    Tanong ko lang po pano po yung nabili na lupa na may deed of absolute sale na pero wala pong nakalagay na address ng seller at buyer at sa technical description ay yung parcel of land na 10m x 10m lang nakalagay wala yung sa sukat ng surveyor talaga kasi di pa na survey. Pwede po ba ipa null and void yung deed of absolute sale at magpagawa ulit ng bago na meron na yung mga na mention nyo pong mga details?

    Question: Nakabili ako ng lote last July 19, 2023. Tax dec only, classified as irrigated riceland, and 217 sq. meters. May deed of adjudication with sale dahil ang seller ay ang nag-iisang anak ng deceased owner.
    Pwede po bang patayuan ko na ito ng bahay kahit hindi pa ako nagbabayad ng CGT, documentary stamp tax and estate tax? Pero i will make sure na yearly ako magbayad ng amelyar. Kasi mga kaibigan ko ay ganyan po ginawa. Amelyar nalang binayaran ,tax dec lang din po sila.

    Atty lei, may tanong lang po ako tungkol po sa lupa ng tatay namin ang may ari ng lupa ay lolo pa ng tatay ko matagal ng panahon.ngayon ang katabing lupa namin inangkin ng tiyuhin ng lolo ng tatay ko sila ang nagbabayad ng tax declaration yun lang ang pinanghahawakan nila ang mga anak nila ngayon gusto na nilang ibenta umatras ang buyer kasi wala silang hawak na titulo ang nangyari lumapit sila sa tatay ko na hihiramin ang titulo. Ang hawak ng tatay ko ay ang kasunduan sa kanilang lolo ay ibinigay ang isang party ng lupa at notario sa abugado ang tatay ko lang ang may kopya yung nagmamay ari ngayon wala silang kopya may habol pa kaya kami ngayon atty lei.

    QUESTION PO ATTORNEY
    A brother did a quitclaim of his properties to his sister. He signed a Quitclaim Deed.
    Portion of the property was sold to her niece. They signed the a MUTUAL AGREEMENT about the property was sold. They were paid for that property.
    One of the property (quitclaimed by thr brother), the sister was not able to transfer yet to her name. Portion of the property was the one that was sold to the niece.
    Can the niece ask the City Assessor's to provide tax Declaration of the property and have it titled? Or have it surveyed instead for that portion of the property?

    Hello po attorney, namudos po ako at napilitan pumirma ng SPA at blank paper at iBang documents na hindi ko alam kung sa ano yon, hinihingi ko ang copy pero dinidenied nya po. SPA lng daw ang penirmahan at expired na raw ito. Hingi po ako ng advice kung ano ang gagawin ko maraming salamat attorney.

    Gd day po atty,ask ko lng po paano po mapalipat sa pangalan ng kapatid ko yung lupa na nabili nya sa kapatid ko din,ang problema po yung deed of sale na hawak ng seller nakita na hindi pa nanotary,kaya hindi na nagawan ng panibagong deed of sale para sa buyer.yung unang nagbenta patay na,yung second seller yung kapatid patay na rin,kaya problema ngayun paanu mapalipat sa buyer(kapatid)ang pangalan.ang hawak ng buyer yung salasay na ginawa sa harap ng kapitan ng barangay na binenta nya ito,may pirma nya at mga anak,at yun lng muna ang naka notary sa ngayun.salamat mo,sana po masagot.

    Good pm po, ask ko lang po, may nakabili ng lupa sa tatay ko, hindi pa po fully paid ang binili nila, at wala pa po cla deed of sale pero yung nagsukat po sa lupa ay kinuha na mga i.d ng both parties, posible po ba na malipat na ang pangalan ng bumili sa title ? Nag aalala lang po kami kc hindi pa po naka fully paid ang lupa..tapos kinuha na ng nag survey mga i.d nila..baka po kc ma transfer na sakanila ang lupa ..sana po mapansin..

    Nakakuha Po Ako Ng pasalo unit buyer under pag ibig.soon Po ma fully paid kuna .ofw Po Ako pero Ako nag bayad oustantbalance pag ibig. Asawa ko Po nag sign deed of sale. Pag uwi ko Po ba puwede akin iname at anak nmn titulo sakali. Asawa ko Kasi 2 times nagpkasal.     Atty. panu po pag yung buyer namatay na peru wala pa pong deed of sale na pinirmahan. Pwede ba sa isa sa kanyang mga anak maipangalan ang deed of sale dalawang anak lang ng buyer. Anu po mga documents kailanganin.

    kung my gsto ibenta lupa tpus yun deed of sale po ay pinalabas lang bnayaran ng 200k nun tenant sa owner kase ang gsto lang po nun owner ay bigyan ang tenant ng 500sq pero siyam po sila mgkakapatid kaya po ginawan nlang na bumili si tenant kay owner ng 200k para 1/2 hectires na lupa tapus yun po nkalagay sa deed of sale pero wala po proof na nagbayad ito po ba ay valid or invalid
