    For the past 6 months, I've been looking at real estate in Mexico. Up until now, I've looked primarily in Queretaro and Ajijic for homes for sale with the intention to live there myself. However, today I'm exploring the possibility of buying a small apartment as a rental property investment.
    Although the prices in Playa del Carmen are surprisingly high, this city is one of the most popular tourist destinations in Mexico. So getting a rental property here would be very profitable in the long term. Heck, even throughout the pandemic, people were still visiting Playa del Carmen by the thousands.
    In today's Mexico vlog, I'm starting my rental property apartment hunt by taking a look inside 7 different Playa del Carmen apartments: studios, a 2-bedroom, and a 3-bedroom penthouse. Unlike what you'd expect in many places around the world, all of these come fully furnished and basically ready to move-in or rent.

    I lived in Playa Del Carmen for 7 weeks in 2017 and loved it.
    I rented an apartment on Calle 22 and 5th Avenue, just a block from the beach. A good thing to know is the Avenues are numbered by 5’s (5th Ave, 10th Avenue, 15 etc )so 5th is just a block from the beach ! Streets are numbered by 2. Wonderful trip and great memories.

    I like any unit that has a separate bedroom. I agree about bathroom counter space. Dislike pedestal sinks a lot. Washer and dryer inside or at least on the property is a huge bonus. Also, any unit where I don’t have to listen to party music all night is an extra bonus for my personal desires. Thanks for showing us around. 😊

      I like good bathroom counter space with some space to lay down your towel, washcloths, etc. I have stayed in an awful lot of hotels so I have seen a variety of different bathroom situations.

    I stayed at an Airbnb in that first property 2 weeks ago! During the beginning of the tour, it looks really familiar, even though the decor was different. As soon as I saw the rooftop gym & pool, I knew it was the same place! We were only there for one night, but it was a great location to be able to get everywhere on foot! ❤

    Hey Maddie, been watching your channel since you lived in Puerto Morelos, I've lived in PDC for 8 years. The price gouging that is happening here is out of control and rents have almost quadrupled with all of the ppl from U.S. and Canada moving here. Local people are being priced out of their communitites and tensions are starting to rise a bit as petty theft is increasing.We now have 9-10 months of sargasso every year making the beaches useless, this place is no longer the paradise it once was and most locals predict it will turn into another Acapulco circa 1990's. $220k for a studio is not a good deal, it's a joke and that same studio would normally go for about $110-$120k. Please think of the local Mexican population who can no longer afford to live in a place where they work.

      @@susanlolinex380 If my husband (a local) didn't have a job here, we would move in a heartbeat. The whole vibe of the city has changed...and not for the better. I can't believe there are still people moving here in droves.

      There are bunch of old rusty homes north of CTM are turning to these trendy studio buildings to make a profit, and of course the locals won't ever consider buying one with a family of their 4+. Most of locals that work there lived in the colonial side. And yes some are siting on concrete housing without a/c near the 88 side, but soon or later, the landlords are going to sell or rebuild anyway. The last time I lived there in 2021, they were building a bunch of new homes 5-6km west of the main hwy.. those are supposed to be priced for locals. This just means the locals would have further commute.. don't be too concerns.. there are bunch of ppl making money from all of this. Just hope the government would recycle the money back to the city and the communities

    You make great videos, no doubt. About Playa del Carmen, I have conflicting feelings . I have relatives living there, so I get to see it every once in a while over the years. On one hand, amazing nature and lovely places to live, like you showed. Great place to vacation. On the other hand, I feel so sad that the jungle is being mowed down to create these lovely buildings. Non stop construction noises. And the now nonexistant beach. Washed away despite the local goverment's efforts to import sand. I wish there was a way to preserve the area and still enjoy it. Sewage goes to the cenotes and ocean. Sorry if I brought the mood down. It is a complex topic. If I were looking to invest in property long term, I think the diminishing nature would weigh on my decision.

    Honestly, I'm a bit partial to the very first apartment you showed, sooo many amenities, including a hot tub, Suna, etc. these are extremely appealing for vacation rentals, pay the extra buck ($225) and have peace of mind as far as renting is concerned. GO TOP SHELF!!!

      Unfortunately, $$$ is hard 2 come by nowadays, so if you're going 2 invest please do so at your maximum potential, don't need 2 create new opticals 4 urself. Hot tub, Pool, Suna, and location are all very appealing.
      Do you see? You haven't even purchased it yet and already 2 or 3 people are ready to rent it from you, me included.

    Also, if you are wanting the better tenants, you'll be better off looking for nicer, bigger long term rentals. The short-term vacationer renters tend to not care and trash the place assuming they won't be getting their security deposit back. That happened to me the first time I rented my place to kids who just wanted a place to "relax" (the said) when they in reality were partying non-stop and fighting and annoying the neighbors. They destroyed the place.

    Wherever you buy an apartment, Maddie, make sure the building has earthquake compensators, I think, and is not susceptible to hurricanes.

      Thankfully this area in Mexico is not an earthquake area and as far as hurricanes are concerned, buildings in this area are built out of steel beams and concrete blocks ~ strong enough to withstand even very strong winds 🙏

    Not crazy about the larger apartments near the road and jungle. Also, depending on how high they build over there that would obstruct your views. I really liked the first one, smaller, but you can probably have that rented every day of the year. So close to the beach and everything else!

      my opinion also: Short termers coming there to party MAY like to throw down a bit extra to NOT have to walk 9 minutes back and forth. Close means more and higher rents?

      Agree. The larger ones seem more suited to long term rentals than short term vacation rentals. Most people on vacation aren't going to be that concerned about big kitchens and such as they'll be eating out most of the time.

    Hey Maddie - not to be an aguafiestas (party pooper) but before investing heavily in rental apartments on the Caribbean side, please take onto account the increasing problem with sargassum. This year the sargassum that will be affecting that side of Mexico will be the worst ever. If that keeps up, places like PdC and Cancun will lose favor, and the Pacific side (which doesn’t have the sargassum issue) will become much more popular.

    Love the real estate videos! The penthouse 100%...the shape, all the windows, balcony space, open kitchen , second level and private pool!! Ya, dare to dream. Future development would likely cut off the view to the sea

    Love this video! We are heading to PDC soon and renting a condo in the same areas you are searching in. I'd recommend getting a 1br if you can afford it. As tourists, it's important to us to get something with a separate bedroom - even if it's a bit farther off of Fifth Ave. Looking forward to more tours!

    I already saw another request for this, but I’d like to second asking for a walkthrough on financing a property in Mexico! I know some people can afford something like this purely on savings, but for those of us still building for the future, I’d like to see what options are like for doing that south of the border.       It's pretty much all cash, there is financing out there but you would be committing financial suicide.

      Although it doesn't apply to me as I'm old and cashed up, I think they majority of people aren't cashed up in savings or funding from a relative, inheritance, or something like that, so agree that financing options would be useful. Is there financing of vacation properties in Mexico by US banks? Can you use equity in a US home towards a vacation property in Mexico? I have no idea!

    As an investment I would choose the units closer to 5th Ave. The units across the highway are lovely, but most people want to be closer to the beaches and restaurants. Been going there for 25 yrs and the region has changes so much. With the train and the Tulum airport opening soon the region will continue to expand for the years to come.

      Some friendly advice...i spent the last 3 years traveling through Mexico and spent most of the pandemic and afterwards in Playa del Carmen.. the locals like to call it playa del Crimen...which means beach of crimes. Cozumel is generally much safer, the police are not as corrupt and the cartels are less conspicuous. The local police robbed me 5 time, mainly in Playa. I never had any problems anywhere else i have been in Mexico and i have been all over, even to some of the worst places and speak spanish.
      I recommend Huatulco Oaxaca as a place to consider buying a condo or renting long term. The beaches are amazing, clean, low crime , cartels operate away from the tourist areas because the cartel bosses there want to keep tourism going. Police are not corruptt like in the Caribbean.
      With the sargassum problem in the Caribbean getting worse every year, going to the beach will be a big issue. Crime is also getting worse. I recommend watching the Mexican news if you underdtand Spanish there sr also some news sites in English for the Caribbean news. Then you will see what exactly is going on.     Cool video, another place to check out is Chan Chemuyil, many unique little casas! About 25 minutes south of playa del carmen. Across the highway is a beautiful beach and turtle sanctuary. 🏝

    We lived in Playa for a year, and I wouldn't want to be super close to Fifth...but then, we're older and don't stay out late at night. We lived in two different apartments, one on 34th five blocks from the beach, and one on 42nd near 10th Ave. That was plenty close to walk to 5th and to the beach. Noise is definitely an issue, but for us, it was more construction noise than party noise, as there was so much development going on at that time. All the places you toured looked great and would make super nice short-term rentals, though I think the one near the highway would have less appeal for vacationers. Most people want to be close to the beach. A smaller fridge would be a problem for living but not for short-term renting, since the guests will be going out to eat and drink most of the time. I liked the one bedroom better than the studios, as it felt more spacious and less like a hotel. Best of luck in your choice!

    Wonderful tours! As I was recently in Hawaii a similar condo to the very last one would easily be double the price and while Hawaii is wonderful... so is Mexico!!! I think it is terrific that you are looking into investing and I really love that you could maybe pencil yourself in for the "best season" for a few weeks or longer and then rent it the rest of the time to allow the unit to pay for itself!     I know when I rent I always look for something in Centro or the old town area because it is an easy walk to Mega, Walmart, 5th street and the beach. I would not rent above about 35th street normally. Decent older apartments can be found in that area for $50 a night on a monthly basis. Just got back from Playa last week where I enjoyed the area for a month.

      It's interesting that the majority think buying a single (beach zone) apartment is going to pencil- out better than 3- 4 units a 5- 10 minute walk away, that you could rent- out month to month, or by the week at half the "beach area" rate, going into a serious economic downturn. (Live and learn... as they say! ;-)

    All the properties are amazing.
    I love PDC & may eventually stop there for an extended period of time.
    Personally, I would not consider buying close to 5th Avenue. It's just toooo busy & noisy. People love to party on 5th Avenue but, most want to be a few blocks away when it comes to sleeping. Some of the bars make the walls vibrate in buildings that are nearby. Lol! I'm not kidding.
    Anything a few blocks away would be amazing. In 2021, when I was staying in PDC, I was part of several FB Groups. Many people said that if you are looking at buying a rental property, never buy on the other side of the highway. People seem to prefer the properties on the oceanside.
    Anyway, bravo on wanting to expand your holdings.

    Also, consider the position of the sun at sunrise and sunset for both the rooftop patios and unit windows. Ideally, you want to see the sundown from the roof in a comfy lounger.

      Good point! Although the riviera Maya is more known for its sunrises except if you’re on the west-facing island of Cozumel

    Hi, Maddie. What are the rules in PDC for construction and safety codes in buildings and elevators? Don't the prices for the studios and one bedrooms seem a bit high? They don't look much different than a nice hotel room with a kitchenette. What about the heater behind the bed? Does the air conditioner typically blow above the bed? On the beach, what is the story with the smelly seaweed? And apparently the sewage that goes out to the ocean? How bad is the heat and humidity after April or May? What are the typical rentals per week or month? What's the noise level in the area? Sorry for all the questions. 😉

    Good video Maddie, don't be fooled, our first one Believe is always full but takes work in low season to keep it full, lots of empty units in Playa low and high season, lots of competition, with your audience I'm sure you would do great but for the average Joe it takes work.

    Be wary of investing in property at sea level Maddie. I recommend reading the book The Water Will Come to educate yourself on sea level rise in the near future.

    Very interesting. Personally, one has to be a fan of those types of high rises. The view for the first two I liked. The freeway one not so good, or any with new construction going up. Thanks for sharing that!

    I would think the area around 46 Norte (CTM) - I believe that is the area you referred to; or the one straight up from ferry which is also great location for the ADO station
    I’ve stayed in several places including right on Quinta but think near CTM is my favourite. A few great local restaurants, easy walk to Quinta, and great access to one of the best super quiet beaches that leads to a fresh water creek

    11:34 como adicional ese muelle no te lleva a cozumel porque es el muelle de la calle constituyentes, ahí solo llegan ferris de los cruceros .
    ✅️El que si te lleva es el que esta en la calle Juarez a un costado del parque Fundadores 🙌, saludos .
