We are in the process of buying this model. It is somewhat customizable. We are getting it without the outdoor kitchen, without the bunks. Putting in a workspace and closet where the bunks are. Going to do custom built-in entertainment unit and 3 drawer chests as nightstands, as well as a storage bed with drawers in the sides. We opted to leave out the island as well. Can't wait!! Mortgage free retirement!

At 121k! Who could afford it!?? My trailer cost half that, and it's fully loaded with 3bdr and 2b. If you want a tiny home, this is cute. I would make some changes, like a smaller sink on the porch. I would take out the bunk beds and put in a dining/seating area. Put queen size bed in master. Gotta lower that price! That is not affordable housing!!!

This is the Best design I've seen for 399 sq ft. I'd like to take a couple feet from deck for 1/2 bath in primary. If you can sleep up to 6 people,need that 1/2 bath. Love this one. Thank you.
Love all the windows. It needs a shower wand in the shower though. Love the tankless water heater!! Absolutely love this home for 1 person as a permanent residence
I see this more as a place to getaway to, not for full time living. This would be an awesome little place for your "camp" in the mountains, along the river somewhere or in an RV campground. A great little weekend getaway home. I wouldn't change a thing.

Even RV parks rent lot spaces seasonally. I just don't think it's practical for every day living. At least not for me.
I agree with you Chance, they should make a regular size modular home to have the same outside appeal. There is no need for the bar outside either. But, everything is very nice.

I absolutely love the built-in drawers and closets. In my opinion, there should be a shower/tub combo. This place is very unique.❤❤❤❤❤

Property taxes are going up every year, driving people out of their homes on limited incomes. In that kind of situation a small home like this to retire in makes sense.

I really like this setup. I currently own and live in a Tinyhouse/parkmodel 398 sq ft. I really wish ir had the loft area. Mine has a small porch also. Yes, I think i would want a slightly larger living room and could do without the bar/sink out front. I personally don't need the bunkbeds and could make that area a study.i do love the storage next to the washer. I absolutely love living tiny.
Hi Chance, love this tiny house! This house would a perfect vacation home. Secure it to a barge or an approved TVA floating device and moor it on one of Tennessee's beautiful lakes!
Love it but I don’t need the bunks and would use the space a tad differently. The standing loft is a nice add. I would make that an extra bedroom and add a wardrobe at the top of the platform. Or I could use it for storage. My kitties could sleep there happily. I love these houses. Now this I could realistically down size to.
I would put in a rectangular window in front of kitchen table...and storage in steps to loft. And a deeper shower or small bath tub. I'm not a shower person...;-) Great design!
Very nice home. My preference would be to keep the bunk beds out. The loft is enough extra space for me. That bunk space would make a very nice pantry spot.
I would love this as is so much! However I could see the bunk beds being replaced with a closet and work space, the loft closed off from the living room for privacy when sleeping, and the island being taken out but either way I love it !
I would extend the front out 6-8 ft and the back 2 ft. I have to have a real dining space and a living room with space for a chair. Lose the bunkbeds and put a desk and upper cabinets there for a desk/sewing table. I'm autistic and am a natural clutz and frequently bump into things, hence the need for space to move around in. A double bed in the br would be fine. I sew for a living and dedicated work space is a must. I can store supplies in the loft. No need for the sink setup on the porch. A nice table and two chairs with a settee would be perfect. I can't live without a bathtub

Northern Mississippi, huh? I've been watching you for a while now. I don't know how I missed that. I'm in Senatobia, though I'll be leaving soon. My daughter and son-in-law live in Pennsylvania and we've been looking at manufactured housing as a possible future for us. The single wide duplex is too cute! I wonder if any of the manufacturers have considered putting these duplexes together in an L-shape with a community deck or patio in the middle. Just a thought
Im a senior who cannot climb stairs. It would be nice fo t me with minor changes: closets where the bunks are, shelves under the tvs for soundbar, remotes, bluray, etc. No bar outside but storage units for outdoor stuff. Loft would be ok for lots of storage, seasonal clothes, etc with someone to retrieve it as needed.
I'd want the porch sink and counter out and use the larger stackable washer and dryer, then take out the bunk beds and add a work area. Change out the draws opposite of the bunks and have a pantry instead. Something for a work from home single person.

Make sure you get a good warranty. Clayton has a bad reputation and poor quality.
Skip the island on the porch. Take out the bunks and make a closet there. Love it.
Same, take out the island, and put in a fireplace on the one wall!
