    So one question I have about this deal is what are the terms of the 15K he has to borrow for the down payment and then the other lump sum payment at the 2 year mark? Doesn’t that have to be taken into consideration to evaluate the deal?

      My guess is that you're banking on appreciation and doing a refi. Or since the property is cash flowing, doing a DSCR loan to refi.

    There are numerous issues with this.
    Heres a few ,
    * Tax ramifications
    * High risk of failure
    * Insurance issues
    * Low return to risk

      I actually agree that there are some potential challenges to this deal but none of the ones you listed. Tax ramification? From seller side, she actually has potential capital gains tax benefits. High risk of failure? A prudent investor would know the market and what market rents are not to mention AirBnB/sober living/corporate relocation/traveling nurses all give higher rents. Insurance issues? How? Unless the property is in a high natural disaster area, an insurance agent could give you a quote. If you're referring to the subto, there are tons of other videos that Pace goes over where you could both jointly be on the insurance policy but as I type this, I will actually agree sligthly to this one. Low return to risk relates to the issue I was concerned about. The terms of the second PML. So my apologies I agree with half but disagree with the other half. Peace
