I would change the washer/dryer combo and no bathtub just a shower and make the shower smaller and put a stackable washer/dryer.
Absolutely perfect layout for full time living. This model has everything needed including more than ample storage. Each design gets better! ❤
Every home you build is awesome, but this floor plan is definitely my favorite of all. You never cease to amaze me with your designs.

I've been watching tiny videos for four years so I am rarely surprised by a floor plan now days. But this one is surprising and exciting and absolutely what I would want to order. The only thing I'd change is needing a walk in shower as I am handicapped. Having the bedroom on the main floor is perfect. I just love this one!!!❤

It’s really nice! The only thing I don’t like is how narrow it is between the staircase and the kitchen area, you’d have to walk in sideways
That's the first thing I noticed I dont care for that and the cabinet to the lazy Susan hits the sink so no big pots in there it seems

This is the best tiny home I have ever seen! I love the custom built desk and the only thing I would change would be to forgo the extra pull out table and add a keyboard tray. If I ever decide to actually move into a tiny home, this would be the one!

I love the railing up the stairs and all across the loft. I couldn’t sleep in a loft they was open ended. There is always a feeling I would fall out

This is really nice. Not crazy about the outside but the inside is great.
Not bad for a tiny house. Just a bit tight going through to the kitchen
The house is lovely, however as a kitchen designer I would say that the lazy Susan in the kitchen will always be difficult to use because of the refrigerator that is deeper on the left and the farm sinks that sticks out on the right. The door will never properly open because the door hits the sink. Everything else is so well thought out, but this is something that should be changed. The one other thing I noticed is the very narrow walkway into the kitchen/living room that would make it very difficult to replace the refrigerator when it fails. Other than these 2 thing it is a nice home

I do really wish that when you do these videos you would tell us what the cost for that particular model is (at the time of building) so we can know if it’s even in our price range. I love your designs but am very frustrated with not knowing what the models I’m looking at are costing.

I agree with the others here - all your designs are top-notch, and it's clear that a lot of thought goes into each one. The only issue I have with this design is entering the home into a hallway - and worse still, looking right at a toilet! You'd want to keep that washroom door closed at all times.
Entering into a hallway, though, there's no practical place to hang your jacket, leave your shoes, or park your keys & phone. It can seem "tight" - and that's especially a shame here bc there's a soaring open layout immediately to the right! Still, I appreciate that you can't have everything - and that maxim must be especially true when you're limited by size.
Personally? I'd always be willing to sacrifice height somewhere on the main level to get a stand-up loft - the entertainment area across from the sofa is ideal for that.I think this will become especially relevant over time, as we have an aging population that will find crawl-in lofts impractical - and I suspect many of the buyers of these homes will turn-out to be older single women, who'll appreciate being able to stand by the bed, and select clothes from a full-height wardrobe.
Forgot to say - the work desk is an excellent addition, and I love the ability to suddenly have an L-shaped desk - or a dining table.

I love everything except still need a 2nd half bath. Even if there was an option to add it to the non window wall in the bedroom it would be great. I've seen some where the sink is really part of the toilet tank so it doesn't have to be a huge space. For many of us senior couples with various health issues like cancer and diabetes, it's a necessity to have that 2nd partial bath. Maybe the option could be built and plumbed in the siding where adding that on the side could be easily removed if transporting to a different location. Or a water closet in the loft.

❤Beautiful, I really like it I would have to change a lot I’m short the to; cabinets would be very difficult for me to access. The bed I wouldn’t want, I have my own, and even if I didn’t I still would not want that. Also I would need the tube for people who are disabled or elderly, don’t have to worry about slipping or tripping getting out of it. 🙏🏾🥰🙏🏾🥰🙏🏾

Every vid I see is another variation that I say I like better than the last! It's v close to what I'm planning. Btw, on that queen loft, how many lbs can you put in there? (I can't find that type of info anywhere). Keep on building! (I wish I could snap my fingers and get rid of my excess in my house so I could do a tiny sooner! But you're definitely in my multi yr tiny plan!)

I currently live on a farm in a very old farmhouse built in the late 1800. I one day hope to downsize to a tiny on wheels similar to y'all's build layouts. I'd opt for steel/semi-steel framing though.
I think is almost perfect. I would like The window in front of the bed, no behind and no cabinet up on the wc
Very well-designed floor plan. Based on the pricing on your website, I’m guessing it costs $185,000+ not including tax and delivery charges.
Love the layout but would need room for stackable washer & dryer as combo unit takes too long and less efficient!
Very nice home, but why the small stunted kitchen cabinets? Taller cabinets would give such a good rich look.
I like the bedroom downstairs. the bathroom is nice I like the shelfs in it ....I do not care for the way you inter in the house and that tiny space to get into the living room...how did you get the sofa in there? Oh and I like the way you did the desk with the pullout table...if I ever need a wheel chair or walker ( I'm 67) that would be a pain getting into the house with the step and that small area to get to the living room....and also the cabinet with the lazy Susan the door hits the sink I don't know if it would be a pain trying to get the Instant pot in and out
I like the floor plan. However, I am curious to know how you get furniture into the living room area. It doesn’t look like enough space to squeeze a couch or chairs through. 🤷🏻♀️
His couch comes in 3 sections which were basically the same size as an “easy chair” so that should work. The only other furniture needed is the mattress.

We’ve also designed tinies for a rehab place for disabled veterans learning how live/shower/etc with their new chair or prosthetics.
Please tell us how many inches in the loft from floor to ceiling. Would I be able to sit in an office chair up there, or only crawl.
40” tall. So you’ll probably want a short chair. Or some folks design it so they sit on the floor and hang their legs down through a hole built under the desk…

To do anything in that large loft you have to get knee pads .
How do you get furniture into the living room?
I guess it looks more narrow than it is. 🤷🏻♀️ There’s plenty of room to walk through & bring furniture in.

Towels should not be close to the toilet. Every time you flush.....well.. not very sanitary 😢

How much for this exact model minus glass shower door and minus the dishwasher? Also a toilet with no grooves, easier to clean.. My lungs are not working properly so cleaning the toilet and shower door is not going to be easily done. Also, do you deliver to AZ and how much is delivery?? Thank you!
You should check out their website it has a lot of that info. But I want to know how much this exact model is as well
Needs taller cabinets in the kitchen. Too narrow going into the kitchen. The stair railing needs to be on the wall to open that up.
Unfortunately codes require the railing to be on the outside edge of the staircase.

Like this house except for the entryway you look straight in the bathroom. I don’t like that on any of the homes that has it need to find a better solution.
You make nice homes however, I wish you did at least one without ANY lofts. No lofts!! That would be awesome.

Can you stand in the living room? Walkways way too narrow, same with stairs.
There is 6’8” of head clearance in the living room under the loft.

If I lay in my bed, I want to look outside the window, and watch the threes and byrds an sund or moon, but not stear on a wall. Thats not for what i woult by a tinyhouse.
