The entire floorplan needs to be simplified and updated. No one wants to pay the asking price (1M-ish you said?) and then have to gut the entire thing. It's like buying a new home just to be unhoused for months with renovations.
The first room coming into the house is an office/bedroom for the caregiver that may have stayed the night. The full bathroom vs half bath was mostly for the caregiver that stayed a few days. The kitchen/dining room needs to be combined is the major concern, but the rest are updates many people would like to put in for their own design flare. Nice house but the cost to improve the layout for the price isn’t worth the investment.

Thus opening up to the dinning room which I would just turn into an eat in kitchen so I could get more cabinets, counter space and a coffee bar. All of which is too much to have to do for a house that already cost $1.4 million. 🤦🏽♀️
That one bathroom looked like one you see in assisted living or Rehabilitation centers. It has several safety bars on the wall. The whole shower area is perfect for someone disabled.
I believe the dated kitchen and some of the layout issues would cause me to renegotiate the selling price. I think the price is holding this house back
Love the house. I'd repurpose the downstairs dining room to a den since it opens to a deck. Open up the kitchen wall add a large thing in the middle, Whatchamacallit 🤔. Rearrange appliances. Put the hall closet back in service and rearrange that first bedroom as an office. Add a pool table at the big windows and make a cozy area by the fireplace. That's it. Every room serves the needs of the individuals. A large family.
This house reminds me of a Assisted Living Home or Senior Retirement Home.Maybe for Family has parents and they all live together in one home. I will diffently remodel by open up the kitchen and dining room and keep the fire place and keep the family room with better entertainment shelf and bigger tv screen

Lots of builders are installing LVP flooring even in high end homes in my area. It's nice to see a house with real hardwood floors. I think the house is very nice with the exception of the location of the guest bedroom on the first floor. I would take it over a track home any day.
My wife grew up with a central vacuum system and intercom system in her house. She said she loved the vacuum. You plugged the hose into the wall and it had all the attachments and was fun and it was convenient. Her Mom would terrorize them in the morning, "Girls, it's time to wake up for school !" And it played the radio zp-thru the whole house ! The machine works for the vac system was in the garage and loud. But she liked having both.

Not only is the HVAC ducting not boxed in, it has no insulating wrap, and no taped seams. Which means, it probably leaks, and is as inefficient as it gets.
The problem with this floorplan at this price is that most buyers would be looking for an open floor plan and this has so many bump outs that it makes each space seem too small for a million dollar property.

The previous owners of my home had a whole house vacuum installed. I had a vacuum when I moved here, when it broke, I started using the whole house vacuum, it works great.

That first room off the entryway and the full bath nearby could have been originally used for a nanny or live-in domestic employee. Or, a "mother in law" room would also make sense given the handicapped accessible bathroom also on the first floor. Basically, I suspect it was designed specifically for that family's needs.

Entire thing need to be gutted and renovated.... which would cost close to 500K or more to redo... after 2020 costs.... mightiest well build new home at that point... LOL I know how it can be redone at around 450K.... because they need to take down wall, expand some areas, and rebrick the extensions... and so on... I would buy it for $450K just for the land and then demolish the house and completely build a brand new home with an open floor plan and modern amenities. Too old and too costly to remodel this with building code changes that have occurred since this was built.

Unusual floor plan. The first room I would use as an office or craft room. Remove the wall between the kitchen & dining area, open the area. Keep the bookcase and make a reading area there. Make the rest a family room. The loft area would be great for a gaming area. I’d want to refinish the cabinets & remove all the carpet and replace with matching flooring.
I like the natural wood trim and floors, the main floor definitely has layout issues, the privacy the backyard offers is really nice, love the screened in porch. The high vaulted ceilings are nice. But with the layout/floor plan, I would definitely pass on that house for that price.
I would love to see the couple Married to Realestate Mike & Egypt would suggest on renovating this home. They are an excellent team that would redesign this home to sell for 1mil!

I personally love old houses. Especially quirky ones like this. Most old homes had a room built right off the front door. This was usuay rented. Change it to a parlor or office. That bathroom is for that room and guest (renter) and was probably converted for assisted living. Convert it back. Open up the room. Back then most dining areas were actual cut off rooms. Which was probably turned into a pool table/game room. For there to be a laundry on the second floor is quite a surprise for an older home. I love the main suite--especially the closet. The jack-n-jill suite area could be jazzed up a bit. I can see carpet for girl and hard floors for a boy. I am surprised that the basement is was finished. So I can see the project was occurring in stages. I love build-ins. But the one by the fireplace is ackward. Hence the 2 areas that you spoke of. I would go on ahead and tear those out. Besides no one giving out trophies anymore. That kitchen will need to be gutted to accomate the open concept that is trending now. Being a short person, I can take or leave it along with the high ceilings. It would appear that there's a loan to cover for the price tag. I didn't catch the location. But hey in some areas this would be a steal....
Too customized a floor plan! When built? 1980-1990? Does look like a quality build though. Price reduction is definitely in order unless that’s what that area is priced at.

The house is not worth the price. Before you even got to the kitchen, you already mentioned 2-3 things that people might want to update. I’m going to keep it real: the exterior of the house looks sad/uninviting, and there was no thought put into the floor plan/flow of the home. It appears that they used dated fixtures/low quality items as well. They should drop the price to under $800K and market it as a fixer upper on a large lot.
I think this is one house that would benefit from a professional staging. It has a lot of potential. It’s got its quirks but overall a very nice house. It would be perfect for a family caring for an elderly parent. The room off the front door would make a great office for someone who has clients visit.

That house needs a speculator to come in and invest the money to improve the floorplan one and update it two. The whole thing might need gutting. But it has great bones, shows well outside, and is a quality build. I'd like to know where it is. If it's in an upscale community, a speculator could easily recoup his/her investment.
It would also be nice if the yard was fenced in, that would attract a family with pets. Plenty of room for play sets, trampoline and maybe a fire place outside with a grilling area.😊
Love that the neighbors have at least 1 acre of space between them..The houses being different from one another may be good...Carpet is so 1980's...Hardwood floors through out in 2024. That right off the front door bedroom is more like a den/ library reading room or a home office space.. kinda like this house because one can rehab it to their liking...It has plenty of room..The kitchen is ok...That dining room could be a Media entertainment room...It's close enough to the kitchen.. The big room where the TV would go could be a living room/ Dining room...The realtor should have someone stage the home with some furniture so someone can possibly get a better idea of how the home can work to their liking..Hope there is a laundry room...People like seeing a Washer & Dryer..The place is move in ready...The updates can be done gradually.. The house layout is unique but functional for the right person..It's kinda like two houses converted into one big huge one.
Who ever originally designed the floor plan was probably the home owner. A male with money, first time buyer. The kitchen is a big indicator a male planned that, like you'd find in a common apartment.
My experience with large gatherings is almost no one eats in the dining room. There is a large table full of food and people serve themselves. This especially so when it’s game time. I wouldn’t change anything with the dining room. The kitchen, yes, that’s where you will find people gathering, especially if it has an opening view to the 📺.
Gut, update the finishes, and rework the floor plan on the main floor. The kitchen has to go. The second floor needs a rework too. How much does a lot cost in that area? An Architect is needed for this house re-do.
Your great and very well spoken. Im from California San Diego, This house would be about 2 mill Max with an acre I believe you said. The house is very well construted, all the exterior is well apointed. The entry with the door thinking it would be a closet could be turned into a closet and make the entry way come from the adjcent hall way close to the living room. You would reconstruct the entry to that front bedroom where that closit is. In the bathroom wheel chair access Glass could be added for a shower inclosure and remove the fold down bench. The kitchen issue, my guess is people expect there to be a large island in a house like that as thats what most kitchens would have. A good realitor would have suggested a counter depth refrigerator in place of the one there. A galley kitchen like that is a very easy kitchen to use. As well they have another fridg in that other room. I dont think the finishes are out of date its is just not most peoples taste. All the oak wood work through out Is very nice and quality if you like golden oak. up stairs The game/den/office loft is doable. The master suit is nice. The other bedrooms up stairs with jack and jill is doable. In a newer home like that one really the Master should have been off of the livingroom area as it would be close to the kitchen with a nice master bath and then all the other bedrooms up stairs. but over all it is a very liveable home. It may be for that kind of money the fact it feels like it was built for spacific neads function of sorts and but sacraficed better esthetics. I like your show.
I have to admit. I do love a weird floor plan. That office on the right almost feels like a secret room - so kind of cool. But the materials are so dated and that kitchen is the stuff of nightmares.
The first room and 1st floor bedroom needs to be together. Simply close off and redo doors, in law suite.The "dining room" = playroom. Tear out built-in and expand fireplace. Expand kitchen into that extra room.
That front room when you first walk in is not a bedroom. It's a home office. Many, many people work from home nowadays, so that would be VERY attractive. I also think that the big open area off the kitchen by those big windows is a dining area. Put a nice dining table there with the kitchen next to it and that beautiful open backyard *chef's kiss*. The area of fireplace and "media area" is obviously to me a where a personal library would be. The room you're calling the dining room could be a family room. All you have to do is replace the light fixure and add seating, TV, and whatnot. Sure there are a few layout challenges but the wood work is so beautiful there really is no need to tear it out. Just stage it well and let the new buyers see the beauty of the place.
If they lowered the price, I'd buy it. I must be "Old Fashion" because I personally don't really see an issue with it. But then I also love weird ideas. The house is a lot pricey, over a million for it is crazy.

Nobody would pay that with the amount of work this house needs. It’s the weirdest layout I’ve ever seen and most of it would need to be gutted and redone to make the layout right. It’s like a maze. I would get lost in there! And on top of that everything would need updating. That kitchen was atrocious especially with the fridge and oven butting heads and the living room was so ODD. I wouldn’t even be able to decide where to put the sitting areas. The situation with the air ducts showing was a pure eyesore. The only thing I liked was the amount of space in the master, the porch/deck area, and the amount of land surrounding the house. 🤦🏾♀️🤦🏾♀️🤷🏾♀️

Too customized a floor plan! When built? 1980-1990? Does look like a quality build though. Price reduction is definitely in order unless that’s what that area is priced at.

The house is outdated but I think the biggest problem is the layout. Most of the house looks like it was thought out as it was built.
I would have to completely gut the inside and do a whole new layout…

The house is not worth the price. Before you even got to the kitchen, you already mentioned 2-3 things that people might want to update. I’m going to keep it real: the exterior of the house looks sad/uninviting, and there was no thought put into the floor plan/flow of the home. It appears that they used dated fixtures/low quality items as well. They should drop the price to under $800K and market it as a fixer upper on a large lot.
I think this is one house that would benefit from a professional staging. It has a lot of potential.

@@JonTheRealEstateGuyI thought so! I saw this on Redfin. The exterior is charming, but I stopped dead in my tracks when I saw the cramped galley kitchen. Also, it's in the outer edge of Silver Spring further away from where people work. School ratings may also play a role.
That house needs a speculator to come in and invest the money to improve the floorplan one and update it two. The whole thing might need gutting. But it has great bones, shows well outside, and is a quality build. I'd like to know where it is. If it's in an upscale community, a speculator could easily recoup his/her investment.
It would also be nice if the yard was fenced in, that would attract a family with pets. Plenty of room for play sets, trampoline and maybe a fire place outside with a grilling area.😊
Love that the neighbors have at least 1 acre of space between them..The houses being different from one another may be good...Carpet is so 1980's...Hardwood floors through out in 2024. That right off the front door bedroom is more like a den/ library reading room or a home office space.. kinda like this house because one can rehab it to their liking...It has plenty of room..The kitchen is ok...That dining room could be a Media entertainment room...It's close enough to the kitchen.. The big room where the TV would go could be a living room/ Dining room...The realtor should have someone stage the home with some furniture so someone can possibly get a better idea of how the home can work to their liking..Hope there is a laundry room...People like seeing a Washer & Dryer..The place is move in ready...The updates can be done gradually.. The house layout is unique but functional for the right person..It's kinda like two houses converted into one big huge one.

Who ever originally designed the floor plan was probably the home owner. A male with money, first time buyer. The kitchen is a big indicator a male planned that, like you'd find in a common apartment.

My experience with large gatherings is almost no one eats in the dining room. There is a large table full of food and people serve themselves. This especially so when it’s game time. I wouldn’t change anything with the dining room. The kitchen, yes, that’s where you will find people gathering, especially if it has an opening view to the 📺.
The oak woodwork on floors and trim *throughout* is hideous.
Gut, update the finishes, and rework the floor plan on the main floor. The kitchen has to go. The second floor needs a rework too.
How much does a lot cost in that area? An Architect is needed for this house re-do.
Your great and very well spoken. Im from California San Diego, This house would be about 2 mill Max with an acre I believe you said. The house is very well construted, all the exterior is well apointed. The entry with the door thinking it would be a closet could be turned into a closet and make the entry way come from the adjcent hall way close to the living room. You would reconstruct the entry to that front bedroom where that closit is. In the bathroom wheel chair access Glass could be added for a shower inclosure and remove the fold down bench. The kitchen issue, my guess is people expect there to be a large island in a house like that as thats what most kitchens would have. A good realitor would have suggested a counter depth refrigerator in place of the one there. A galley kitchen like that is a very easy kitchen to use. As well they have another fridg in that other room. I dont think the finishes are out of date its is just not most peoples taste. All the oak wood work through out Is very nice and quality if you like golden oak. up stairs The game/den/office loft is doable. The master suit is nice. The other bedrooms up stairs with jack and jill is doable. In a newer home like that one really the Master should have been off of the livingroom area as it would be close to the kitchen with a nice master bath and then all the other bedrooms up stairs. but over all it is a very liveable home. It may be for that kind of money the fact it feels like it was built for spacific neads function of sorts and but sacraficed better esthetics.

I have to admit. I do love a weird floor plan. That office on the right almost feels like a secret room - so kind of cool. But the materials are so dated and that kitchen is the stuff of nightmares.
The first room and 1st floor bedroom needs to be together. Simply close off and redo doors, in law suite.The "dining room" = playroom. Tear out built-in and expand fireplace. Expand kitchen into that extra room.
I think staging would definitely help buyers get past some of the issues. It’s a cool place for a big family
That front room when you first walk in is not a bedroom. It's a home office. Many, many people work from home nowadays, so that would be VERY attractive. I also think that the big open area off the kitchen by those big windows is a dining area. Put a nice dining table there with the kitchen next to it and that beautiful open backyard *chef's kiss*. The area of fireplace and "media area" is obviously to me a where a personal library would be. The room you're calling the dining room could be a family room. All you have to do is replace the light fixure and add seating, TV, and whatnot. Sure there are a few layout challenges but the wood work is so beautiful there really is no need to tear it out. Just stage it well and let the new buyers see the beauty of the place.

If they lowered the price, I'd buy it. I must be "Old Fashion" because I personally don't really see an issue with it. But then I also love weird ideas. The house is a lot pricey, over a million for it is crazy.
That house is way overpriced for it being so l dated and the restructuring and upgrades required. They better get below that $1.4 M or if they love it so much for that price, they need to move back in it! No more than $732, 500 with all the required upgrades, and that's being gracious.
I would open up the kitchen so that the dinning and the living area are one and shift the kitchen to part of the living area removing the fire place
I would be scared to see the utility bills for this house. The dining room would be the game room, expand the kitchen into an eat-in with separate dining area, redo fireplace move shelving to office, put back coat closet, entry Bdrm Chn to office. Lower price to account for all renovations

Nobody would pay that with the amount of work this house needs. It’s the weirdest layout I’ve ever seen and most of it would need to be gutted and redone to make the layout right. It’s like a maze. I would get lost in there! And on top of that everything would need updating. That kitchen was atrocious especially with the fridge and oven butting heads and the living room was so ODD. I wouldn’t even be able to decide where to put the sitting areas. The situation with the air ducts showing was a pure eyesore. The only thing I liked was the amount of space in the master, the porch/deck area, and the amount of land surrounding the house. 🤦🏾♀️🤦🏾♀️🤷🏾♀️
