    I'd just like to say that when someone moves from the city to the country they need to remember Why they left the city in the first place. SO MANY of them move out to the country and almost immediately begin trying to change the area they moved to into the area they left. Going to the local community meetings and complaining about how their neighbor's barnyard smells or that their grass isn't mowed etc. The rest of us, who have lived in the country all our lives like it the way it is, we don't mind change and we welcome (usually) those who move here from the city but we don't want to have useless rules/laws that will hinder how we live. So they need to keep in mind that if they want to move to the country they need to adapt not try to change where they moved to.

      That is what I've been saying for years.... I am in city, & live near RR tracks (always have) & then have people complain about that noise... the tracks have been there over 100 years, so get real about moving near an active RR line. Same with boat traffic... There isn't as much noise as 60 years ago, most of it is now trucks & now hearing complaints of trucking noise... you can't win with some folks, no matter what.

      This happens in citys also people from cali who moved to denver are quickly turning it into what they left.

      @@waynekerr2472 The people who left Cali doubtful were born or raised in Cali. The growth there did not come from being born there but from people WANTING to MOVE there, and they changed it now they are leaving. Used to be an Ag state.

      It's the same with people who move from Apartment Complexes where they had to park wherever they could find a space, they move to Surburbia and want to park all their EXTRA cars in front of everyone else's homes like they own the street! You have a 'two car' garage and a driveway that can fit two cars why do you have 2 & 3 extra vehicles?

      Krickette-Here in Maine we've had a lot of people moving here from out of state,mostly Mass.I've seen the same things you've mentioned in the small towns nearby, a constant tug of war between the locals and the newbies!

    We closed on 3.6 acres of land 2 days ago. My first real estate transaction and our future homestead. We are in the process of clearing land for our house now.

    Thank you for this video. My husband and I have been talking about this and praying for the last three years. We will, God-willing, be debt free by the end of summer. I feel what is happening right now will be the final push to help my spouse realize the need to move out of San Diego, CA an into a more self-sustaining life style.

    Ben & Meg- Great video! I have been homesteading off and on since the 1970s. In the 70s we were "smiled upon", for working so hard to be self-sufficient in a modern world. Today there is a wake up call that has been building for a decade. Now homesteading on all levels is getting folks attention. These times are serious. Our N.H. governor just mandated a shelter in place for the state. So people are staying home and should have extra time to go on the internet and explore how to be more self-sufficient. It could start with garden tubs of tomatoes on the back deck and plant leaf lettuce in window boxes. My suggestion for best situation, is minimum of enough land/yard for a garden and preferably laying hens and meat rabbits. That would go far. I still have the 1970s books: 1 ACRE AND INDEPENDENCE and 5 ACRES AND INDEPENDENCE. Please watch all of Ben and Megs' videos. They are doing a great job of establishing a homestead. Our farm is zoned Agriculture. Take care! Diane

    As a homesteader that bought that solidly wooded parcel, pretty much everything you say about it is dead on. ;) We're spending time rather than money on the clearing process and using the timber we cut to build our home and other infrastructure, so there's a cost tradeoff involved. In our case, there is a power line easement through the site and that is open, about fifty feet wide and 660 (width of the site) long. So there's a bit of space for growing things without taking out trees, but we had to get the driveway cut in just to pull off the road! People thinking about land should also consider factors like "where's your family?" My wife's a native Michigander and we came here in good part because her family is here. Do you hate winter? Or Summer heat? If you can't take the cold, don't buy land in the north ;) and vice versa, if you need four seasons, stay clear of Florida ;) And possibly the hardest thing of all - this life requires, demands, insists - that you be self-motivated, driven, and that you can maintain your discipline to do what must be done. I would also say it calls for being organized and that right there is my personal weak spot. ;)

    Great advice. The biggest is to try and be as debt free as you can. You can't believe how stress free you'll be. I know I become completely debt free 17 years ago. Blessings to all. 😊🇺🇸

    I used to watch a PBS program a long time ago called the Victory Garden. It is time to bring that mindset back in my opinion. I have very minimal land to work with but I can grow herbs . I do enjoy cooking with them. Love your TH-cam channel.

    I wish we had been so sane about land. We bought REMOTE off grid woods, 3 hrs from where we live a few years ago for an eventual opt out.
    It's too far, it's a horrible road, the bridge washed out. We never go up because we cannot even get our pop up camper in - no tents with bears is a rule for me.
    It was so big, so beautiful, so clean , SO CHEAP. But not the smartest buy. It's in tree growth, we'll get our purchase back in 5 yrs.
    We're back to square 1. Eyes open, pennies being saved, and yes - looking at foreclosures now. Meanwhile trying to grow al the things on half of 1/16th acre city lot!

    I can't recommend Dave Ramsey enough to help get yourself out of debt, saving for retirement, paying cash for cars, ect ect. His plan works!

    I've never had land to grow my own food, but it is something that Id really like to do. I'm working towards that goal, I just think being able to grow something and spending more time outside will be so therapeutic.

    I do believe everybody will be a "homesteader",either urban or wherever they are. I'm already seeing people starting to garden first time, and a run on chicks in upstate NY.

      Same here in Kentucky. Every Hatchery is overwhelmed with sales. TSC and Rural King could not keep them in stock.

      My husband gave me an incubator for Christmas. It was God's Providence because we are hatching out our own barnyard mix having fun and are able to have chicks since they are selling out like crazy here in Colorado too.

      Our feed store usually has no more than 2 customers at a time. The line for baby chicks was 3 hours long yesterday!! Ridiculous. I didnt go. Lol. I'll pick up straw tomorrow.

    We are FT RVers and North Carolina has been calling us for a while now. We rolled in to NC as this virus really started to take hold and now were talking with an agent about unrestricted land in west NC because it’s everything we had dreamt about.

    I am a country girl. We had chickens, hogs, cows and a large garden and we canned a lot. I live in the city now and I hate it. I am 70 years old and I wonder am I too old to homestead now. I do have a small garden but it is not like I want it. Thanks for the info and God bless you, Ben and the boys. You are a blessed family.

    You guys found WONDERFUL land...with a home, which is great, a perfect and a fabulous piece of property! It has a great home, which you made better than it was on day one! It looks brand new and is better than when it was new! You found your well and a very nice barn, plus another storage building! You have pigs and chickens that have gone into your freezer already and you have more almost ready for the freezer! Because you guys were patient, caring and praying individuals, you found a great piece of land that a creek flows through! You have planted gardens and each year those gardens are getting bigger. With your cow, you’ve also stopped the need for a large bill at the grocery! I’m very thankful and happy that you found so much in your property quest! Now you will need only a few things at the grocery! You two haven’t been afraid to work hard!!! I’m thankful that you found a wonderful piece of property...easy to get into and to run errands with minimal trips! Facing south means you are able to get good sunlight for your plants, too! I’m thankful your baby girl has joined you there! Your handsome boys like it there and they are eager to help you any time you need them! God has really smiled on you two!

    Having to travel up and down dirt roads will cause a lot of costly wear and tear on vehicles in a relatively short space of time. Even just a mile if it's bumpy/ rocky.
    You may even have to pay or help pay to maintain dirt roads if you live on one. Ask who maintains the road.
    Also, you might not even be able to travel anywhere in certain kinds weather ie heavy rain or perhaps melting snow will cause a very slippery muddy road.
    Just a thought to maybe consider.

    It is not just about being self sufficient and grow all your own food but about supporting your community and add to the larger communities. You still don’t make your own toilet paper and you make soap and metal work to trade for what you don’t make. Connection and contributing to your own community in an honorable and noble way.

    Having a homestead has been a big dream of mine for a long time....even before I knew about what a homestead was and that great people like you are part of this growing movement.     We sold our first home and lived in a camper for 8 months while searching for a new home halfway across the country from our first. We were living in the camper while you guys were traveling and house hunting and it was so fun to watch your process while we were doing something similar. Now we are busy turning this property into a homestead and loving learning from you guys as you go!

    I am so lucky, I have around 42 acres in South Mississippi back where I grew up. The old home place sat there so there is power water and septic. Now just to sell this place here and move home to farm. I can't wait

    Hi Meg and Ben have you considered growing land cress on your property ? It is full of nutrients, grows quickly and loves damp conditions, similar to those down near your stream/ boggy patch. You can use it in cooking as well as salads.

    Really nice re-introduction to your journey and property choices. I guess you could say I've not jumped in with both feet if 3, 9 or +20 years of dreaming, planning, looking and being disappointed are part of the equation It will or won't happen.     We are debt free and looking but the prices of land are really high, Giving it to God to help us find the place. If it is his plan it will happen. So happy to see you so happy and carrying a new life. God's blessing to you and yours

    Meg is such a good talker/spokeswoman. She almost sounds like a professional show host. I don't know if you write yourself a script or not (if you don't, even more incredible) but you very rarely get tongue tied or studder.
    You did miss one piece of advice, that I see as separate because how different people are. School districts, schooling in general. What are the schools like. Will they cause you a problem if you want to home school. Is there a way for your kids to socialize with other kids with or without schooling. Sorry, just put in my 2¢ in case others were thinking the same thing.😍😁😍😁

    I have just bought an old farmhouse on 31 acres in Maine!!! It took time and sticking to what I needed the property to have. Take everything the Hollars say to heart! Go visit possible areas you are interested in. Talk to the neighbors. And best of all...Come to Maine!!! Lots of old homes with good land that need to be loved and revived, all at really good prices! Just saying...

    Your advice to take your time is spot on. Not only can you find the perfect property for you but you can probably negotiate a nice price if the seller/agent knows you're willing to walk away and keep looking. You might have to actually do that and come back later and ask if they'd reconsider their price. But it's worth it.

    You can usually buy land cheaper if there’s a mobil home on it. Plus there’s usually a well and septic already in.

    I might have another year till I get out of the city. I can grow the garden bigger this year. I had to get rid of the chickens last summer.

    Thanks for sharing! There should be some good deals coming up, if not already on the market right now. Kentucky is the land of the free. We love it here . We just moved here from Arizona 3 months ago to start a homestead.

    Just an FYI---an HOA can't be thrust upon you after purchase. They might try it but it would be illegal. Their little posted sign means nothing.

      @Ellen Clayton Thant is good to know! I have many friends that say they can't have a garden because of their HOA rule.. I say these are unprecedented times and those rules be damned! Now perhaps I can lead them to Legal Means! Thank you!

      @@bushpushersdaughter Depending upon your State, you have an 'Expectation of Privacy' in your backyard, so the HOA can't actually come into your backyard, they only regulate what they can see from the street.

      I'm a volunteer for my HOA. They can't really enforce your backyard. If they cant see your garden, you're good to go? They can't see mine. The garden is in my side yard covered from view. Live stock, no way, don't do it. Violations can take you to fines. That can get very expensive. I can assure you neighbors are going to complain about chickens especially if you have a rooster.

      If you buy BEFORE the HOA is formed you may be grandfathered in. Once it's established you have to comply, or risk going into fines. Do a garden in your yard hidden from public view. Your protected, unless a neighbor complains.

    One thing I have observed is that many people invest their money in homes where they have been basically absent from in order to pay for said homes. I am thrilled to see a lot of them staying home recently.

    You both are smart staying debt free. I'm 48 and in five years I will be debt free. Lifes so much easier with no debt worries. I may not have all the toys but what I do is mine and no stress.

    We did a county by county search for homes with land using zillow in the state we wanted for months and made a couple of trips choosing about 10 sites each time before we found what we wanted. Sooooo happy spring is finally here so we can get outside and get to planting. KOKO guys and God bless.

    I have enjoyed this! I would like to add a tip most people are not aware of. Most counties have access to the kinds of soil on the land, such as wetlands, hydric soil (stuff that does not drain), good soils, information on flooding, contours/ elevation, Animal or plant invasive issues and so much more information! They tell you about buildings on the property and their sizes/condition. Much of this is accessible online.

    Great and informative video. Everything you said is so important when looking for a homestead. The worst thing you can do is purchase land and regret it in the end. we purchase our homestead last year and yes a check list is soooo.... important. Getting out of debt is the number one thing because it allow you to live a comfortable life right from the start without the worries of paying large amount of money in bills and you can take your time and build your homestead the exact way you want it to be base on the cash flow you have. I love our little seclude 1920 farm house and the land. Away from nosy neighbors and prying eyes but close enough to modern amenities. I am so happy we left the city.
