    3억도 비싸요....6-7년 전 가격이라야 정상입니다

      @@multiXxXxX 금융위기오면 충분이 가능성 있습니다. imf때 용인 75평이 1억 이하도 나왔어요. 미국 금융위기때도 헐겂에 나왔고요.

    아파트는 분양가에서 감가상각해야...정상가격 공산품 소비재임

      건물은 감가가 있겠지만 부동산은 특이점이 있죠.
      1.토지,시간이 지나도 감가가 안됩니다.
      2.생산성,핸드폰이나 차처럼 찍어내기가 안되죠
      공산품은 맞지만 그에 맞는 감가는 기대하기 어렵죠

      공유지분.신탁등기 아파트 같은 상품은 부동산으로 인식 안하는게 일반적....90년대초 까지만해도 우리나라도 아파트는 부동산으로 취급 안했어요. 부공산이라 처져도 몇평이나 되요 ? 3 ~ 8 평 극소수땅만 비싸지 일반 주거지구 땅값 몇푼 안되요.

      용적율 200% 넘으면 재건축 매우매우 어렵고 300% 넘으면 99%불가능 할겁니다. 조합원이 다망해야 개발가능 ?
