    One of the few comments I'll ever leave on TH-cam, but just wanted to say that this video was the exact thing I was looking for when I purchased my land. A great general overview of what can be done, and thanks to this, my land essentially paid for itself in the value of the timber on it.

    My grandparents had a company come take down quite a few huge walnut frees from their property in Kansas. They ended up getting over $10,000 for them. And they didn’t have to lift a finger.

      Now they'll be paying taxes on the ground while waiting 100 years for those trees to be replaced. Short term gain for long term pain. A single mature walnut could easily bring $10K. If your grandparents didn't get advice from an independent appraiser and only worked with a lumber company they almost certainly got hosed.

    I am closing on a 20 acre property that has tons of spruce and cedars . I haven't even had time to assess the timber value , but some great ideas here. thanks. I love black walnuts for food and medicine. Restaurants will pay top dollar for the nuts also , and the black juice from the husk is not only powerful medicine but it's a great weed killer . It has a lot of ancient witch lore . Oh and it's my all out favorite wood stain, just add water, no toxic chemicals.

    My mom showed me this video I'm currently in the process of trying to Survey the land that we own there are 69 acres . We've had a few lumber companies offer to cut down trees on the property but currently we do not know what trees we have and I'm working on trying to get someone to identify what we have so we can negotiate a fair price.

      Hello , It sounds like you are on the right path knowing each type of tree will help in getting the best price for you . Harwood Trees , Maple Cheery ,Walnut , all are used for finish material and can bring a better price than other trees like pine oak or hickory . Good Luck with your property and Thanks for Watching

    Thanks for putting up this information. I knew walnut could be pricey but didn't know it could be that pricey!

    Good information. On our farm we don't waste anything. Just happen to have a good friend, 1/2 mile away that has a sawmill. Always building something. Great video buddy 🤝

    I admire your efforts and not sure what part of the country your in but in east Texas it's extremely difficult to market a variety of trees like that.
    The sawmills are very difficult to deal with on an individual basis and limit quantities and times that they will even take trees. Timber companies usually have no interest in harvesting small tracts of land (less than 50 acres) and especially if the timber is not sizeable and good quality. And for either to take the time to talk about specifics on how you want things done is very rare. Most are of the mindset that time is money and their mission is to get in and out as quick as possible. The remaining mess will be yours to clean up.
    I envy you guys being able to take the approach you speak of. Your place is beautiful and the video is very good. Thanks for sharing.

      Thank you. I have purchased a portable sawmill and started making lumber for myself most of which I have used for build projects but have also sold select material to cover the cost of the mill and only cut the trees I choose. I should have had this mill when we started clearing the land LoL.

      Bennie- You are exactly right. Logging companies are looking for large tracts of land 50+ acres that are tall, straight, and good diameter. They wont even come out to see less than 50 acres due to cost to mobilize etc.

    I was actually looking into buying some land to set up a short-term rental pretty soon. Most of the properties are looking at are wooded And need a bit of clearing out. I was planning to cut them down and process them for sale. Thanks for the tips on helping to find the value of the trees. The first thing I do after I buy the property will definitely be to have somebody take a look at the trees so I can get an estimated value of them.

    I had a black walnut on my property but it was so old and the ants had hollowed it out in the center so no one wanted it. Sad cut it down and saw the inside beauty of it all used for firewood. It was over 100 years old, and 9-1/2’ in circumference at the base.

    How can I find out about the auctions you mentioned in regards to walnut. I have a number of nice walnut on my property that are ready to be harvested. I own a mobile sawmill and was also wondering if it would be more profitable to market them in slabs or the auction you mentioned. Thank you

    We have a lot of Cedar trees. We have a chainsaw mill. Cedar planks are quite expensive.

    Thank you for taking the time to do this.
    My moms property is in the forest, we have extremely large and healthy walnut, cedar, pine and oaks. I've sold 1 x 48ft, 3x15ft oak for $200, two yrs back. Yes I know very low price. But I hadn't sold before, posted online for sale. Thankfully it went to a dear friends son, who had responded to our ad. Built his own saw mill, wants to do more. Plus he is a very fine craftsman. So I feel good about the price. :)
    But now we are going to be clearing some and I think that a mill would benefit.

      Hello and You are welcome . Clearing ground can be a lot of work but it is nice to look back at your progress . I have recently started using a chainsaw mill here to salvage trees that I thought to be only firewood , turns out I have made some really nice 2x12 's and also 2x4's from these dead oaks ,video's posted if you need them . If you have a lot of tree's you are thinking of milling a bandsaw mill will be faster and more efficient than the chainsaw mill . Good Luck with your project and Thanks for Watching

I have a 10 acre property with beautiful oaks and walnut cedar and a old house that sadly tenants left filthy as well as threw trash everywhere So I know I can cleanup and have a young couple that are interested but… surprisingly..don’t want to hassle with the house?!     As one of the furniture makers that was brought up, I do have to somewhat roll my eyes at the value estimations on some of your trees. first off, I would rather have a tall skinny white oak, then a short fat white oak with a big canopy. There’s this weird trend, and I blend social media, where people think ugly trees are more valuable. They just aren’t.
    Yes, maybe, and I mean a big maybe, one of those trees might be worth $15,000, but that’s after I cut it down, mill it. Surface it, and then designed, build, and find a $15,000 customer.
    The fact of the matter is, they’re just aren’t that many $15,000 customers out there.
    So the value estimation is just way off, Sky High ridiculous. You might get two dollars or if it’s a really nice tree four dollars a foot. And you’ll get much less than that at the mill.

      Thank God I'm not the only one...I posted above saying the same thing. Everybody is an expert. We've sold and bought literally millions of feet of walnut logs since the 60s....we have paid some big money for a few trees through the years but they were like 30 point bucks that everyone has seen buy never shot.

      I know it’s not much but I have 12 acres that is about 2/3 mountainous. I’m trying to find ideas to utilize that land. The other 1/3 is flat with a nice stream. Don’t know what to do with mountains. Ideas?

      They tapped and piped downhill to a storage tank.
      Alot of work but tasty wood fired maple syrup!
      That or just plant species that thrive in your area that time would allow benefit from.

    There is .96 of an acre with and abandoned trailer beside my parents home that has grown up over about 10 years. I'm in the process of contacting the owner to see if they would take a cash offer for it. Id like to build a home later on after I've had it cleared and cleaned. Great video because I could possibly make some extra money with the hug trees that have grown up. Wish me luck! First time inquiring about some land. I'm nervous but I could possibly miss out on a potential deal if I don't inquire about it. Hoping they consider my offer. Thanks so much for the info. If I get the land and have it cleared, I'll know exactly what to do next. (Thinking ahead) lol.

      A word of caution, the 10 year growth trees will most likely not be of marketable size. Also the trees that have been there when the place was occupied very likely will have metal(such as nails) in them. This will show just as soon as the tree is cut and most mills will not risk their equipment trying to salvage the log. So be careful.

    You mean: sawmills will come cut just the one tree? Like if I had a 50yo walnut, for example.. it is worth it to them to just come for one tree?

    All these large specialty trees would take some heavy duty equipment to take down and move. Will people still pay well if they have to take them down?

      Good Morning David and Welcome . If you have the time to pick and sell the large high valued tree's while the tree is standing the purchaser may have their own method of removal . You can remove the tree's with heavy equipment as long as your careful not to slit or scar the wood . Good Luck with your project and

      Thank you, a great starting point for you will be your local sawmills they can offer information that will be helpful and may have logged property near you. You can also contact a professional Forester who can help with every aspect of your wooded property and grade and value the timber, also check your State Conservation Site they have a lot of information on a state level that can help you. If you only need a few trees removed, then find a neighbor that has a portable sawmill. I hope this will get you started and Thanks for Watching

      Good Morning , Yes if I use the cedar for fence post I will char the section I intend to put in the ground with fire . This helps the post last years longer . The bridge material can be charred or sealed but I let the bridge set for a year or so before treating this allows the sap to drain from the wood . Thanks for Watching

    I have 20 acres of bay bushes and a lot of vines and different trees here and there and a lot of pine trees maybe one every 6-10 ft just guessing. It’s connected to my house and pond and I would love to have all the underbrush gone. What’s the least expensive way to go about this project

      Hello, you can do a lot of clearing with a small chainsaw and a good pair of compound loppers to remove the brush and a push mower will help to. The brush will plie up quickly so have a plan to deal with the material and you are set to start clearing. Removing underbrush has benefits for you and your larger trees so it is worth the effort.     I am looking at a property that is rural and maybe 6 hours north of Toronto in Ontario. There are smaller towns along the way obviously but would it be worth it buying land so far away if it's a couple hours from a potential buyer interested in the wood?

    I came across if you have more than 6 acr of land you can make it as fotest land keep it and save on taxes. Better for me this than cutting it.

      Good morning. It sounds like you have a fair amount of work ahead of you. The trees definitely have value and thinking ahead as to what to do with them is a plus. I purchased the Woodland Mills HM 126 Bandsaw last month for less than 5k and I wish I had this when we cleared our property. Every tree I removed could have been cut into building material to use or sale. This may be an option for you and planning ahead of time you are on the right track. Good luck with your project.

      Hello, in my area the walnut market has been stable over the past 15 years, and I haven't heard of or seen any actions taking place but if you are dealing with walnut trees start with a forester in your area to get a feel for the market, they could point you in the right direction. The internet will not replace real world knowledge you gain with time and mistakes and actually physically doing it.

      I like the video it got me to thinking...and now I'm driving off the dirt roads in the golf cart driving on my family's property because im looking up in the trees to see what we have looks like mosquet mosquest mosquest some pretty large and juniper but blue berry juniper only grows around here its a lovely tree but the ranchers and farms don't feel the same as I do. One cotton wood and 5 or 6 large oaks I figured we would have more variety but that's all I've noticed

      @@icmull Good Morning , No Problem I did not take it that way no offense here , In the 1800's here in Missouri approximately 2/3 of all the trees had been harvested for Milling and Farming . Now due to crop management and better Farming Practice's they have what they need . Thanks for Your Comment .
