can charge more. This too reduces availability of long term rentals. 3) Real estate agents. Real estates don't suffer if a property is left vacant. Thus they can demand high rents, keeping a property vacant for many months, thus causing a hike in rents. Many times, if the landlord wants to reduce the rent, the real estate refuses to allow a lower rent. 4) As real estate agents become rich, they start buying homes. Soon, many of the homes in an area are owned by the real estate companies. They can then advertise properties with high rents. This affects all rents in an area since ordinary landlords set rents based on what see as the going rent in classifieds. If there were no real estates, many of the housing rent problems wouldn't exist.

I put an offer for 2 bedroom 2 baths with a huge living room approximately 1300 SQ for $127000 and my offer got accepted but changed my after a find out that Esenyurt was not a safe city.
They should streamline the process so that obtaining the necessary permits to construct new apartments doesn’t take an eternity. 11 owners and myself decided to rebuild our 12 flats building in early 2021 after finding cracks in the foundation. It took over 2 years before we get the approvals and could demolish it. The place has been a pile of rubble for over a YEAR and we are STILL waiting for the building permit from the Kadikoy municipality. It’s a disgrace really. How do they expect to incentivize owners to make their buildings safer against earthquakes and provide urgently needed accommodation when the building process is such a mess, both in terms of unacceptable delays and opportunity cost.

Many would remember the country Czechoslovak-ia which changed it's name to Czech Republic and a few years ago changed that to Czechia (that is Czech-ia). The Latin suffix -ia probably originates from Turkish -iye as Turkish been over 10,000 years is much older than Latin which is around 1300 years old. Police were all over the marmaray station checking everyone’s ID cards. They were only able to find a few living there illegally. Actually best time to buy house in Turkie. inverstors read carefully. Becouse to lower inflation goverment rised the interest rates of credits and banks gave little amount of credit. So people cant buy house. BUT people and especially contractors who need money selling their houses 20 percent lower price. AND around end of 2025 interest lates will be lowered , so house prices will be up crazy. Demand will rise so this will affect the prices. Forexample if you buy a luxury house for 230k euros , in 2026 it will be worth 400k euros.
