I am loving this condo. I live with a partner for many years but lived alone in between for 7 and a little before that and trust me, though it has its advantages, living with another is a compromise and I really miss living alone. So I'm already decorating this place LOL. I love everything about it. I could make it into a Showplace for about 10 grand. It's kind of what I've done for our houses and for friends and it doesn't have to cost a fortune to do a complete makeover in a very short period of time. I love it.

Thank you for this tour. This apartment/condo looks very nice. Is there any parking in the building or is that part of this property an outside parking lot? But this place look cool. The kitchen is big in a "U" shape setting. The stove is electric which is ok. I think I would have that wooden part of that small wall attached to the frig I would take that off or maybe a new frig would be nice. The space in the living room/dinning and bathroom is very good looking. Again, the property looks very good and I think a small renovation to this property would be nice. Yes it's a pretty decent unit especially for the price and location. It's just north of 41st St. so it's pretty central in Miami Beach and only a few blocks away from jumping on the highway. Oh man I can't imagine having been delayed by the snow! I remember when I left Illinois we had a pretty bad snowstorm right before and I was debating not leaving because of it. Winter tries to just pull you back in as much as it can LOL. Good luck on your move Anthony!!
That is a surprisingly good value for PITI & HOA! The kitchen, while older, is still bright (some of the older kitchens - even in FL - have those dark cabinets which turn a small kitchen into a closet!). I was not wild about the bathroom, but a quick redo could make that much nicer. Great closet space, and only 8 blocks to the beach! The communal laundry room can be a drag, but maybe there is not excessive demand on it - though still involves a few trips up & down the elevator (as opposed to throwing in a load, going about your business, and then returning whenever, to move to the dryer (what I am used to with in-home or in-unit laundry). The drawback for 1st- time homebuyers might be the $37k DP! I did not think there would be condos of this size available under $200k this close to the beach, in a good neighborhood. Is this Miami Beach, or Miami proper? There did not seem to be many high-rises along the beach when you did the panorama. Lots of light and seemed to be near the top (footsteps above can be a drawback of apt/ condo living. How much is a 2 BR in this type of bldg? Even if single or a couple, a guest room/den is nice, and if you go to sell or rent, is generally more marketable. Nice tour!
Yep this place offers some decent value. A 2 bedroom like this would be around 250-270k. That downpayment could be tough for some, but its not unattainable like so many other properties in the area, and yes this is Miami Beach. Definitely a great spot. And the you cant see them, but the high rises on the beach are there 👌

I used to be in property mgmt of huge apt complexes, and our 2 BRs always moved faster than our 1 BRs. Oddly enough, the studios (we did not have that many at any one property) really moved fast! We never had any available, but our company specialized in month-to-month rentals (most furnished), so the studio was perfect for someone on a short job assignment, or even just a month in Cali to escape someplace else. We had pools, Jacuzzis, gyms, great landscaping, complimentary Sunday brunch, activities, etc. We got snowbirds, business people and lots of young just venturing to CA for the 1st time.

If you want to find a place like this you just need to be focused on the area you want, and filter out the listings that don't meet your criteria and just keep on the lookout

Renters insurance is generally pretty expensive we're talking maybe $30-$80 per month depending on the place and how much stuff they have / want covered etc. But flood insurance and hurricane insurance for owners is a whole other story and can be quite pricey

In a rent to own situation you're basically just renting so your deposit would be like a normal rental deposit so probably just a couple months rent. And then a portion of your rent will go towards the purchase. You are allowed to make renovations but you need permits from the city and the HOA. The condo market is definitely a separate topic but in general it all comes down to pricing if you ask me. There are a lot of condos available for sale here so if you want to sell in a timely fashion it better be a good deal
but the HOA is annoying. $360 every month and for what? Not even any amenities. And this HOA will never stop and is such a waste of money. And the fact they can tell you whether you can have pets or not, rent it out or not, and what else..? And HOA will go up over time too I imagine......
You have to look at it like this. Anyone that's going to live in a condo here will have to put up with that anyhow. So why not live with a low HOA fee comparatively and choose which amenities you want to pay extra for, spa, gym membership etc.

Technically the listing says no but a lot of times when you're an owner in a place you can get by and have a pet but of course not always. Depends on the rules of the building. sometimes also the listing agent marks the wrong box by mistake
