  • I have been documenting our new off grid home being built for months now with the idea of uploading one video when it was completed. However, now that we are about ready to move in, I decided the video was too long. So I am splitting the construction process into month long segments. So, with that said - here is November 2016.

    Enough questions (for now). This is awesome. Congratulations.You are in my neck of the woods so would love to pick your brain on this as I am interested in SIP construction as well as modern building techniques. Want my next house to be my last house and built in a way my great-great grandchildren can appreciate.

    It seems strange how you have all these natural SIP vaulted ceilings that you could Sheetrock, but then frame in lower ones which will make the Sheetrock echo. Maybe you want to install AC, however since this is a custom house I would have put the AC in the walls.

      Lots of attic storage space and easy access to plumbing, electrical, mechanical, etc.

    What membrane are they putting on the roof? Is it self-adhesive? What about the valleys? Same material or thicker?

      Of course I'm not totally sure but I do believe it was self adhesive and I don't believe he used anything different in the valleys. I will say that the "first" roofer and I are not talking at this point. Thanks for the question, though.

    I have only today found this video series and am binge watching - but one question - doesn't 8 usually come after 7 and before 9? is there a video missing or was there a sequencing error?

      Very observant. I had a video about a bad experience with micro wind turbines and mentioned the manufacturer who threatened a lawsuit so I took it down. Just stay away from all micro wind turbines is my advice.

    Why Tyvek instead of newer tech for house wrap? Do the SIPs compensate in some way for wind/air penetration?

      I'm a big fan of Matt Risinger's channel and he recommended Tyvek in one of his videos so that's what I asked my GC to use. Yes, a house constructed with SIPs is extremely air tight if put together using best practices. That's the reason for the ERV system. I still plan on doing a blower door test. I guess I need to get that scheduled.

      @@MichaelHoybook I am in the middle of watching your videos but was wondering if you did a blower door test once dried in? I live in NC and looking at doing something very similar to this but with a fluid applied WRB and Alpen tilt turn windows. Got pricing from Extreme Walls and Alpen already and a local builder that is willing to do it like this and not the old way.

      @@stevenporter7969 I was considering doing a blower door test but it's funny how the construction phase just kind of ended and almost the day the last sub left, we started moving in and then it became less important. So no, I didn't do it. Let me tell you one thing I have learned from this. This is not a house for a warm climate. We don't need any heat (log fireplace) until the temps get in the 20's - which isn't real often in east Texas. However, it takes a lot more cooling than I expected in the summer.

    How is the heat that is trapped in the patio roof vented ? The under side will build up heat if it can't get out.

      You know that's a good question and I hadn't thought of it. I will contact my contractor especially before next summer and get that answer.

    Michael who was the SIP manufacturer? I am looking to build home in Houston. How did you go about hiring your crew? Contractor recommended by SIP manufacturer or ? Did you compare SIP systems and prices? and what on earth is a 2500 lb safe for? ha you really hate banks?

      Richard, my process was to locate SIP contractors using internet searches then I gave a list of 5 to my general contractor and said you pick the one you want. He talked to builders in Arkansas, Iowa, South Dakota and Texas. He settled on Ferrier Custom Homes out of Fort Worth and they used their own SIP manufacturer who happened to be Fischer SIPs out of Louisville, Kentucky. I'll bet there is a SIP contractor down around the Houston area. That is actually a "Safe Room". It is large enough for my wife and I to get in if we ever get a tornado nearby - plus it might have some other things in it. Yes, it is bolted to the floor. After completing this home, we don't have much of a need for a bank anymore! Be sure and figure in an ERV and a dehumidifier.

      I Alam The roof panels have 10 1/4" thick foam and the walls are 5 1/2" thick foam.

      I tried using TH-cam's approved music on video 2 and I thought is was horrible so I quit using it. I guess you can listen to your own playlist while watching my videos. :-)
