    $2 million actually seems pretty reasonable considering the home size and location. Would be pretty sweet to own a home there and then a small apartment in the city for crashing in post Rangers game or concert.

    I actually grew up not too far from this area (not in one of these houses) and knew someone as a kid who lived here. It’s a very nice quiet area with easy LIRR access. People used to tell me that where I grew up wasn’t really queens but it’s technically within city limits like you show in your video. Thanks for showing the different types of neighborhoods in NYC!

    While my knowledge isn't really up-to-date, traditionally buying a house within the boundaries of NYC made a lot of sense because compared to suburban towns the real estate taxes in the city were much lower!

    • @HereBeBarr
      @HereBeBarr  2 ปีที่แล้ว

      Good point!

    • @dmiller1000
      @dmiller1000 2 ปีที่แล้ว +4

      The population in NE Queens and Great Neck is becoming majority Asian. The retail reflects that. You pay less RE Tax on NYC single family homes but you don't have access to suburban schools, so you have to pay high tuition for private schools. You also don't have access to town parks and beaches and better funded libraries in the suburban towns. That's typically the trade-off. So if you're going to use private schools, NYC is more of a bargain. But if not, you're better off in the suburbs. You can get that same good train service from Great Neck, Manhasset or Port Washington and have better life quality (and perhaps a bigger back yard). I grew up in Forest Hills and Great Neck in the 1960s/70s. If I had it to do again, I might not be here at all.

    • @ronronnie3093
      @ronronnie3093 2 ปีที่แล้ว +2

      The NYC property taxes are no long low, plus you have to pay city tax and the houses cost way more.

    • @dmiller1000
      @dmiller1000 2 ปีที่แล้ว

      @@ronronnie3093 I believe that single family houses in NYC are often assessed at lower rates than suburban homes. How much lower varies, and you're correct about city income tax. RE taxes on multifamily units are through the roof because they are taxed as rental properties - they're so high that the city has an 'abatement' program which is slowly being chipped away at. I think if property taxes were at parity with the suburbs, nobody would live in a single family home in NYC.

    Douglas Manor is a superb neighborhood with homes of grandeur, architectural interest and uniqueness. Quiet area where you can't believe you are still in city limits. Largest issues relate to being a city resident paying an additional 4% in income taxes as well as the overall quality of the school district (which is excellent by city standards). Many opt to send their kids to private schools, bearing an additional financial burden. These are two key reasons potential buyers then look towards areas in Nassau county like Great Neck or Manhasset and weigh their options. I know this, because I made this evaluation before opting for Nassau county.

    To anybody who grew up in NYC, like I did, you've got New York City (the 5 boroughs) and then there's Long Island (Nassau and Suffolk counties). But you, who didn't grow up in NYC, are saying, "Wait, I'm looking at a map and Brooklyn and Queens are located on the island of Long Island. He didn't walk over from Queens to Long Island because he was already on Long Island. He walked from Queens to Nassau. I don't understand". I don't know what to tell you, you have to be a city kid to "get it".

    I'm going to write a new comment I rewatched this video twice and I really love that it's close to the train station this is sort of a model of what suburbia should look like.
    And someone mentioned that the comments it does have a bus system. I
    like that it has a main Street. Though there are many suburbs that do. Including the one I live in. But it lacks any kind of public transportation which really hurts. Like I said before I would like to see maybe in some of the main Street areas some of the areas have more stories but this would take rebuilding them or sophisticated engineering.
    I always feel that in suburbs driving should be optional and in City centers it should be discouraged. And rural areas they should always have communal transportation like paratransit. And walkability/bicycle is just a human right. I mean the one thing that would make this better is if they took inspiration from like the Dutch and their bicycle Lanes. And the Peach Tree in Georgia where they use golf carts/microcar as their alternative means.

    My brother in law lived in a bigger mansion than these. He’s ceo of his own company. He only sold it since it was too big for 2 people. I was only inside the house once for Xmas but man that place gave me the “I’m in the wrong place” very much out of my environment haha

    No question , 2-3 million here or Brooklyn or Manhattan, definitely here , other places have no space, parking , views of concrete and a lot people you don't know.

    I see you went to Gatsbyland, Jon. Little Neck/Douglas Manor is absolutely gorgeous. If you want another recommendation for a great neighborhood to check in Northeast Queens, I think Bayside would definitely be a gorgeous choice for you. Also, with $2m, I'd probably stay in Riverdale or Forest Hills Garden for that price tag, though having a gorgeous view of Little Neck Bay like in the Great Gatsby wouldn't hurt. That's why I call that part of Queens Gatsbyland

    I'd prefer a house in queens to a brownstone and my last choice would be a Park Avenue apartment.

    Off topic: You have great looking shoes. Cool. What is the brand…and what is the colour. My son would really freak out if he received a pair for Xmas. 👍🇨🇦
    Oh and BTW… great episode as usual.
