I don’t understand closets in the bathroom ensuite. Why would anyone put a closet inside a bathroom?

Why is it they put the laundry room so far from the bedrooms?🤨

It’s a nice house, but the odd window placement spoils the exterior appearance.

Curious about that space in kitchen behind doors. Is that a pantry? Small houses need storage and it'd be nice to know esp with a small kitchen if there's a place for small appliances and extra food.

PRETTY SURE IT IS AGAINST CODE TO PUT AN HVAC NEXT TO A WATER HEATER IN ALL STATES IN AMERICA. IF YOU HAVE GAS WATER HEATER YOU CAN'T BE WITHIN SO MANY FEET OF THE HVAC UNIT ... THEY ARE NEVER IN THE SAME CONFINED SPACE IN AMERICA. YOU SHOULD PUT THE HOT WATER HEATER IN THE CORNER OF THE GARAGE LIKE WE DO HERE , UNLESS YOU HAVE AN INSTANT HOT WATER UNIT WHICH IS VERY ON TREND. BOTH THE HVAC AND THE WATER HEATER NEED TO GO IN THE GARAGE IN THIS HOUSE.... I WOULD FLIP THE KITCHEN WITH BD RM # 1 , SO IT IS NOT CUT OFF FROM ENTERTAINING YOUR GUESTS, BECAUSE NO ONE WANTS TO BE AWAY FROM THE PARTY. MAKE # 5 THE COMMON BATHROOM AFTER YOU GIVE IT 2 MORE FT. MAKE # 10 THE LAUNDRY , AND # 9 THE PANTRY WALL.. THIS WOULD BE A PERFECT FLOW AND DREAM HOUSE ....I REALIZE THAT YOU ARE NOT FROM THE USA AND I RESPECT THE KNOWLEDGE THAT YOU CARRY FOR YOUR OWN COUNTRY/NATION. LOVE THE MUSIC YOU PLAY ALSO ....

Not a good use of space. Dining table in the middle of living room for one.

The general plan is functional, though there are details I would change. The fireplace/TV is a problem, and I wouldn't have garish green tiles in the kitchen. Perhaps more or larger windows for the living room and bedroom 2 would bring in more natural light. Good presentation!

I like the fact that even though it’s a small entryway at least there is an entry instead of the open concept. I did not mind the stairs and personally have no issues with that even though I am older. Super that there is a nice sized pantry and kitchen is also good sized. Now if I could only find a builder in Texas. All new homes here are enormous and I find all of them to look alike no matter the price. Thank you for this lovely plan.

The kitchen is the best part of this plan. The master bedroom is great but I don’t want to deal with stairs! I love the separate laundry room

I love kitchens in the front, especially when the front is facing east. My own little cottage has that arrangement. Nothing nicer than catching the sunrise while making coffee and breakfast. This cottage here is lovely.

Love the kitchen layout but don't like kitchens in the front. That's the only thing I liked.

A nicely presented plan that includes all the necessities. Not sure about the windowed door into the ensuite bathroom or whether code requires a fire-rated door to the carport, but those are just details.

I prefer eating my meals at a table with a view out a window.

Great floor plan and layout. Not too sure though about coming through the laundry room to come and go to the back deck? I guess if you kept your laundry room immaculate then it might work for company when entertaining. Plus it's a little bit away from the kitchen to haul food and condiments back and forth while meal prepping. But great good sized pantry and walk in closet!

Really nice layout, presented in an enchanting park-like setting (which, I know, is a LOT of work!) Trivial item, which I wouldn't mention except this is such a nice plan, showing lots of work: In the overhead view/floor plan at 11:50, items 6 and 10 should be "clothes closet" (or just "closet").

This is lovely. All it needs is a back porch for grillin and chillin!

That's an awful lot of steps for the homeowner to traverse on a daily basis. definitely not meant for older folks.

This is a great house. I love the small office. I also liked the way the laundry room was designed. I hate “passageway “ laundry rooms. There’s always clothes and baskets on the floor making it challenging to walk through. But here you have recessed the laundry area so, even if there are piles of clothes, you could still walk through. I also appreciate that you have a floor plan at the end of your videos. None of the other house videos do that. Sometimes it’s easier to see where everything is with a floor plan - more so than with the 3D plan.

How would you be able to open the dishwasher door, the refrigerator sticks out and hardware on the cabinet door would block it.

I like this house plan. But, as an older person I have problems with garage and kitchen being on opposite sides of the house. I'd like to be able to unload my car and take my groceries right into the kitchen instead of lugging them across the house and maneuvering all those twists and turns while carrying heavy bags. Absolutely love the sun room and could see my family all fitting into the dining room with extra company eating in the sun room. And yes, Glennacloud 8043 I most certainly can see a Christmas tree tucked into a corner. I also agree with others, the kitchen cabinet area doesn't work for me. I don't mind some open cabinets but all of them - no thanks. The house will make a beautiful home and the space is just right - not to small and not to big for a retired couple or small family. For me, it would be all mine with a guest room. Some really nice ideas with this one. Thank you.

I think this house is perfection for a retired couple! We were born in the last years of the baby-boomers and grew up in a box filled with more boxes. While this is a necessity with bedrooms and bathrooms, the ‘public spaces’ of the house (kitchen, dining, and living rooms) have been given room to breathe! I absolutely adore the floorplan and have one suggestion you may consider in a future house plan. My MIL built her dining room as the top story of a custom 2-story sunroom addition. The dining room portion was insulated better as it was going to be part of the main house and employs only up lights - what I first called her sconces below the windows. By using this strategy in another plan - or this one as I would - I would talk with the Architect and Designer before the build started so that the sunroom would become the dining room, with a breakfast table used in the kitchen area. I would also use the upright idea, which provides a stunning effect. By dimming these lights during a dinner party, guests can enjoy the beauty of the view without the lights obscuring it. Can’t you imagine guests enjoying coffee and dessert under a blanket of stars but no worries from bugs or inclement weather? As I have done it, I can say that it is a gorgeous effect!

VERY nice floor plan. I agree with another persons comments - the kitchen cabinet look hodgepodge like they don’t belong together. And decorate the sun porch with relaxing chairs. I once had a house with a laundry room connecting to the garage. We hated it. There’s always clothes and clothes baskets on the floor making it hard to get in from the garage. That would be the biggest NO for me. I love the MB shower and the smaller, high window. So many plans have large bathroom windows which defeats privacy.

I love this house. The kitchen cabinets seem to be awkward. I would put wicker furniture in the sun room. Cant you visualize a Christmas tree in there? Who needs 3 tables and chairs. I wish you could somehow label all the closed doors.

An attractive little place. I love the sun room! There is a place for a coat closet at the entry even though a cabinet was placed there. I would swap the open fireplace for a woodstove or gas unit. This house checks most of my boxes.

THE SINK BASE CAB. IS NOT LINED UP WHERE IT CAN FUNCTION PROPERLY. THIS THROWS THE ENTIRE LINE OF CABS OFF NOT BEING ABLE TO REALLY PLACE A CAB. TO THE LEFT WITH THE DRAWER THAT WOULD NOT EVEN OPEN OR CLOSE. I GIVE YOU KUDOS FOR PLACING THE DW NEXT TO THE SINK FOR A WATER SOURCE BUT YOU NEED A FILLER PIECE TO BE ABLE TO CLEAR THE HARDWARE ON THE NARROW CAB. NEXT TO THE FRIG. AND BE ABLE TO CLEAR THE FRIG. WHEN OPENING THE DW DOOR. JUST A LITTLE TWEEKING ! WOW OH WOW THE GLASSED IN SUN ROOM IS OUTSTANDING....

it's perfect. If only I had the land and money. I'd have a detached two car garage in the backyard with a nice pathway for storage. The siding would be a nice deep pacific blue with white trim and shutters and a pretty yellow front door.

I love a nice big front porch, and this one is perfect. I normally prefer a more open layout, but I couldn't find anything I didn't like about this one!

A very charming home. Well designed and planned out, inside and out. Lots of storage and roomy, considering the smaller size. Has sort of an updated country home feel.

I like the way you separate and define the inside of the front entrances of your homes. Nicely done.

Dishwasher? Easy to add but thought I'd mention it.

I mostly like the exterior, except the "double gable" over the porch. I do not understand that design element. One gable would look more honest and less busy. That double gable thing just screams " 1990s McMansion."

Could this be built so there are no stairs? Retired folk are your biggest customers. Having no stairs would be a big plus

Gorgeous fireplace! I am tired of dreary gray walls. They are especially gloomy in the wintertime.
