I'd love to see the return of the vestibule. I live in Canada and having a front door open directly into the livingroom isn't practical in winter.
Too many entry doors. Too many interior doors. Laundry in odd place. Prefer each bedroom with its own bathroom. Need adequate linens/ beddings/ utilities/ storage closets. Odd entry to living room.

The exterior is just beautiful and welcoming. The interior was dull! The brick walls did not go with the country charm of the exterior, the paint used on other portions of the wall was drab and the furniture was too contemporary. Yes, the owners will put their own spin of color and select their own furniture. However, because of the dullness of the inside, I stopped watching a few seconds into the kitchen. Interior could not hold my interest . It was like looking at 2 different homes (exterior, then interior).
Note on spelling: In the listing of rooms, you identify "cloth closet" at number 17. It seems you must mean 'clothes' closet. Check it out for accuracy. I like this plan, especially the sun porch. Thank you.

At 5’7” tall I think only the bottom shelf of the upper cabinets would be accessible to me. The rest of the upper cabinet shelves would be useless. Deal breaker
The master bedroom has only two very small windows between the bed, but the guest room's window is wonderfully placed. Prefer a similar window in the 1st bedroom. the placement of the bed would have been on a different wall. The SUN PORCH should become a SUNROOM (no door) making it ideal for a larger group of gathering family on either a hot or very cold day. Not much light is coming forth in the Great Room due to the two small windows over the shelving and the window over the sink in the kitchen area. Opening the sunroom into the Great Room would solve the problem of lacking sunlight while making the living area more vast or spacious.

This plan checks all my boxes! I'd have the WIC accessed from the bedroom rather than the bathroom, and though the kitchen is short on upper cabinets, it has a pair of full-length cabinets as well as a pantry closet. The large laundry room has ample counter for kitchen appliances. I love the sunroom, and the gas fireplace is a practical choice in the living room. I could retire there. ;-)

Nice two bedroom two bath home. Not quite what I’m looking for as I prefer a larger living space but this one is a nice little home and livable for 2 to 4 people. My problem is family visits and nowhere to sleep them.
SO THE PROBLEM CAN BE SOLVED BY USING 2 HORIZONTAL MURPHY BEDS IN THE SUN ROOM AND THE SOFAS CAN BE SOFA BEDS ... THAT GIVES YOU 4 MORE SLEEP SPOTS ...IF YOU DON'T LIKE THE MURPHY BED IDEA - A DAY BED WITH A TRUNDLE WORKS OUT THE SAME AMOUNT OF 2 MORE SLEEPING SPOTS.... ANOTHER IDEA IS 2 SEPARATE TWIN SIZE HANGING PORCH SWINGS THAT ARE BIG ENOUGH FOR SLEEPING. HENCE THE SLEEPING PORCH CAME ABOUT.....

I love this plan. It's the perfect size for me. The kitchen is beautiful, the living room oh my gosh, just right and the bedroom sizes are spot on. What I would tweak: the entire dining, breakfast nook and bar is to much (eliminate the breakfast nook and have room for a china cabinet), the "book closet" - maybe a coat closet or storage area, the little whatever that is at the back of the house - a nice deck for entertaining outside. Those are small little adjustments. I think maybe you and I have different decor styles but I don't comment because I figure you are giving an idea, it's not like you buy the plans and get the house decorated as pictured. Not crazy about the outside but I don't live outside, more important the possibilities of the inside. Another idea: flatten out the dining room wall (make room for furniture) or (1) turn it into a seating area or (2) move that to the master bedroom and create a seating are there. Overall, this is about as close to what I want as I've seen so far and I've watched a lot of these videos! Very nice work and thank you for sharing.

I would add a few more feet on the back to push the kitchen back to make dining area larger and utilize the counter for seating. I agree with needing laundry area

Agree with previous comment. Needs a utility room and not a closet. Please incorporate space in your utility (laundry) room for a freezer. Upright or chest type.

This is a simple, functional plan that should not be expensive to construct. It includes most of the amenities that I would look for, though I would prefer a laundry room rather than stackables squeezed into the kitchen. Well done!

Interesting that in over a few years of watching various floor plan videos on YT, not once have I seen a walk-in closet off the bedroom show space for long dresses/outfits. All show just jackets, pants, or shirts. Pretty much the same for entranceway areas for jackets.

I have a few tweaks to this home, but seriously nothing major - this is REALLY good❣️❣️ My few changes would be: 1. Remove the overhead cupboards between the pantry and the wall; 2. I would change the open shelving to cupboards, but that is a personal preference item; 3. As I didn’t understand the two closets in the dining room, I would delete the doors in the dining room and just have the pantry extend into that space. Then a freezer would be able to easily fit in the pantry area; 4. I would rework the master bath - perhaps stealing some room from the bedroom - to have a bigger shower. I am on wheels, so require either a bench built-in or the space to have a shower stool; and finally 5. I would attach a two stall garage to the laundry room door. That way, the mechanicals could go in the garage, as well as having the second stall for storage and my hubby’s shop. The exterior of this house was so charming that I was really hoping I would like the interior. If I had said that I did not like this interior, I would be such a hypocrite as you literally took EVERY item of interior needs and included them. I do not mind a small and cute kitchen with a robust pantry and this one makes my heart swoon!! I love the foyer as we do have four distinct seasons in Canada and need a place for coats, boots, and umbrellas to dry out. Well done, although I would have installed a closet to tidy up the space better than hooks. I am keeping this plan on my short list as it really does offer us what we are looking for❣️❣️❣️

I love many of the concepts in this house . Some - not so much. I love multiple entries as it allows a front door, a side door for bringing in groceries without disturbing the rest of the house and a back door. I love all the outdoor spaces to rest or have an outside meal in the evening or when entertaining. I love that the rooms are large and there are less chopped up spaces cramming more things in the house. The flow of the house is great. The kitchen is ok, I'd change the open shelves into cabinets. I'd go for a smaller pantry and use that space to increase the dining room as I'd want a bit of solid wall for placement of a china cabinet, buffet or some place to store kitchen linens or showcase treasured serving pieces. I do not like that you have to go out of the 2nd bedroom to access the bathroom but that is not a tremendous "biggie". The living room, I would have to reconsider the design. It just doesn't work for me. I don't think most people consider 2,000 sq. ft. as a tiny cottage - maybe if you were downsizing from a 5,000 sq. ft. home. I raised my family with 3 boys in a 2,400 sq. ft. home so this home feels large to me - a retired older person. It is beautiful and has much potential. Thank you for sharing these ideas with us.

I love the amount of storage! There are a few tweaks I would make, but that’s to be expected on any home with personal preferences. My one critique is that it’s confusing as to which door is the “front” door from the front elevation shots. It could be either the one into the dining room or the one that turns out to be the shown as the front door. 🤷🏼♀️

Don't want cabinet between living room and kitchen. Don't need tubs in bathrooms so could have linen/ med. closet. Would prefer bedrooms have own bathrooms with linen closets as well for beddings and linens.Dpnt need sink in my laundry room, or an entrance door. Beds should always face the door. Entry door is in odd place for entering the home. Prefer an island in the kitchen

This is almost perfect! I'd remove the tall cabinet between the living room and kitchen so the bar would be open on the end, but other than that, I wouldn't change a thing!

Curb appeal would improve if the windows were trimmed bronze or black instead of that stark white and the divided lite “panes” should be larger. Fast forwarding of the camera, I was not sure if you were bringing us in the side door or the front door. I’m assuming it’s the front door and the foyer is fine. Living room is up a nice size. I would swap out the fireplace for a wood-burning stove which is far more efficient. The kitchen layout is fine but I don’t care for the color scheme. Dining room is a nice size and it’s all open concept which is what I am looking for. I would definitely change to a rectangle table to seat more people Comfortably! I can now clearly see the side door is from the dining area. Although I would want a pantry, the size of this one is gargantuan for a two bedroom home. It could be scale back in my opinion. Bedroom one and the associated bathroom are wonderful. The laundry room would allow for external venting of the dryer which I want. The master suite is nice but assuming the closet backs into the pantry, I would make the closet a bit larger and bring the bathroom over a little bit to the left to allow for a larger shower. At over 1900 ft.² I honestly, prefer a three bedroom home with the guest bedrooms being slightly smaller. So where can we drop the square footage and still stay at 1900 ft.²? It’s all in the floor plan. Unlikely, given the resale value of a two bedroom two bath home, would never build this home. A big back patio or porch in the rear of the home is also a necessity for me for parties. A garage is always nice to even if it is optional. Beautiful though.

@ My hobby is drawing out floor plans on graph paper. Eventually I will build one of them. Really would love a log cabin but all the quality log cabin specialists build for millionaires so the rooms are too large to afford!
I would like access to the back porch area that isn't through the laundry room. Maybe you could put laundry where the huge pantry is and use the current laundry for enclosed storage and pantry that would allow egress without walking past the dirty or clean clothes that I tend to pile up. The storage space for HV/AC and hot water are probably a little bigger than necessary so I might borrow some of that for other purposes. I live in about 1850 sq ft with 3 beds, 2 baths, so almost 2000 sq ft with only 2 beds seems a waste of space to me. However, I love the living room with all the shelves and storage and the outdoor spaces.
I thought over 1900 square feet should easily have 3 bedrooms also

A very appealing exterior. The foyer has a bench and place to hang coats (which could be enclosed as a closet), and in cold climates it could have a door separating it from the living room. The fireplace has a woodstove insert. The kitchen is spacious, and if the open shelves were enclosed it would have good cabinet space. (I'm not keen on the colors and finishes.). There's a big laundry room with outdoor access, and a big pantry. If not needed for HVAC and hot water systems, there could be a large storage closet. An excellent plan!

This would make a super cute AirB&B house, but could never work as a home. The Primary suite has only a single closet?!?! Not in my world it doesn’t and I am willing to bet that just about every couple will tell you the same. This one needs to go back to the drawing board, I’m afraid to get those closets sorted out. A couple of other things that I would definitely do is extend the side deck back, expanding the space. A French door set could then be put in the bay in the dining room to give access from the kitchen to the grilling deck. On the right side of the stairs, I would enclose everything to the right of the staircase. That would give you a “cold lock” from the outside weather and the living room. If possible, that’s where the closet should open into.

@ I wanted to jot a quick thank you to you. Some home designers, like yourself, actually DO appreciate constructive criticism. I never want to be rude, but will be honest about things that just don’t look or feel right. Retirées are thoughtful about how they spend their money and although we are a few years from it, we have some solid ideas. After living in several homes over our lifetime, we know that we do not want a 1950’s box filled with smaller boxes. We want the public space to be one great room, preferably with vaulted ceilings. We want energy efficiency, but not at the expense of natural light. We are currently living in the Canadian Arctic in a home with quad-panes windows that the previous owner installed, and holy cow are they awesome!! Even when the temperature outside is in the -60’sC, our inside pane is cool, but NEVER cold. We don’t need huge bedrooms, but want a walk-in closet in the master/primary suite to keep things organized and clutter free. Our guest room or rooms - we can’t decide between two and three bedrooms - only need room for a bed, two nightstands, and a writing desk. The closets will all have systems with drawers and shelves to accommodate visitor’s belongings. We are basically going back 100 years or so where bedrooms were small and space was left for the public spaces. LOL!
