The rental yields in Africa seem absolutely nuts… and let’s see how they compare globally…
👉🏼 What’s the rental yield in India?
Typically around 2-3% for residential properties, and 5-8% for commercial.
People typically make their return here in capital appreciation.
👉🏼 Let’s look at the UAE… Dubai has residential yields of 5-8%…
but also barely any capital appreciation on property because there is so much supply… they can keep expanding houses into the desert one side… the sea on the other…
And even vertically into skyscrapers with no regulatory limitations.
👉🏼 Most of Europe has yields of 3-5%… again very similar to India’s yields on an average
Malta and Ireland are exceptions, and I’ve covered reasons in posts in the past.
👉🏼 Now which countries have the highest yield?
I was recently in Uganda, and the yield here for a residential house in city centre is 12% p.a!
Similarly, in South Africa, yields go well above 9% p.a.
In Namibia, it’s well above 10%
👉🏼 And here lies the opportunity…
Most of the high rental yield is due to a severe shortage of supply of houses.
In my observation, while China is building public level infrastructure in the form of ports, highways in the continent…
Indian builders are entering with their cash surplus to build housing projects, and there is still scope for more to come.
The biggest builder of Uganda is Sudhir Ruparelia, a billionaire who has made his wealth by making properties here.
You ask who owns the hotels and resorts here, and half a chance they’ll give you the name of an Indian Gujarati..
