      @@attybatu Salamat po atty. Tanong 1964 ang mga lupa sa Banisilan north Cotabato ay under ng DAR isa sa mga lolo ko ang nabigyan 1980s napagisahan ng isang Anak na kunin ang lupa sa lolo namin sa HALAGA ng Tama lang that time.

    It is challenging nowadays for a registered owner to recover possession of property occupied by informal settlers. Instead of favoring the owner's rights, the system seems designed to ensure that an ejectment action will struggle to succeed. By setting an excessively high epitome of evidence to prove possession by tolerance of the settlers, the process becomes drawn out and burdensome. Meanwhile, as the case drags on for decades, possibly all the way to the Supreme Court, the illegal settlers continue to occupy the land, leaving the owner to bear the cost. Adding insult to injury, the owner is also required to pay a filing fee equivalent to 2% of the zonal value. Is this justice? Regardless, it is the rule set by the Supreme Court, and as lawyers, we must comply.

    Good morning atty, pano po kaya itong sitwasyun namin.. sa Amin pong barrio marami po kaming may ari Ng agricultural land. May mga oct po kami dated 1957. Lahat po Ng OCT namin ay bounded by river then may lumabas at nag claim po sa nasabing bounded by river with OCT dated 1968. Pano po kaya nangyari un, sana po matulungan NYU kami dahil halos 14 lot title po kami naapektuhan...

    Hello po. Lagi po akong nanonood ng mga videos niyo.
    I-clarify ko lang po yung sa video niyo about sa pasalo. Doon po sa part ng SPA na "the attorney-in-fact is authorize to sell it to himself....." May nakausap po ako na meron daw pong conflict of interest dahil siya na ang atty.-in-fact, siya pa ang buyer. TPapano po nagkakaroon ng conflict of interest? Sana po ma pansin :)

    Attorney yung lupa po namin may nagpagawa po ng road concreiting conjugal at private property po iyun kaso po hindi kami kinausap yung tito ko po nakalagay sa agreement name niya pero wala po siyang perma. Sabi nong tiyahin namin di nadaw kailangan perma ng mama namin o kailangan kausapin kami kasi patay narin c mama. Every year po nagbabayad kami ng buwis tapos gusto lang hingin yung area na gusto nilang lagyan ng daan sa gitna pa sila mismo gusto magpagawa. May magagawa pa ba kami? Sinimulan na kasi nila trabahuin.

      Yung tito at mama ko po magkapatid sila. Sila po yung may ari ng lupa at hindi pa po nahahati yung lupa nila kasi sa gasto narin. Tanong ko lang po pwedi ba kami magpabayad dun sa gustong manghingi ng daan kahit wala na si mama namin?

Tanong ko po ay tungkol sa lupa na pagmamay-ari ng aming namatay na lolo na ibinenta ng aming pinsan at pumirma po ang aming panganay na kapatid sa deed of sale na walang abiso sa amin na kapatid niya. Patay na po lahat ang aming mga tatay na anak ng aming lolo pero hindi pa nahahati sa mga heirs ang lupa. Meron pa ba habol sa aking parte sa lupa? Kasi ang pagkakaalam ko po ay kahit na pumirma sa deed of sale ang aming panganay na kapatid ay bale ang share lang niya ang nabenta hindi po ba?

    Atty. Pwede po ba kita matawagan meron lg ako itatanong tungkol sa lupa ng nanay ko na isininla or arendo ng kapatid ko na di alam ng tatay ko. Ngayon gusto namin tubusin kaso lg mataas ang patubos s amin. Prenda is 30k pinapatubos s amin ng 105k tama ba un Atty.? 3 mos pa lg naprenda ng kapatid ko taz 105k na ang patubos ng pinagprendahan.
