    For those that say "It doesnt look too bad" this is the same place that made the news for the 10 year old kid walking down the street with the AK47. Lots of crime, drugs, and violence in West Palm

      @@fabriciocuilliere4133 "With a crime rate of 46 per one thousand residents, West Palm Beach has one of the highest crime rates in America compared to all communities of all sizes - from the smallest towns to the very largest cities. One's chance of becoming a victim of either violent or property crime here is one in 22." That was the whole point. It "looks nice" but looks can be deceiving. And this isnt about South America, this is about the States. Look up the most dangerous cities in Palm Beach County, Riviera Beach, Lake Worth, and see where they rank in crime statistics in the United States.

    • @kristopher101
      @kristopher101 3 ปีที่แล้ว +8

      Yep. Thats the city not really putting any funding into this general area. They see minorities in one area and just tell them to fend for themselves when it comes to infrastructure, waste management, and you name it! When it comes to arresting them for crimes the city puts more officers in these neighborhoods then the "millionaire" housing.

    I do have love for West Palm Beach, Florida. My birth state.
    I have visions of coconuts, gobblers,sapordelles, mangoes ,cherries ,papayas that was always close by outside in someone's yard, as a treat.
    I was in town the year 2020,and also 2019.
    I had a ride all over these places.
    They appear barren Of vegetation, Buildings not maintained,a few men hang out.
    People of color i knew moved, and improved.
    But, the new owners are not investing in the property, but, straining it dry. Stop taking trees down.you are killing YOURSELF.

      Fort Lauderdale low key worse than many people think. I'm sure the crime rate in WPB is higher because it's rough and much smaller, but surprisingly the worst areas of Fort Lauderdale probably a little worse, but most of the city not that bad at all. They both good places to film. The last time I was in Fort Lauderdale it was pretty action packed then too. Never knew either was like that until visited.

    I was just in West Palm (Nov 2021). It has some wonderful spots. As a commercial real estate broker specializing in multifamily, I'm struggling to understand where the good and bad spots are. I don't mind C neighborhoods as an investor so long as I understand the tenant profile. Here in San Diego, C neighborhoods are great investments and the tenants pay their rent. I could tell that Flamingo Park and Grandview Heights are great areas that rent for a premium and attract solid tenants. Some historic furnished 1br units are renting for $2000mo. Just a short ride north and west of downtown you have these blocks of 5th Ave and such...1br units are under $1000mo. Coming from San Diego, the rent disparity isn't so extreme. I feel like I'm missing something.
