This house has an unusual layout, and I would make some changes if it were mine. I don't need two dining rooms, so the front room would be a den/office. I'd slightly enlarge the hallway between the office and the living room and have access to the powder room from it. The fireplace could be reduced in size. The master bath is unusually large, so part of it could become a storage closet or the location for HVAC/hot water equipment.
