    Because so many people overpaid for homes even while loan rates were low, I believe there will be a housing catastrophe because these people are in debt. If housing costs continue to drop and, for whatever reason, they can no longer afford the property and it goes into foreclosure, they have no equity since, even if they try to sell, they will not make any money. I believe that many individuals will experience this, especially given the impending mass layoffs and rapidly rising living expenses.

    In india rental market is unprofessional and a big hassle
    Greedy landlords, nosy society members and no freedom to alter interiors to your choice
    It's better to invest and stay in your own house

      owners colony is also equally unprofessional and a much bigger hassle.
      Only difference is that you get stuck with one property which you might find unfit after only 5-10 yrs. You get stuck with banks who are much more strict & greedier than landlords. You cant downgrade your EMI, but you can downgrade or upgrade your rental based on your financial situation. Not being able alter interiors is relatively a much smaller cost you pay.

      If you want to alter the interiors then buy cardboard homes offered by lodha developers 'cuz no any landlord is going to let you change brick walls at that cheap rents.

    My 100% portfolio is in stocks but real estate definitely gives lot more returns.
    Reasons
    1. Levergage - we can pay 25% and 75% can be financed by bank, but investor can enjoy capital gains of 100%. so 10% returns actually becomes 40% returns in investment
    2. Cash flow- If calculations are done well it gives good rental income
    I still like stocks purely because of convenience, I don't want hassle of finding and managing tenants.

      ​@@noiroitoi331Indian real estate is already overpriced. Yes as long as people are willing to pay a higher amount sellers are going to ask more and more creating an inflated price. But such bubbles stop someday like in Mumbai there is hardly any increase in real estate prices since the last 8 years.
      Tier 2-3 locations have been in boom since recent many years. But once the price tag goes in crores people hesitate to buy.
      Anyways buying something with FOMO is not a good idea. With time prices correct.
      90s 2000 was a different era. Population exploded in the previous 5 decades, supply of lands were restricted by not giving NA certificates, emotional buyers and black money holders paid any ridiculous prices leading to profits to many people. But this shall not always continue!!

    Real estate me agar Paisa fas gaya to usko time pe liquid nahi kar sakte kyuki emergency me koi buyer nahi milta. Aur stocks me flexibility hota hai is mamle me. Isliye real estate se accha stocks hai. Appreciation bhi officially pata chalta hai stocks me, property ka appreciation sirf speculative hota hai.     Real estate mein 20 lac ki property leke usko 20 saal tak maintain bhi to karke rakhna hai....
    Agar maintain nhi kia to 20 saal baad khandar hojaegi......
    Aur land buy karte hai to there are several other risks like illegal land acquisition....

    I feel owning a land or a property is a responsibility.
    And to fulfill responsibility, it takes investment which we often neglect while evaluating the overall return.

    And one more thing. We get to know the current value of our investment daily in mutual fund or stock market on daily basis and we panick if they fall. But there is no mechanism to find the price of our real estate investment on daily basis and we keep holding them for long term calmly.

    Tell you one fact. If will hold real estate for long time 10 years and if it is at good location in noida or Pune. A property bought for 1 crore in April 2022 now cost 1.7 - 2 crore. On 01 st October due to growing it sector. You can check from any broker if you want to cross check.

    2. Real Estate me defacto lockin hojata hai, due to lack of ease in jumping in and out of property

    I bought a small piece of land in anticipation of an upcoming port, a few years before modijis anti black market initiative. 7 years later the price appreciation is just around 10% .

    How about buying under construction shop and then lease it, as far as I know for 200 sqft area, with moderate location we get 25k rent + 2-5 deposit which also we can use it in mutual fund,cost of shop this shop goes in between 50 -70 lakhs ( under construction) isn't it good idea to invest in shops and not in flat or in stocks because it's giving you 25k per month + property value in creases as time goes by.

      Commercial property market has already crashed. It's just that nobody is admitting it or talking about it. Cause why would brokers even dare say a word about the situation.
      50-70L for a 200sft shop is too much. You wont find an exit even in the next 10-12 yrs.
      rental yield is there but not sure how much for such small area. Simple FD rates se compare kar lo... saaal ki 70L ki FD kitna return degi, rental ka sach pata chal jayega.
      Also nobody will tell you this, but Resale is not always possible in commercial space as too much inventory already. Under construction inventory too is a lot more than required. Ghost malls are a reality in many parts of the country.
      Dont forget the heavy maintenance of commercial properties. so take your time.
      If you have an end-use, then investing is not a problem. Open and run your own business from that shop. That is the best way to benefit.
      Commercial sales are flat. Lucrative payment plans being offered. So be careful when investing.

    The liquidity is the reason why stocks are attractive and you have cited that very reason to invest in RE. No one knows when the need will appear, so liquidity is necessary.

    My 80% investment is in properties and it has given me cagr of approx around 15% since they were brought at respective period of an avg 10 years . Plus all the properties barring one (since it is under construction but has already given 13% cagr in 3 years, possession in next 1 year or so) have crossed their breakeven. It all depends on how you research and invest in which property and at what location. I’m from Pune.

    my recently purchased property gave me a 100% return in just 2 years.. its just a matter of how smart you buy. there is no match for property .. i even invest in stocks but small amounts

    Don't agree. People who know about equities will invest in that over RE even when they have a big amount. RE is clunky investment with poor liquidity and dubious regulation.
    Reason people invest in RE is because of lack of knowledge and analytical skills. Simple cost benefit analysis is enough to run away from RE.

    M quiet confused ..... One side u say invest in stock and mutual investment and now u have ur highest allocation of money in real estate......but if u see real estate have some flaws such as it's not liquid fund.....it takes time to sell it at the time of need..moreover it takes alot of money to buy property and buying a good one is also an issue....now u also know what is the situation of many builders and how frauds happen in real estate.....and the boom in real estate happened in 2003-2018 and it is not that much now.....and during time of recession or market slowdown people don't prefer buying property and if u wanna sell its hard to find a buyer
