very expensive price..... NO NOTHING.....electricity & water for sure and specially road .... because you need a boat to reach the property.....very far from community.

So 12 ha + 5ha + 3ha = 20 hectares
20 hectares = 200,000 m2
200,000 m2 × 22 php / m2
= 4,400,000 php

The 22 php per square meter is only for the 3 hectares. The 5 hectares and 12 hectares are more because they have tax declarations. The 5 hectares is 180 per square meter. All is negotiable.

Typhoon pathway. That's the disadvantage of that location. If not for that, could have been viable to develop as tourist resort/hotel business .
