    If the sump pump had been working, wouldn’t have been that bad. That’s what you get when you hire a Janitor as building maintenance.

    Just had one of these a couple weeks ago where the solder joint on a Hoffman 79 up near the ceiling came apart. Never seen that before. Took out 5 Laars Pennants, two modulating draft inducer controls, two 5 HP circulators and VFDs. Still waiting on parts. Impressive that you got the heat and DHW back up by 1pm. Great that you keep that kinda stock on your truck. We don't, but every one of us does installs, piping and service. Just couldn't fit it all in there.

    I’m surprised you were able to get that all up and running within a day and a half (critical stuff like this should have 3 sump pumps and water sensors )

      Your lucky if they have and small pump, planning for problem is not common unfortunately.

    Your backboard on that underwater boiler will corrode over time. Any copper trace will fail over time along with the wiring that went under! 🤷‍♂🤦‍♂

    Water pooled in gas valves but it didn’t get that high….also I dont think you over reacted. If you had water pooled inside the burner it probably backed up into the gas piping

    WD40 can be a miracle for driving water out of electrical components. It won't saved fried logic boards but it's great for basic electrical components and relay sockets. Lives up to the name.

    Just share thoughts.
    Wouldn't be better to fix the leak and let to equipment to dry up and then to see what need to be replaced. Most likely even controllers possible still will be ok.
    Or there is no down time for at least 24 hr ?

    • @mfbfreak
      @mfbfreak 7 หลายเดือนก่อน

      The big issue is that corrosion and other water damage can potentially only show itself after a long time, like a couple of months. So while initially it may work fine, after a couple months it can break down and put everyone without heat yet again.
      Many cars survive being flooded with water initially, if you pump out the water from the engine. However, after a short while, they will start to give all kinds of weird electrical problems.
      You're not wrong, and as a private owner you could consider doing it and fixing the individual components if they go bad, but as a professional property owner you get paid a ridiculous amount of money in return for the service of providing housing - and for that, people absolutely deserve fully reliable hot water and heating in return. Putting your tenants out of heat every couple of months is a terrible thing to do. Often, tenants can't even get their money back for the days without heat on which the service that you pay for (a warm house with hot water) isn't being delivered!
      If the property owner would pay back rent for any day without heat, there could be a discussion about whether it would be acceptable to run things till they break, but in the end it's unlikely that that would even save the owner money.
      Same goes if people are owners of their apartments but pay in to a central fund for the central HVAC system. People rarely get money back for days they went without receiving the heat they pay for.
      Finally, without the heating system itself working, that basement isn't ever gonna get dry within 24 hours. It will take weeks to dry by itself, with the added risk of fungus.

    ok, big wtf here. you work a job where theres chances you have to go into flooded room and you mean to tell me that you dont have anyhting to put over your boots or even a full boots and pants covering so you can enter that room without getting your feet and legs wet.
    i would think that would be a valuable piece of gear for someone in your line of work and was half expecting to see you go get that and then walk in there with it. if i were you i would either demand my employer provide such garments or buy something myself so i can trudge into spaces like that.
