    I grew up in Arvada and i still live here i moved away for a few years after i grew up but i ended up coming back its a great city with a lot of open space and great parks and schools but the home prices are kinda high but its worth it living in a great city such as Arvada!

    Not sure if I missed a video on this, but you frequently talk about schools for families planning a move. Since property taxes are generally higher in places where there are schools, I was wondering if you might be able to review towns that do not have schools and therefore lessen the property taxes. Think middle aged couple with no children. One other question, the fires going on in CA now brought to mind the question about natural disasters that could occur living in or near the front range. If you live in a community very close to or in the mountains do you need to be concerned about forest fires? Mud slides? Avalanches? And, if so, what's home owner's insurance like or specific insurances you would need to buy to protect against these things if not covered in the main home owner's insurance. Thanks in advance!

      Mudslides and avalanches you wont have to worry about in Arvada. Those are more of a concern for homes that live on a mountain top. Its more of a concern if you ever decide to drive up to RMNP on I-70... Forest fires are the more likely of those three you mentioned but also pretty rare here in CO. The most recent fire that made its way into neighborhoods was the Marshall fire in 2021 but that was extremely rare

      Great recommendation! I'll be factoring that in my future videos (or at least ensuring I cover some of that too) Also per the other comment in this thread, certain "natural disasters" like forest fires and mudslides/avalanches would be more common in the mountains, but also even close(ish) to the mountains. I have family close to the start of the Front Range and they've had a fire scare before (luckily it was halted before it could get to their house).
      Regarding insurance, I'd recommend a call to your company on specific coverages, but one thing to keep in mind in this part of Colorado is hail. A couple years ago we had a terrible hailstorm north of Denver and I had to get my roof repaired. Peoples car windshields shattered even! It's not unlikely to get a hailstorm or two to roll through in the spring/summer
