Hi for your third reason you state that" there is no rent control allowing you to adjust your rent with the market each year" Do these not fall under the residential tenancy act?
They are exempt as it is considered a "newly created rental unit". This only applies for the new Legal Basement Apartment, not the existing upper unit. Here is the link: www.ontario.ca/page/residential-rent-increases#section-1 "New buildings, additions to existing buildings and most new basement apartments that are occupied for the first time for residential purposes after November 15, 2018 are exempt from rent control."
