After years of saving up and months of planning, we finally got started on our L-shaped, dormer loft conversion (say that 10 times quickly). After a lot of research and a HUGE range in quotes, we wanted to break down exactly how much our shell loft conversion cost and what it includes. You will see us break down the following:

Thank you for being so open and honest about the cost, it's super useful. The cost is definitely way less than I expected, I thought it would be around 50-60k for the finished loft. It's really good to know it doesn't have to be so expensive, but of course you have the help and expertise of amazing Martin. Well done, getting so much savings on materials is incredible.
So glad it’s helped! We were expecting a very similar figure (£50-60k) but Tom’s sourcing and Martin’s knowledge are definitely the reason we’re going to come in so far under!

Very helpful guys! Thank you for the detailed rundown. My partner and I are in the process of buying our first house (also a Victorian terrace) and want to convert the loft.
Hadn't heared of an L shaped conversion before so that is definitely one to consider.
Although we are in a conservation area here in Brighton so it's more difficult to get planning permission for any major changes (it's even needed for permitted development!).

GREATTTT FKING VIDEO!! UGH. I wanna do renovations and this is extremely helpful. AND I live in London as well, so it's kind of a very specific issue. To answer the question, that is a lot less than i thought it would cost actually! Especially cos you are in East and everything has gone up so so much. Great job getting it in at that price.

I had a quick question about how you went about building control. Did you submit a full plans application or just give notice?
I know it’s advised to get full plans so you can get accurate quotes from builders and have everything approved. But I wondered if a reputable builder would know building regs and so a notice would be enough.

I have a mid-terraced Victorian house with a butterfly roof in central London so I'm really considering a Mansard loft conversion and decided to watch this video. The `hello` `hello` `hello` bit at the start I thought was unnecessary and really spoiled what I can now say was a very useful video. Thank you for a good video. If you do another video, maybe leave the `Hello` bit out.

Wow that’s so cheap! We have a chalet bungalow with 2 bedrooms in the roof. We wanted a double dormer to make the rooms bigger. We just wanted the shell built, as we are good at other diy stuff. We was quoted the cheapest £60,000 we live in Cornwall and we couldn’t believe the price. This was 2 years ago. We only had £30,000, so we didn’t go ahead. Im a big saver and shopped around as well !!!!! You did amazing. Well done 👍💕
That is a crazy quote!! We were SO shocked by the variance in quotes. Shopping around is always the key 🔑

Yes I’m planning on a loft conversion as cheap as possible. I paid about £600 for a Structual surveyor and used basic drawings.
Will submit to council and will get the council to inspect. £1000.
Had loft company’s round and they were happy to use my walls as supports. 3inchs?
My loft came in at around £50000 first fix around 40m sq . 2 bedrooms and a bathroom.
Going now concrete pads and steel posts to support beams.
Yes steel and timber has so increased in price.
By the way the house is a bungalow.
Getting a builder is so hard and many want to do the lot.
You didn’t mention the dreaded vat ?
Great share thanks very much its really informative. Just a few points, building regs should not change between local authorities. Regs govern building standards and are set nationally. Planning requirements can change though where some are tougher than others. Also, when it comes to the regs and building control i would always advocate using a local authority to sign off the work. I know of a few different people that have had issues with the quality of the sign off from provate comapnies and i personally do not believe that privatisation of building control is safe. I know a local authority can be a pain in the arse sometimes but they are not there to make money (despite what people say) whereas private companies are and as a result might be a little more lenient with their clients as they want repeat work. I have seen roof lights installed upside down and private building control signed them off. Once they are signed off there is very little come back as they will claim they were right at that time and the home owner must have messed with them lol. A local authority has an interest in ensuring buildings in their area are safe and stay safe.

Great Video! But I’m not sure if I would call this a ‘true’ first fix but rather the shell cost. For first fix I would include the cost of first fix electric, heating, and plumbing.
An update video of the total cost would be very useful. Keep up the good work.

Thank you! No you usually rent the scaffolding 😊 A combination of research on the web, info on the Architecture/Structural engineers drawings and a shopping list from the builder various times throughout the build on items we didn’t take into account when ordering all the materials - this did mean driving round on short notice to supply the materials to the builders which was an inconvenience at times

Brilliant video guys. Myself and my girlfriend have just recently bought a two bedroom victorian end of terrace in South London and are just approaching an architect to draw up plans for an L shape loft - your house looks a carbon copy of yours so will be interesting to see closeness of quotations etc. The labour only option seems worth the headache and is something we will be looking to do also!

Hi guys thank you ever so much I found this very helpful we are about to purchase a two-bedroom maisonette near Bournemouth near the coast I have just seen the loft and it has been partly converted but it is an amazing space and cries out loft conversion I am a plasterer by trade and I am hoping to do a lot of the work myself however your comments were very helpful particularly the early stages I also have an architect friend too I'm hoping to invite over for a glass of wine and say what you think😂 but I think it's worth doing because it will mean it will become a three-bedroom property and I'm sure will add value to it I hope to take pictures and do a short video as I do it once again thank you

Brilliant video guys! well done! I would like to know the following: When you did the loft conversation 'L-shape dormer loft', can/could you have only windows face the rear of the property and not the front one? I know you described the 3 types of loft conversions but for me I would like to increase the height of the rear of it including the part on top of the bathroom, thus L-shape but dont want to touch the front side, that is the side facing the road. I believe I am choosing the option 2 of the 3 options you described, am I right? My question is: when you do that, do you need to remove the whole of the roof or just the part that you increase in height? If yes then that means there would be 2 part of the roof to be changed to a 'flat roof' that is the part at rear + the part above the bathroom below. Am I right? and does it mean flat roof really? I am scared of flat roof as it needs to be changed every 10 years or so? 2nd question: Could I keep the tiling at front of the house as I have described I don't want to change, but can I use slate at rear of the roof? Hope my questions make sense to you and thanks in advance if you have something to answer me.

Yes you will need scaffolding at both back and front :)
Great idea to order the material yourself. Did your contractor help with your the quantities of material that you needed?. If not how did you establish how much of each material you required.

This is incredibly helpful, thank you for doing this. We're doing a very similar L-shaped conversion to our place in south London. Just had the SE round today, next step is getting in some builders to quote (we've had three recs - one from our architect and 2 from the SE, unfortunately we don't know anyone in London who's had similar work done). Now we're in the process of getting party wall agreements. We need to get three in total. At least one is dissenting and wants to use their own surveyor, which is bumping up our costs. I have yet to hear back from the other two). Assuming you needed party wall agreements, how did that go for you?
Good luck with the conversion! It’s amazing how much extra space it brings. It’s hard to find good builders at the moment as they are all booked up. Make sure to get references from the builders before agreeing to one - We actually visited one and was good to see the standard of work they did.
That’s one thing we forgot to mention in the video. All in all we spent £300 for a surveyor to take photos of our neighbours properties. We managed to get one neighbour to sign our notice and the other was happy with a schedule of conditions (surveyor photos). We then wrote up our own contract to say if anything was damaged we would be liable - similar to a party wall award. It’s always luck of the draw on what your neighbours are like though - especially when they know you’re paying.

Great video both. But I have few questions:
1. How do you know how many beams, or tiles or membrane sheets are required and how much cement or sand is required? and all other items.
2. When you buy via builders, they give you 5 to 10% discounted price which all registered builders are entitled to. Why you didn't go through builders to buy the material.
3. Were you full time working when loft work was going on? I am full time staff, how can I spend time to buy all the nitty gritty stuff. In one way or another, we have to rely on the judgement of our builders. After seeing your video, I think on these lines too but the amount of time spending finding things is hell.

1) Beams numbers are calculated by a structural engineer, tiles, timber etc. we worked out by area based on elevations and plans drawn up by an architect.
2) builders can get discounts but they may not necessarily share that with the client as they have taken the time to order the materials and for ease they don’t have time to shop around and instead will get from one builders merchant.
3) Yes we both work full time and yes it can be difficult to manage with a full time job but from ordering our own materials over the course of the conversion we saved £12k by doing it this way so well worth the extra stress added

Doing ours in london, 1 extra bedroom and ensuite loft room, extra bathroom 1st floor - £65k. Thats without the cost of suite/ tiling/ painting etc

Just for the parts. It took the builder a day to install. I would advise spending a bit more and have pine stairs. MDF stairs will always be cheaper 😊
How did you select your builder, like did you have to check the company was regt etc . Some offer a 10 Yr warranty so just wondered how real that is

It would be the job of an architect to draw to scale so you can work out amount of tiles needed etc. but a structural engineer should advise on the materials to use for the structure. We worked out what was needed by the size of the loft but we still missed out on some materials such as certain fire proofing measures which our builder advised us to get. If you are getting a builder in to help with the build we sent them a material list beforehand and they let us know of anything we missed.
Planning portal is also good for similar houses in your area who have done a loft conversion whereby you are able to see their plans with some having more details about materials than others. That was what helped us get an idea of materials we would require.

I’m one of those very few people that hate talking about money. My neighbours openly ask me how much is my loft conversion costing (currently getting it done as I type this -4 weeks in). It tough because I like my neighbours and don’t lie. Haha.
Haha yeah - it’s such a personal topic and I think it’s definitely more tough to talk about it in person. Such an awkward question to answer as well. For us, we just wanted to give some clarity on how much the whole process cost as we really had no clue when this all started, and we are sure there are plenty of others who feel the same way!

Hey Josh, yes we did. We forgot to mention this is the video.
We wrote up and served a party wall notice to both neighbours. One side was happy to sign and the other neighbour was a little more hesitant. We ended up writing a contract saying we would take any liability for damages which we both signed and then got a surveyor in for a schedule of conditions to take photos of the property as ‘evidence’. This costed us £300 as opposed to £1000+ if we got in a surveyor for a party wall award.

I’m a builder, I did a hip to gable conversation/dormer for someone on a 1930’s semi detached; a large bedroom with a good sized en-suite. All in from drawings to council fees to builder costs was about 65000.

How would one search for a private company to assist with building control. Like is the term 'building control consultant'? or broker? etc. Thanks again. x
The private company IS building control - they don’t assist or consult. You would search private building control and get quotes for the work planned to be carried out. If you go with a private company, they have to notify the councils building control whereby the council have an option to refuse the private request then you have to go with council ☺️
