What i find call it offensive in some ways,I been married 15 years,lived same address,with wife and daughter,and each year when doing extension they tend treat you like the first year,you reckon with stable marriage and life style you think there be better system.

I don't know if he mentioned any sources, but Tim Newton on his "TNT news channel said just after the middle of the year, after the Destination Thailand Visa was introduced, that it seems, or he believes that the annual requirements for the Non-O visas would be relaxed in the near future. Hi Ryan and Damo, for the past 12 years I have always done my retirement visa extension myself, and didn't even realise there were agents who would do it for you. This is craziness or laziness as it only takes common sense to do the paperwork and get statements from the bank. I always check with IO before I go to make sure that there have not been any changes or additional paperwork required. On the day the process only takes 10 minutes and costs 1900 baht as opposed to the several thousand baht that agents charge. I decided not to go down the marriage route as it seems so intrusive and lengthy with having to wait for District Office to approve, whereas Retirement is done there and then! Hi @harryinhuahin Last week I did my 3rd immigration visa extension without agents, cost was 200 baht for bank and 1900 baht for non o retirement visa stamp , and 170 baht for a lovely lunch with my partner, I think like you do that the YT experts cause concern with new arrivals telling of horror stories , but I think if you meet all the legal requirements there are no issues , I wish the authorities would be more stringent on checking that the funds are indeed in place for the correct amount of time , ie 3 months before and 2 months after visa and no more than 50% used during the rest of the year ,

We have to do exactly the same apart from going to the registry office to prove marriage. We just show marriage certificates original and blue book of address. First year I had two immigration officers visit asking awkward questions. It is intrusive having to take photos etc, but I’m used to it now. Just wish they’d change it to every 5 years.
I'd say it's best to never just meet the minimum requirements set. Always give yourself some cushion. Else, some unforeseen circumstance can make you fall below the requirements...... including a change in the requirements!
I have my 400k in a separate fixed term deposit book. It currently pays 1.4% interest and there is zero chance of it dropping below the minimum, as there are no fees..

We do our own extensions based upon marriage too. I knew someone whose account fell below the required level by 5 Baht and he was refused an extension. I just keep 1 account well above the required amount and don't use out of it. There's always annual fees and maybe withholdings on interest earned, so keep more in it. A couple hears they didn't even bother visiting us...our IO people know us, 1 of them personally. Agree that the financial/no insurance requirement of a marriage extension vs. retirement is well worth the few hoops you have to jump through.

Aah the famous good old visa , came to Thailand as a hippie in 1981, came back in 1983 on non immigrant visa valid 180 days . Then lived two years on the same non immigrant visa valid 180 days when living with a Thai family in 1986/87 . Had to go for visa run every 180 days and also pay tax before leaving the country. Without the tax receipt could not leave the country at that time. Worked as a French teacher in Samsen collège and in Siam square with Little income very few hours at the time compared to English . I was at that time a réal FARANG KEE NOK! In 1987 joined the United Nations in emergency operations worked in Africa for 15 years before I had my luck and worked for 10 years on the Thai Myanmar border under a diplomatic visa what a change of status compared to my first time in Thailand. Nothing to worry at the time and worked in close collaboration with the Thai Immigration on refugee issue displaced person and protection programmes on humain trafficking .Now on LTR retiree visa worry free for 10 years . Still consider Myself lucky to have known Thailand when I was 19 years old and I knew that I would live in Thailand one day forever ans make this country my home
For me, in all interactions I've ever had with Thailand's Public Servants (in whatever Government service) are always professional, pleasent and helpful despite the seemingly quixotic process. Unsurprisingly everything works out despite my farlung way of thinking
If there is something I hate is the bureaucracy and the inflexibility. The whole extension, work permit, residency permit, and diploma verification are just painful. They seem to employ people who don't actually understand life. The more I have to do the more I hate it. I was gonna go for the residency permit as I seemed to have qualified, but there came the surprise. My Thai employer decided to screw me over. There was an agreement that they paid our taxes by cutting that amount from our salaries. However, in my last year at work, they simply stopped doing that and a gap suddenly appeared in my work history so I couldn't go for the resident permit. Of course no one has taken any responsibility nor has anyone apologized let alone saying sorry.

That is a pain having to have that money tied up. I suppose each country has some snag like that. Here in Croatia the snag is that they don't allow dual citizenship. I am not willing to give up my British citizenship so I will never be a Croatian citizen. In a few months I will start getting a small UK company pension. The pension company have offered me the option of taking part of that pension as a tax free lump some. Tax free in UK but if I take it I will be taxed on it in Croatia.

Indeed the official Thai immigration website and anywhere online only ever speak of 3 months before application, not year round. I suspect the immigration officer/s at Phrae are either mistaken, non well versed with the rules, or unnecessarily arbitrary. Immigration rules are the same nationwide, there is no reason for them to be different, even on the Phrae immigration website there is no information about this rule of the 400k in the bank the whole year. Please Google " do immigration rules change by province in Thailand" and the answer in clear - NO, there are no differences. If I was you I would investigate further, as it sounds like an arbitrary want of the officer in charge, which may be challenged or questioned about at the central immigration HQ in Bangkok. My 2 cents.
This is the first time I did the O visa marriage visa I did it here in the USA because didn’t realize the plane tickets I booked was for about 65 days. I had only needed to show $15,000 in my bank account ,did not have to show it was there for three months just one bank statement. I did attempt to get a bank account when I was there. Had no luck was told I needed to be added to the house paperwork, but they would not add me unless I can show them. I have been there for at least six months or had a work permit. just got back home December 9. After paying off debt here, we plan to buy a house over there and live just under six months a year because of the tax situation I still have a business here.
If you are married and have 5 years of tax payments slips (can try at 3 years already) you can actually go straight for citizenship application and skip the permanent residency. You should be able to find details on this on several web sources.
Don't trust what you find on the internet from different or multiple "sources". Those sources are often wrong, unless they have a proven track record of providing accurate and up to date information. Heck, I've even found the website of Siam Legal to have inaccurate or out of date information and they're supposed to be one of, if not the top legal firm in Thailand. Thailand's Immigration should be the source for accurate information. Even then, individual Immigration Offices vary on annual requirements for"Extensions of Stay", so they might also vary on what they require for Permanent Residency and Citizenship.
Funds in account here in Kanchanaburi is 3 months and not a day short I found that out last time by 3 days short and because my wife is like yours we jumped through 3more hoops in less than a week to show I have monthly deposits lesson learned
You mentioned 800k in bank for visas based on retirement. Just for your information, you can spend/use/withdraw up to 400k of that amount for 7 months during your 12 months extension. The 800k just need to be back in the bank 2 months before the next extension, and 3 months after (but can't go below 400k). So one can indeed invest 400k for 7 consecutive months, if anyone wants that. Bitcoin maybe? 😊
Really ??? It needs to be in Thailands banking system , That are very good and efficient, I live in a small village with the local town 2km having 5 different bank branches , in most malls in the cities they have all banks normally on the top floor, banking is easy and safe here ,

You can show bank statements from the previous 12 months showing more than 40,000 each month has been paid into the account as well as 400,000k in the account for 2 months.
Question: at what point would you give up on this yearly visa application process? Seems overly burdensome and would be a reason not to live in Thailand. It would be easier to get Visa elsewhere obviously but whatever the pull for Thailand I think the fact you are at the mercy of the competency of the Thai government, the stress would not be worth it.
so long as you comply its a small price to pay and a minor inconvenience for a lifestyle that supersedes any i would have in the UK by an enormous factor, for me personally that is, I would have to go bankrupt, lose my children and home before i would see this as not worth it

You’re talking about two separate matters. If you’re in Thailand for 90 consecutive days you are required to do a 90 day report. You can do it in person at your IO or in most cases online. The other issue regarding moving around is the TM30. The accommodation provider/landlord is responsible for reporting that you are staying at that place. You only need a copy of the TM30 if you are going to be interacting with immigration in which case you just need to ask for a copy of your latest one.
@phillipfairbrass3575 I'm sorry you feel that way. Visa agents offer a service, and have fees to pay to complete every service. It's not that lucrative to be a visa agent, if you think so. They offer a wide service, and with that comes expenses. 99% are honest and hardworking. Unfortunately there is that, maybe 1%, who might not be. It is everyone's choice to use one, or not. No one is forcing your hand. The customers who use agents, are happy with their choice, and with their agents.
Depending what you need, agents can charge you 10x or more than it would cost to do it yourself: 90-day report - Free -- with agent, 2.000 B. 12-mon, Ext - 1,900 B -- with agent, 20,000 B. "Special" requirements = 30,000 B. up...! In 23 years I've never used an agent... and never had a problem with Immigration in Thailand.
Being in mind each immigration office has their own requirements in addition to the official requirements, having the correct amount of funds during the specified period is essential. However, if a problem with funding a marriage extension occurs one can apply for a 60 day extension based on visiting Thai wife, which gives the applicant time to correct the funding shortfall and stay in Thailand.
My son lived there 10 years, partner & child, endless rigmoral with visas. Migrated to Australia with child & his mother, nil interference or contact in 4 years since.
How much has his cost of living risen since being in Australia ??? If we look at immigration visits as a chore then we won’t like the process, I look at it from a retired point of view as a day out , get lunch and meet a few new strangers doing the same thing as I’m doing , I don’t have anything else to do that I can’t spare the time to go to the bank on the way to immigration once a year , my 90 day report I do on the way to the supermarket and takes under 2 minutes , I find the hassles come when you don’t meet the legal requirements or look for loopholes to beat the legal requirements,

I have been on a retirement visa for 15 years and because I come from a country that did not have a whole bunch of cheaters declaring incorrect income ie: USA, UK and Australia, I can go to my embassy and get a letter certified by my embassy that I have an income of greater than 65,000 baht per month. I do my own visa extensions with no problem at all and do not need the 800,000 baht. By the way, I do colect interest on my sabings acoount here in Thailand
You are actually not kicked out of Thailand if you fall below the required amount of Baht on your bank account. If you have a permanent income like a pension you can combine the pension with your bank account.
In this case there was no other income and the balance was not maintained for the required two months - the immigration officer said explicitly that if he was to submit the documents like this they would be rejected, the visa would be cancelled and the individual would have to leave Thailand with the week grace period
It's the other way round. First time the 400k must be in the bank 2 months prior the application for a 1-year extension based on marriage, then 3 months thereafter. Moreover, after you get your visa extension you can take all that money out if you wish, as long as you put it back 3 months prior the next extension. With the retirement visa you must have the 800k in the bank 3 months before the visa application and 3 months after, for a total of 6 months. Then you may take some money out in the remaining 6 months, but never going below the 400k threshold, or else you won't be able to get a retirement extension next time. Just to clarify.

Thailand should be the same as England because you can take a Thai wife to England she can live there for 1 year we are a job and then after one year she can get a job then after 5 years she's there for good and she could take off the money if you sold the house so the rules should be the same here
Best option try find a girl take her back to UK than living though the visas hoops in Thailand or both move to Laos or Cambodia which don't require the money in the bank like Thailand does.
I was in Malaysia for 18 years married 3 kids But when My wife died of cancers they cancelled my spouse visa and imprisoned me for overstaying my visa and deported me along with my 3 young children who are All Malaysian citizens back to the UK where My children had never ever been to in their lives...work that out? And the British high commission and British authorities were no help at all just allowing the Malaysian authorities to dump 3 of their own citizens onto the British taxpayers.

Less paper work, no visits from immigration wanting to see you and the wife in the bedroom ( happens sometimes ) no paper work from the village chief, no having to show where you live on a map etc. I have been on retirement 17 years now. I just got a 1 year extension 1 week ago, was finished in 45 minutes, with passport in hand.

@@thenakedguru I'm not so sure about the health insurance Ryan, heard of far too many people paying big monthly premiums and when / if the time comes to make a claim, so many times excuses are made and no pay out is made. A lot of my friends here only have accident insurance as claims are more often paid. Bit of a gamble either way in my eyes. Shame really.
its a mess, i have a nice plan in the middle, 20k a year covers the big stuff, however i will probably be relying on my social security and self insuring as i get older as i do not trust the companies especially at those premiums.

Also has to be in an account in the name of the visa applicant only, it can't be in a joint name account. Think about joining a Facebook group in your country that's related to Thai Visas. They can provide a lot of information to help.

There are 76 Provinces in Thailand and all have Immigration Offices, most just one, a few provinces have two. The Offices would be located in the main city of the Province.

Marry someone you trust and have been with over a decade, do superficies agreements on your property, hold your wealth in Tesla and BTC, be ready to give the house to your kids, its theirs! and also you can issue the marriage visa equivalent via your children easily so not quite true, with your wife in the USA or UK you will get your ass booted out and be paying child support too!

Hi I am on a marriage visa and every year go to the local immigration office and renew it. Only difference is I never have had to go to the local council just show marriage papers to immigration who only come to house if I change property, assorted photos of us at property and map like you said (in duplicate) Takes about a week as the application and passport sent to main office. I think the advantages of Thai nationality is a no brainer. Apparently difficult to obtain. All the best.

Thailand immigration seems so complicated. Go to the U.S. no documents needed. They give you a hotel, a fancy phone and monthly cash! No language requirement. No criminal background check. No bank account balances needed. No photographs required.

I think like you do that the YT experts cause concern with new arrivals telling of horror stories , but I think if you meet all the legal requirements there are no issues , I wish the authorities would be more stringent on checking that the funds are indeed in place for the correct amount of time , ie 3 months before and 2 months after visa and no more than 50% used during the rest of the year ,

We have to do exactly the same apart from going to the registry office to prove marriage. We just show marriage certificates original and blue book of address. First year I had two immigration officers visit asking awkward questions. It is intrusive having to take photos etc, but I’m used to it now. Just wish they’d change it to every 5 years.

I'd say it's best to never just meet the minimum requirements set. Always give yourself some cushion. Else, some unforeseen circumstance can make you fall below the requirements...... including a change in the requirements!

I have my 400k in a separate fixed term deposit book. It currently pays 1.4% interest and there is zero chance of it dropping below the minimum, as there are no fees..

We do our own extensions based upon marriage too. I knew someone whose account fell below the required level by 5 Baht and he was refused an extension. I just keep 1 account well above the required amount and don't use out of it. There's always annual fees and maybe withholdings on interest earned, so keep more in it. A couple hears they didn't even bother visiting us...our IO people know us, 1 of them personally. Agree that the financial/no insurance requirement of a marriage extension vs. retirement is well worth the few hoops you have to jump through.

Aah the famous good old visa , came to Thailand as a hippie in 1981, came back in 1983 on non immigrant visa valid 180 days . Then lived two years on the same non immigrant visa valid 180 days when living with a Thai family in 1986/87 . Had to go for visa run every 180 days and also pay tax before leaving the country. Without the tax receipt could not leave the country at that time. Worked as a French teacher in Samsen collège and in Siam square with Little income very few hours at the time compared to English . I was at that time a réal FARANG KEE NOK! In 1987 joined the United Nations in emergency operations worked in Africa for 15 years before I had my luck and worked for 10 years on the Thai Myanmar border under a diplomatic visa what a change of status compared to my first time in Thailand. Nothing to worry at the time and worked in close collaboration with the Thai Immigration on refugee issue displaced person and protection programmes on humain trafficking .Now on LTR retiree visa worry free for 10 years . Still consider Myself lucky to have known Thailand when I was 19 years old and I knew that I would live in Thailand one day forever ans make this country my home

If there is something I hate is the bureaucracy and the inflexibility. The whole extension, work permit, residency permit, and diploma verification are just painful. They seem to employ people who don't actually understand life.
The more I have to do the more I hate it. I was gonna go for the residency permit as I seemed to have qualified, but there came the surprise. My Thai employer decided to screw me over. There was an agreement that they paid our taxes by cutting that amount from our salaries. However, in my last year at work, they simply stopped doing that and a gap suddenly appeared in my work history so I couldn't go for the resident permit. Of course no one has taken any responsibility nor has anyone apologized let alone saying sorry.

That is a pain having to have that money tied up. I suppose each country has some snag like that. Here in Croatia the snag is that they don't allow dual citizenship. I am not willing to give up my British citizenship so I will never be a Croatian citizen. In a few months I will start getting a small UK company pension. The pension company have offered me the option of taking part of that pension as a tax free lump some. Tax free in UK but if I take it I will be taxed on it in Croatia.

Indeed the official Thai immigration website and anywhere online only ever speak of 3 months before application, not year round. I suspect the immigration officer/s at Phrae are either mistaken, non well versed with the rules, or unnecessarily arbitrary. Immigration rules are the same nationwide, there is no reason for them to be different, even on the Phrae immigration website there is no information about this rule of the 400k in the bank the whole year. Please Google " do immigration rules change by province in Thailand" and the answer in clear - NO, there are no differences. If I was you I would investigate further, as it sounds like an arbitrary want of the officer in charge, which may be challenged or questioned about at the central immigration HQ in Bangkok. My 2 cents.
This is the first time I did the O visa marriage visa I did it here in the USA because didn’t realize the plane tickets I booked was for about 65 days. I had only needed to show $15,000 in my bank account ,did not have to show it was there for three months just one bank statement. I did attempt to get a bank account when I was there. Had no luck was told I needed to be added to the house paperwork, but they would not add me unless I can show them. I have been there for at least six months or had a work permit. just got back home December 9. After paying off debt here, we plan to buy a house over there and live just under six months a year because of the tax situation I still have a business here.
If you are married and have 5 years of tax payments slips (can try at 3 years already) you can actually go straight for citizenship application and skip the permanent residency. You should be able to find details on this on several web sources.
Don't trust what you find on the internet from different or multiple "sources". Those sources are often wrong, unless they have a proven track record of providing accurate and up to date information. Heck, I've even found the website of Siam Legal to have inaccurate or out of date information and they're supposed to be one of, if not the top legal firm in Thailand. Thailand's Immigration should be the source for accurate information. Even then, individual Immigration Offices vary on annual requirements for"Extensions of Stay", so they might also vary on what they require for Permanent Residency and Citizenship.

Funds in account here in Kanchanaburi is 3 months and not a day short I found that out last time by 3 days short and because my wife is like yours we jumped through 3more hoops in less than a week to show I have monthly deposits lesson learned

You mentioned 800k in bank for visas based on retirement. Just for your information, you can spend/use/withdraw up to 400k of that amount for 7 months during your 12 months extension. The 800k just need to be back in the bank 2 months before the next extension, and 3 months after (but can't go below 400k). So one can indeed invest 400k for 7 consecutive months, if anyone wants that. Bitcoin maybe? 😊

You can show bank statements from the previous 12 months showing more than 40,000 each month has been paid into the account as well as 400,000k in the account for 2 months.
Question: at what point would you give up on this yearly visa application process? Seems overly burdensome and would be a reason not to live in Thailand. It would be easier to get Visa elsewhere obviously but whatever the pull for Thailand I think the fact you are at the mercy of the competency of the Thai government, the stress would not be worth it.

I was considering applying for a retirement visa, but I believe I read that I must report every three months to check in and provide a new address if I relocate. My intention is to travel extensively and stay in hotels to explore the entirety of Thailand. I’m uncertain whether they approve of a person on a retirement visa engaging in frequent hotel hopping.
You’re talking about two separate matters. If you’re in Thailand for 90 consecutive days you are required to do a 90 day report. You can do it in person at your IO or in most cases online. The other issue regarding moving around is the TM30. The accommodation provider/landlord is responsible for reporting that you are staying at that place. You only need a copy of the TM30 if you are going to be interacting with immigration in which case you just need to ask for a copy of your latest one.

Use a visa agent with good reviews. There are plenty with very good online reviews. Do a search in your area.

No one is forcing your hand. The customers who use agents, are happy with their choice, and with their agents.

In 23 years I've never used an agent... and never had a problem with Immigration in Thailand.
Being in mind each immigration office has their own requirements in addition to the official requirements, having the correct amount of funds during the specified period is essential. However, if a problem with funding a marriage extension occurs one can apply for a 60 day extension based on visiting Thai wife, which gives the applicant time to correct the funding shortfall and stay in Thailand.

If we look at immigration visits as a chore then we won’t like the process, I look at it from a retired point of view as a day out , get lunch and meet a few new strangers doing the same thing as I’m doing , I don’t have anything else to do that I can’t spare the time to go to the bank on the way to immigration once a year , my 90 day report I do on the way to the supermarket and takes under 2 minutes , I find the hassles come when you don’t meet the legal requirements or look for loopholes to beat the legal requirements,

I have been on a retirement visa for 15 years and because I come from a country that did not have a whole bunch of cheaters declaring incorrect income ie: USA, UK and Australia, I can go to my embassy and get a letter certified by my embassy that I have an income of greater than 65,000 baht per month. I do my own visa extensions with no problem at all and do not need the 800,000 baht. By the way, I do colect interest on my sabings acoount here in Thailand
You are actually not kicked out of Thailand if you fall below the required amount of Baht on your bank account. If you have a permanent income like a pension you can combine the pension with your bank account.
In this case there was no other income and the balance was not maintained for the required two months - the immigration officer said explicitly that if he was to submit the documents like this they would be rejected, the visa would be cancelled and the individual would have to leave Thailand with the week grace period
It's the other way round. First time the 400k must be in the bank 2 months prior the application for a 1-year extension based on marriage, then 3 months thereafter. Moreover, after you get your visa extension you can take all that money out if you wish, as long as you put it back 3 months prior the next extension. With the retirement visa you must have the 800k in the bank 3 months before the visa application and 3 months after, for a total of 6 months. Then you may take some money out in the remaining 6 months, but never going below the 400k threshold, or else you won't be able to get a retirement extension next time. Just to clarify.
You may be in a different province - each province has its own rules - some require it to stay in year round 👍

I was in Malaysia for 18 years married 3 kids But when My wife died of cancers they cancelled my spouse visa and imprisoned me for overstaying my visa and deported me along with my 3 young children who are All Malaysian citizens back to the UK where My children had never ever been to in their lives...work that out? And the British high commission and British authorities were no help at all just allowing the Malaysian authorities to dump 3 of their own citizens onto the British taxpayers.

Less paper work, no visits from immigration wanting to see you and the wife in the bedroom ( happens sometimes ) no paper work from the village chief, no having to show where you live on a map etc. I have been on retirement 17 years now. I just got a 1 year extension 1 week ago, was finished in 45 minutes, with passport in hand.

@@thenakedguru I'm not so sure about the health insurance Ryan, heard of far too many people paying big monthly premiums and when / if the time comes to make a claim, so many times excuses are made and no pay out is made. A lot of my friends here only have accident insurance as claims are more often paid. Bit of a gamble either way in my eyes. Shame really.

There are 76 Provinces in Thailand and all have Immigration Offices, most just one, a few provinces have two. The Offices would be located in the main city of the Province.

I am on a marriage visa and every year go to the local immigration office and renew it.
Only difference is I never have had to go to the local council just show marriage papers to immigration who only come to house if I change property, assorted photos of us at property and map like you said (in duplicate)
Takes about a week as the application and passport sent to main office.
I think the advantages of Thai nationality is a no brainer.
Apparently difficult to obtain.

Thailand immigration seems so complicated. Go to the U.S. no documents needed. They give you a hotel, a fancy phone and monthly cash! No language requirement. No criminal background check. No bank account balances needed. No photographs required.

There certainly is that same package available for new arrivals in England! Most arriving on small boats across the channel!

I think that is what they want and expect.
These photos are taken for the occasion. It's not like they want the photos of your family that you have randomly laying around.
