But I believe that borrow is already very high , if inflation goes higher and Fed response to higher interest rate , the economy will collapse. Question: as an index investor, do you feel REITS beat a fund like VWRA(I don’t want to take CSPX give the last 10 yr perf) over the last 10 years?

it is slow and steady just buying a world ETF but not alot people are disciplined and patient to DCA

Is ok to have a few bad picks. I have a few picks that drop >50%. But I overall I am still positive. Just make sure one don’t trim the winner

Both dividend and returns. Like buying a property.
