    Neither buy nor rent, start living in a tent.

    After deciding that I actually prefer to always living on rent I decided to buy....I got very irritated when I had to move because landlord either wanted to raise rent unfairly OR they were nice but they want to sell the flat, because they bought it on a loan! It is very stressful. Beyond a point a house becomes a very important aspect of life . A place where u can....to put it philosophically , be safely able to sit still if u want and no one else has the control to take that away from you and force u to move . That is what I ended up facing in the lockdown and it had a different psychological effect. Else I was more happy staying on rent for past 20 odd years. But being forced to move when u don't want to , is not nice. Hence I decided to buy so that I am not forced to move out. Yes there is always a maintenance cost. But have one house to your name to stay in....and then have it of such type that if u need to move out and put it on rent it can fetch u rent....and ofcourse in a good area so there is a good sale value to the location. Peace of mind cannot actually be quantified but it matters the MOST.

      Yes. So, basically, buying is a good option. But one has to ensure that the house and the area have a good market value in terms of rental yield and capital appreciation.

    I am 35 and have seen my friends burdened with home loans...not 1 some has 2....they are always in tension and forgot to laugh...some of my friends travel 3 hours one side from Noida Extension to Gurgaon, just because they have bought a flat in Noida Extension...its a ridiculous decision at early stage especially if you are a salaried class.......Be light..be flexible....at 35+ i am now thinking of buying a flat based on my next job location....and truly speaking a 2 BHK EMI doesn't look big at this stage of life...Excellent Video

    @warikoo, You say enjoy the flexibility while living on rent, please explain the following:
    1. In which city will you have to pay rent of Rs 8500 for a Rs 50k home? Nowhere I suppose.
    2. You have not taken into account the cost that goes to packers and movers when a person has to shift (within a city or outside), especially if you have to move time and again as the landlord changes his/her mind and wants to either live in their home or wants to re-sell it.
    3. Buying a home at age 39 or above, how will you pay the EMI for only 20 years? Won't the EMI increase?
    4. The actual investment of having a home under your name when no ancestral property exists, is it not a good choice?
    I hope you answer these questions as it will definitely help me in deciding furhter.

      Similarly, saving the money while staying in

      buy different fruits rather than sticking to
      only 1 type of fruit.

    What Mr.Warikoo is trying to tell is dont try to burden yourself with loan. In your initial phases of career you should live in rented house as it cost less and provide lots of flexibilty with career and financial circumstances and invest your remaining money in good return opportunities and after 10 to 20 years you still can buy the same kind of house and especially you will be confident which city you want to call your home. Thanks Mr. Warikoo its very helpful.

    We made a mistake of building our own house by taking loan.
    Now, we are suffering, all our income goes to loans. We are living like poor people now.
    It's been 11 years, and we are still struggling to clear debts and pay loans.
    My advice to you all:- don't take loans, don't use credit cards.

    Rents going beyond roof even for a 2bhk worth of 75lakh. 18k per month. That’s where I’m stuck between investing or continue paying rent which could be almost similar to Emi, obviously at added cost of down payment and maintenance etc. as you said. But will be spending in my own house which down the line will be my own. But again being in IT you need to switch cities and cannot leverage to live in your own house and still ending up paying rent wherever you switch to. I’m stuck as always to make that decision yet.

    Buying a house to "live in" is a liability because it takes money out of your account. Buying a house to "rent it out" is an asset because it brings money into your account. Better yet, do house hacking. Buy such a house where you can live in a portion of it and also rent out the rest of the house to offset your expense. Make sure the numbers work in your favor

      @aena There are two kind of assets. Income producing and Value appreciating. House you live in does not produce income. Value appreciates for sure. But then you have expenses for upkeep also. Then mortgage interest you pay. At the end, when you sell ... You'll have to buy something else as you cannot live on the streets 🙂. If for some reason you don't buy another after selling, you'll pay capital gains tax. That's why the house you live in is not generally considered an asset. Best is to buy and rent. House you live in is just for our satisfaction and a social necessity

      There is a difference between investing in tangible assets like Gold and Real estate vs investing in in tangible assets like Stocks, bonds and bitcoin. It is up to the people who invest in these two. I prefer tangible assets because I don't trust intangible assets which are rigged by big wigs to favor them like Reliance and other business folks. The idea that share market will continue to go up in absurd because when it falls in a cycle all the invested money vaporizes instantly and will take decades to recover. At least tangible assets like Gold hedges against inflation and soars in value during economical downturn and real estate can have some use with its space. Never in history tangible assets lost its value so much compared to intangible assets. Please don't take these Internet gurus seriously who themselves contradict by their action rather read the history and choose your path to invest.

    Although the video makes sense. It’s rather one sided and geared towards people just renting. A proper roi analysis need to be done further of the situation to understand whether renting is better than buying and vice versa. Yes I do agree that burding oneself with a loan early on isn’t also a solution but renting forever also isn’t and shouldn’t be (depending on priorities). Cheers like your content !

    1. We've to keep on updating our Aadhar card, Pan card, Electricity bill address, stc whenever we shift from one place to another.
    2. It's not mandatory that we stay there for 4-5 years the householder can give us a 1-month prior notice to vacant the flat so simultaneously finding a new home becomes a challenge especially during covid crisis.
    Ps. Your rental yield concept was too good to clear our vision whilst buying or renting.

      Cost of a house consists of 2 parts.
      cost of land (uds in case of apartment) and cost of building..
      the cost of land is not depreciating ,only the building depreiciates.
      rental income should match the depreciation of building and taxes less gain in land price for you to be break even.
      in case of 5 cr house in example, if rent is more than depreciation of house. person paying rent is at loss.

    I would like to bring a different perspective here. Few points to consider-
    1. There is a tax saving also associated with home loan so rent that you would have paid might be equivalent or near to emi - tax savings
    2. If you bought a house for lets say 35 lacs. Value of that property might appreciate to lets 1 cr in 7-8 years but emi that you are paying is still for 35 lacs. Also your paycheck will increase in 7-8 years so that emi is an smaller percent of a your salary.
    3. In addition if you decide to sell that house after 7-8 years, you can simply settle the loan and still keep 30-40 lacs as a capital gain.

    • @gayatrik1985
      @gayatrik1985 3 ปีที่แล้ว

      What you say is an ideal scenario but not applicable to many ppl coz these days many people lose jobs unexpectedly. Also in metro cities like Mumbai, a 1 bhk house is already costing 1 crore. So I don't think property rates are going to appreciate more. The real estate industry has inflated beyond anyone's expectations.

    • @productmanagement1013
      @productmanagement1013 3 ปีที่แล้ว

      @gayatrik - See in a short run, it might look that property rates are not changing but in the long run it will appreciate. In addition, the real game lies in identifying the right property to invest. Various factors like type of property, location etc will come into play. For eg. An apartment value might appreciate by lets say 25 percent in 8 years but a property with land is going to appreciate by atleast 50 percent in 7-8 years. Also, a lot depends on the location. As far as the cash inflow is concerned, I recommend that every individual should have atleast one source of passive income along with regular job because thats what brings stability. Also, remember that a property is also an asset. You can always sell it and payback the loan in case of a mishappening, given you have done due diligence while buying the property.

  • @NitinKumar-jo1om

    Sir, I like what you said but here I would like to add a point..
    I think you should use the rental yield as 3-6% instead of 1-3%.
    If I talk about in my area the value of property around 30L and rent is not less than 10k per month anywhere, which makes its yield around 4% (this is for unfurnished home) and as far as my knowledge the rental yield in Delhi should come around 4-5% of the value.
    And this is not about me only mostly Delhi properties rents are like this only.

    • @rohansamanta7819
      @rohansamanta7819 2 ปีที่แล้ว +2

      Agar ghar banana hai toh, given you earn 70k and abov monthly salary, city outskirts mei 200sqyards ki plot 20-25lak mei aegi which can be cleard in 5 yr personal loan. Then in 15lak you can get house constructd. Nd that 15lak can b cleard in 3yrs. Overal 8yrs given u earn more than 80k/mnth.

    Sir, this was an exceptional video. I would have appreciated more it if the cost of buying the house was calculated for the appreciation yield of the real estate price increase over the years vs rent over the years. Say calculating rent vs EMI for a home loan payment with inflation-adjusted would be an excellent comparison and true value for the topic. Sir, I hope I was right. I am still a young fellow.

    So on point, Ankur! :) I'm literally sick and tired explaining this math to my parents and cousins from last 2-3 years. Now, I'll share this video with them and play on loop for 2-3 times so they get it!! I'll buy a house at 40, and I'm 29 btw. :P

    First of all, thanks for the excellent video. My great grand father was last person in our family hierarchy to have his own house. After three generations I have bought our own house at the age of 26. Now I am 29 and accumulated sufficient money through systematic investing to prepay the loan up to 50%, special thanks to the last year's bull run. Should I prepay it or continue investing? I am in a stable job with decent salary, have no plan to change job in near future.

    • @santoshshetty139

      Never prepay your loan ....let your investment grow ....you will pay 8 % int and receive 15-17 % return on investment so net net you will still get 8-9 % return on investment and your investment keeps growing and with every increase in salary the emi will start looking smaller as the emi stays constant throughout the tenure means you have more money to invest and grow your portfolio

    What about our income which would (for most people) increase over time? The rent would also increase every year but the EMI wouldn't. Wouldn't that make a difference?

      With everything considered, almost all times it's better to rent at young age. You can watch CA Rachna Ranade's video as well with excel calculations.... These people are running businesses. They know incomes increase overtime & rents too. All put together, in most cases renting is less costlier option.
