    I don't believe the house is that dated cause when it was built all the materials were high/upper end. Now the design is in question. The master has too many French doors. French doors are known to not have the best energy efficiency value. THE MASTER HAS 3 SETS OF FRENCH DOORS! Wow! Talk about over doing it, and the master shower tile is a very bad selection for cleanliness. As big as the master shower is, it should have a rainfall with duel shower heads/ handhelds. Don't want to be a negative Nancy, but I just didn't get those things. All in all I believe the exterior and interior look nice. I would not pay $1.4 million. I say about $880 to $950 thousand is a better price for a 15 year old house. Thanks always sir, you are great at what you do.

    I think you're doing a fantastic job by pointing out the 'not necessarily' bad as well as the good. I do see the value in the homes thanks to you. It's roomy and unexpected in a large way. I would like to change out all the cabinetry in the kitchen and entertainment area for something a little more modern Georgian. It looks and feels like an afterthought but that's my opinion. Nice to put a handsome face with the voice as well.

      Its a mediterranean style home. To me its timeless. I'm not a fan of modern style. Too boring with all the straight lines and cold overall feeling. Not homey.

    This home is really beautiful! I liked the view and that it has space. Good amount of sunlight is also coming from outside. The ceilings are pretty nice. I would like to buy this home and also I would recommend your channel to others.I don't live in Vegas and I want a property. Good job doing , Chakit!! ❤️

    Enjoyed the gas sound! Lol. Central vacs I hate. I kept tripping over the hose. My new home I didn’t put one in. It’s been fine using a regular hose. The home is beautiful. Someone is going enjoy it.

    The pump in the front of the house was for that fountain in the front courtyard area. Nice home other than the 2 different colors of cabinets in the master bathroom. Also did not like the fridge. I would have it replaced with a stainless steel as the wooded panels look weird. Thank you for always bringing us videos. Stay well in all this madness my friend.

    I like this house, it is very inviting, and warm. Love all the arches. One of the few I feel I could live in.....except.poor little kitchen. Love that little hidden room.

    Great video Chuck💥 This home has great kitchen cabinets and an amazing master suite. The shower in the master suite being so large definitely needs more than one shower head. The closet space is spectacular and the tub is excellent for soaking. The in-law suite is done very well and it’s a great size. What’s not too exciting is the dining room and kitchen are right at the front door! The floor plan lost me there. The “secret room” in the back is a cool touch for guests who need privacy! I don’t see 1.4 because in these communities anyone at anytime can park in front of your home which is often an issue and the monthly HOA fees are ridiculous!

    The house has great bones but definitely needs some upgrading. That master closet was to die for. Always look forward to your entertaining vlogs especially now since we are staying inside. Guard your health. Young people are also getting I'll with this virus!

    Agree about the travertine looking dirty it should be steamed cleaned every 18-22 months ( depends on foot traffic)to keep it looking nice and clean same thing with slate if not steamed cleaned they both start looking terrible

    The best part is that the realtor points out the flaws I miss. The people who developed in Nevada were idiots. Where are all these millionaires who live this life?? Why did they assume millions of rich folk want to live in NV?? Sadly, unless a sucker passes thru, most of the homes shown here will eventually be demolished unless the bank is willing to take a loss. The buyer has all the power. It's time for a market collapse, one that'll make 2008 look like a picnic..

    Thank you for posting these videos. For some reason TH-cam has started recommending them. But I am a harsh critic of these so called luxury homes.
    Another cookie cutter monstrosity.
    They make these homes to be big but have wonky structure in flow and design.
    What I liked.
    The Paverstones. Easy to maintain and a whole lot easier to re level if the ground underneath sinks.
    The back splash to the Stove. Something that is smooth and easy to clean.
    Central Vac system
    Finally a proper Laundry room size!
    My central vac system is over 20+ years old and works like a dream. Maybe because most of the crap we now have is made in China.
    The master bedroom closet was ok.
    The retractable awning was nice.
    Nice you were able to point out what direction the Sun comes. That should be a huge consideration when you build a home. especially if solar is in your future.
    What I didn't like
    That dumb water fountain jacuzzi noise maker. WHY? In an area that water is precious.
    Yes you are right the travertine tiles. Yuk.
    Under the sink, that bottle of Clorox cleaner should be set up straight otherwise it will leak and destroy that cheap pressed wood cabinet.
    Piss poor lighting in the garage, no excuse now with LED lighting.
    Hope to god your car never hits that main water line. Stupid design and whoever placed that there should never ever build another home.
    The same is true for those abysmal water heaters and whoever soldered those joints needs to be retrained but we all know who build these homes right? Also #1 water heater gas line has a kink in it. That should be fixed PRONTO! That is not a condensation line, that is to redirect the water if the water heater fails. Why oh why do builders insist on installing water heaters in a garage? The water heater is a big thermos and yes outside air does affect the ability of the water heater to keep the water hot. It does get cold in the desert at night. The garage is not a heated space nor is temperature controlled.
    The master bedroom layout is garbage and so is the bathroom. Why must the Master bathrooms look like roman baths? Not like you are going to spend more than an hour in there. Closets and storage space should be considerations in making these homes. Not 12ft ceilings. When I am brushing my teeth or my Wife I don't want to hear us brushing and spitting.
    Why did they put a full bathroom in the loft area? SMH. Half bath would have worked, the Enclosed bonus room is ok? Does it have A/C because I bet that room gets hot!

    What are your honest thoughts on the vegas market in the next few months when people cannot pay their mortgages.. a lot of short sales around the corner? I agree with others for this price I would have to remodel like the kitchen and master bath. Love the master closet. Great video!

      I think the market will slow down. I don't think people will lose their homes because a lot of people that bought in Vegas 2010-2016 all have low interest rates which means low monthly payments.

    Don't well maintained homes last for centuries? Style is a different value and taste vary. Many views exist as to style, thankfully. Outdated depends on depends on perspectives.     Indeed two dryers is pretty much a must for a home this size . Porous rock walls in a tub or shower setting is no Bueno for me . Mold and Mildew will grow more easy there . this very nice yet not 1.4 mil nice .

    Are the HOAs written into the contract so that you are locked in at a cost that can not increase but surely can decrease? Also, with the Master Plan.....does that have to be something that is paid for as long as you own the property or can you just pay it off completely?

    Chakits, nice home. With all honesty I would not buy it as you tend to point out and mention to many personal negative comments on the house. Which I think many people would not think about. The must repairs like on the floor lifting & the pan that is clogged is a must. But the Vegetation to close to the house, travertine floors, wood work, Intercom, Central Vacuum machine (vacuflo) good but not efficient your better off sweeping. Trees by the pool being! $1.4M You only killed one bird, your buyer!!! Sell positive, make people see why they would want to live there, just sayin =)

Lets say you are going to buy a new car and you really like this car you see nothing wrong with it. But your sales man says it is a nice car, starts showing you around the car and starts off saying it is a nice color but i have seen nicer, the air conditioning works great but the newer cars have better air conditioning.This interior design always looks dirty, and you would of never thought that. At this point you are going to look at other cars. Most likely buy it some where else. Personal opinions can change an opinion that did not need to be changed. But any problems need to be pointed out. This will be taught in every sales class. Negative personal opinions can stay home!

    I'm puzzled by the door handles on the garage doors, since they are electrically lifted. Was that faux design in vogue during the period when this house was built? Anyway, this house is not my style, but the landscaping is lovely.

      Zhang Ren Hou me also at first until I realized they give the illusion of 2 doors that swing out like old Barns have. I think it's a nice touch and makes them unique .

    the stone is absolute black granet...galaxy black has silver or gold specks ...you really need to study your stone species...also the tanks above the water heaters are expansion tanks to reduce water hammer when you turn the faucets off...thanks

    Rain gutters in the court yard with no down pips were do they think the waters going to go,that’s probably why they floor looks so bad the waters just been overflowing from the gutter. The interior looks out dated so be prepared to spend some money,the open plan living and dining doesn’t work for me either. The outside space is tiny with one of the smallest pools I’ve seen in this price bracket,I can see this property being reduced can’t see it going for this price.

      If you or anyone is contemplating buying a house in Las Vegas now or at any time in the next 2 years, you are coo coo for coco puffs. There are 100,000 layoffs happening NOW, casinos are closed, restaurants are closed, people are not travelling. Any idea what that’s going to do...no, let me correct that:what it has already done to the Las Vegas economy???? Please don’t take advice about your financial future from a real estate agent who has a bias to give you information that you prefer rather than what you need. Do what you want but at least seek out impartial information from non-real estate sources. Otherwise, you might as well take your down-payment money and flush it down the toilet one Benjamin at a time. The reality is, in Las Vegas which was one of the hardest hit real estate markets in the financial crisis of 2008, there are still so many foreclosure houses left over from the 2008 financial crisis that still haven’t sold!! It’s your hard earned money...take care to not get distracted by the shiny taps and sparkly mirrors in show homes. Stay home, stay safe.

    It is hard to see but looks like some kind of hole and crack in the ceiling of the entry area. Warped floor boards need to be investigated for possible water intrusion getting into the foudation. Skimming the Pool for leaves every couple of hours would be tiresome. The extra room upstairs seems like a after thought and not really a asset to the Home.

I think someone who is looking for a person to represent them in purchasing multi-million dollar home, doesn't want an immature individual making fart noises but a professional who know real estate.     The exterior and court yard of property is really nice, but I think the interior layout is poorly designed: the family room is disproportinately sized (smaller, yet high ceilings), the upstairs loft is unusally designed, and the bar upstairs is impractical, as its a stones throw away to the kitchen.

    I have worked on some of the finest new home construction in Oklahoma. And these homes are terrible. crappy cabinets, no interior paint. no woodwork to speak of. Air-conditioners are shit. Terrible flooring. Your looking at 300 thousand just for The remodel.

    *crawl space, not sub-floor. *saw, not 'seen'. None of those kitchen cabinets are 'soft-close'. That master bedroom has a weird layout. I don't think that place will get sold any time soon.
