I can see this used by myself. But I'd probably enclose the porch into a sun room/living room and build a deck beside it. Used the front room as a dining room. Small room as an office. It would never move off property anyway, once delivered. 😎✌️

I like the flex room...lots of ways it can be used...an office, storage room, etc. I understand the main bathroom being accessible for guests and 1/2 bath in the master for those middle of the night trips! Lol. If it was reversed, then everyone would have to come into your bedroom to use the shower. Smart plan! The loft would be a very popular place for the grandkids!!! Great plan Mr Tiny! My ONLY negative is that there is no counterspace between the fridge and stove. Would have to set things on the stove when putting food away into the fridge. Not a biggie. Thanks!!
We need to see the one on your right with the screened in porch. 😃 I'd use that flex room as a butlers pantry to put my food, coffee maker, air fryer, crock pot, toaster oven, wine fridge, etc in. That primary closet and half bath are nice too. And that loft... 💙
I was thinking of making a sleeping niche for me (I live alone) in the flex room. And a storage cabinet depending on the dimensions. Then a larger living area in the back bedroom with a comfy sleeper sofa. The kitchen area I could just add a couple if small recliners and a coffee table that can become a regular table. So two living areas. Currently I sleep in the living room of my larger home that is being remodeled. My clothes are stored in a different area.

One and a half baths and 2 bedrooms!!!! AWESOME!!! I've been waiting for someone to put in that half bath. Now take it a step further...make that half bath a full bath. Make it a wet bath using the toilet as a shower seat. Old people like me will love it.

One must for the wet bath...be sure the floor is something that we don't slip and fall on. We can't afford to fall down and break something. Also, using the toity as a shower seat helps us keep it clean. :o)

I have to help take care of my mom, and that’s when I learned the value of a wet bath 😯 I would have paid hundreds to thousands to have one when I have had to help clean certain things up in her bathroom 😰🫣 The pictures of Asian bathrooms would pop through my head of how easy it looked to clean with a squeegee 🤭 Even as a nurse, I didn’t appreciate or realize different things in one’s home that could make things soo much easier! These builders would definitely do well to get the viewpoints of older folks for sure! 😊
Next time you put tile in a shower, put the squares on the diagonal. It gives a lot of motion and energy to the room that the straight runs don’t offer. I love the pebble run from Florida ceiling to break up those square tiles. Very nicely done.

I like it but then again I’m a bachelor with no marriage prospects but I do have a great family I like to entertain. So this model isn’t a total waste of space if you’re a visionary. I’d turn the whole front area into a full four sided kitchen with an integrated peninsula/island eating area. The pretty bad “2nd bedroom” into a book shelf lined office with a reading nook in the corner. It’s begging for an overstuffed bistro chair! And yes the loft area as a media room/home theatre with the back half as the guest room. Now I just need a piece of land and the $100k! 😆

I absolutely loved the outside colors! Im on the fence about the layout, seriously, 50/50.. This home is perfect for an active person.. someone whose going to be able to handle the stairs and isn't confined to the home. (Elderly and disabled) Absolutely love the flooring and kitchen colors! So light and airy!! Id use the flex room for a pantry/closet! I don't know how you manage to get around in those lofts lol my knees hurt every time you show a lofted home. But id need one for my grandkids to be able to sleep over! Well done @rrc @themrtiny

I love it. No, it doesn't have much of a living room but it depends on what you truly need in a living room. Keeping in mind there are 2 bedrooms and a bath and a half plus the loft. It needs a tub shower combo for sure in Bath 1. I will also keep suggesting a small wood burning fireplace or wood burning stove in that corner in the small living room area. Also, I highly prefer a gas stove. It would save greatly on the amperage needed to run that place and gas stoves cook better. Yes please and thank you.
Personally, I was thrilled to see the electric stove! I’m afraid of having gas/propane in my home! I’m fine with a propane grill outside, but never in my house. 😬 To each their own, right? 😊 My cats would love to have the upstairs as their own domain! It would also be for storage. I would make the small room an office.
I would turn the porch into an all seasons room. Maybe replace the door and window with sliding glass door and make the main door off the porch. Make it the living room and the other area a dining room. They can't add more space inside due to restrictions. It has to be 399 sqft or less.

I liked the out side style better in this model. But liked the original model with darker color. I like the back splash and the shower with the same tile and the rock running down the middle. I would change a few things: Barn door to walk in closet, a hand rail going to the loft, and all black fixtures in kitchen and baths. I want to order my soon, just need to get survey done and I already have several offers on my house.

So, on property you already own, 122k, 30 year loan, 7.815% interest, 30 year fixed loan is $888 monthly. Including insurance and property taxes, about $200 more. Drop it down to a 20 year payoff, $1006 monthly. Most people pay that, or more, for an apartment they will never own.

This is perfect for someone like my mom, especially the flex room. However, I would make the front porch 5ft instead of 10ft in order to give the living room 5 more feet to play with. Open divide of the loft is great for grandkids and storage. Great colors.
This is great if you need more bedroom options. The sacrifice is in the living room and kitchen area. But nicely done if everyone having their own private space is priority. You can always use the porch and outside areas for your gathering areas. Perfect for a small but growing family.
Great update on the tiny house. Just an idea for the next build. This same floor plan and the adjustment I would make is to make the loft smaller in length and raise the roof on the main bedroom and the 1/2 bath. Ooooh, yes!
Rather have the porch half it size to having a little bigger living space. Little more counter space in the kitchen. Pantry was a pull out cabinet been easier to grab your food. Bedroom two more like a home office or storage. Nice to see a wooden seat to pull down. Master bedroom half bath now comes with a second pantry for food. Thought it was called a linen closet. Loft area is good space.

I would like to see the pantry closet either open from the side instead or have some pull outs because it's so deep and you can't get to things way in the back it's much too narrow. So either pull outs or put the doors to The pantry on the side where the hallway is, and instead of the little half bath and the master bedroom I would make that a big place to store clothes
Best cabinet remodel o did in previous home was to put 11 inches by 4 feet of unused wall turned into shallow 10" deep pantry. Will do the same again if I remodel again. I suggest builders of this kitchen put pantry doors on the side instead of front. Items much easier to access that way. Stuff gets lost in the back of those deep pantry cabinets.
I like this tiny home, but the second bedroom is really too small to be used for an adult bedroom. An office or baby/toddler room would work, or a crafts/hobby or storage space. I'd prefer to eliminate the half bath in the main bedroom and instead put the washer/dryer there. Then, expand the second bedroom into the space where the stackable washer/dryer would be. Then you'd have more usable space in the second bedroom.
Those were my thoughts too- eliminate the half bath and make it a laundry room- keep the cabinets. Then instead of making the 2nd bedroom larger, I think I'd add to the living area/kitchen space.
There's virtually no living room (is there a TV hookup?) and no dining area! Where do you eat? The kitchen is small with almost no counter space, and there's no dishwasher. The small "bedroom" is so tight that it might make more sense to use it as a dressing room. The larger bathroom should be attached to the primary bedroom, with the half bath for the rest of the house and guests. I find the loft area almost unusable, as I have mobility issues and could never get up those steep stairs with no railing, and then I'd have to crawl around on hands and knees! Probably best for children or storage. I'm not a fan of this model, except for the exterior color scheme. I really like the blue siding and the porch, but would prefer it screened in.
There's alot of great features in this unit. However a 10ft deck might be a bit of a waste for us here.in Ny. I would like to see a unit just like this perhaps with a slightly taller loft with a smaller porch that had a larger kitchen/ living space. Also smaller fridge and smaller stove with more cabinets in between and a dishwasher. An island or peninsula with some stools for dinning would be nice. 😀
I love the walk in closet and half bath in the bedroom. This would work well for a single person. I would use the extra room as a closet. I have a lot of clothes and shoes.

The Loft is very roomy. The second bedroom could be converted up there and expand the living room/eat in chicken downstairs. Also, the bathrooms could be reversed- 1/2 bath outside and the full becomes the en suite.
I have been waiting on 2bd 1.5 bath. But this disappointed. I would love to see rhe kitchen reconfigured. I get full size appliances, but it looks like you found the largest full size in the market.

As a person who has balance issues, the stairs to the loft needs handrails on at least one side.

I absolutely really love this place. My favorite parts are the small shelves in the kitchen area and the loft.
I love the walk in closet and half bath in the bedroom. This would work well for a single person. I would use the extra room as a closet. I have a lot of clothes and shoes.
I'd rather have 1 bed 1 bath, and not have a Litchen (living room kitchen)

the larger bath sould be connected to master bedroom and the Half Bath is in the living room. Why did you all put it backwards?
Probably for those who have kids or another person living with them and a central full bath makes more sense for them.
For a family, you don't want the kids to have to go through your bedroom to take a shower.

The Loft is very roomy. The second bedroom could be converted up there and expand the living room/eat in chicken downstairs. Also, the bathrooms could be reversed- 1/2 bath outside and the full becomes the en suite.
I have been waiting on 2bd 1.5 bath. But this disappointed. I would love to see rhe kitchen reconfigured.
I get full size appliances, but it looks like you found the largest full size in the market.
