    Quick question, what's the typical price range for a bunglow like this in welland where a legal suite can be added?

      We are currently purchasing detached homes anywhere from 450k to 725k based on if its a duplex or triplex conversions. We also have had some good luck with semi detached homes between 500k to 600k recently that are fully raised bungalows.

    My spouse & I lived and worked in Mississauga. We are planning on retiring 2 years from now. We wanted to convert our home to legal rental apartment. 3 floors including the basement. This is a Semi Detached, 1,400 Sq Ft not including the unfinished basement.

    Hi for your third reason you state that" there is no rent control allowing you to adjust your rent with the market each year"
    Do these not fall under the residential tenancy act?

      They are exempt as it is considered a "newly created rental unit". This only applies for the new Legal Basement Apartment, not the existing upper unit. Here is the link: www.ontario.ca/page/residential-rent-increases#section-1
      "New buildings, additions to existing buildings and most new basement apartments that are occupied for the first time for residential purposes after November 15, 2018 are exempt from rent control."
