    Really like your video series, and seeing similar price points across the boroughs! Lived in the UES and JC now, it’d be interesting to see a comparison video that optimizes for low maintenance fees.

    I live in Forest Hills. It's a great neighborhood. It's really central, Queens. Don't do the local M train. Take the E or F. Around 30...35 minutes to midtown.

    All the best for the holidays. The Bronx apt was best value and most workable for a studio.the last one in Manhattan look like a dungeon, was in the basement awful.

      There is no such area called Hudson Heights. It’s all Washington Heights. Dyckman isn’t an area, it’s part of Inwood. Stop making up neighborhoods.

      @mrmrso228 West of Broadway above 181st to 190th, that's Hudson Heights, which is in part Washington Heights. Obviously it is a known subneighborhood since you knew about it. BTW, no one's making up neighborhoods, just get your facts correct.

    Am I the only one that thinks ≤$115k income for a family of 2 owning a $460k+fees home seem ridiculous? How can someone with that income (for 2 people combined!) realistically afford to pay $2890 a month?? It's reasonable for places to cost higher if the people's wages are generally higher, but with that kind of income restriction, are we just intentionally creating unaffordable debts and foreclosures?

    On average, it takes 5 years of holding a property to not LOSE money when you sell. If you want to recoup and hopefully profit? Hold the property for at least 5 years.

    It's out of control. I'm in London and the same here. Grew up in Australia and it was once very affordable. Not now. Although in Oz I think you get better value but I've been away for about 13 years. You have to smart, work hard and spend your life paying bills. Not everyone can be a super high flyer. Love the pre war buildings.

    so i lived in the city and brooklyn for years..then I decided, I'm from CT why not move back? Why?? Only state income, no city tax, $550k for a 1,200sq ft 3 bedroom 2 bathroom house, with an additional 1,000 sq ft basement. Attached garage included 1/2 acre property, 10 minute drive to metro north, 58 minute express train to grand central. Quiet, top public schools, great restaurants, nightlife, diverse...I'm loving being out of NYC

    I have the money to buy in NY but i chose to buy in other countries and rent on Airbnb.NY is waaaaay overpriced,taxes are way too high,closing costs too high,too much paperwork and bureaucracy.I expect a huge market correction in 2025 as more rich NYers leave for other states and countries.Also the financial part of your video for co ops is very misleading.It is notoriously hard to get approved by most boards unless you have another year of maintenance and mortgage payments in the bank after down payment and closing costs.Also your maintenance and mortgage monthly payment cannot be more than 30 percent of your monthly income.I would urge most buyers to stay away from HDFC for many many reasons,do your own research.You also need to talk about flip tax,it is important for buyers to know how much money they lose when they sell

    The funny part about all this is once you actually understand finances and just know just the BOTTOM BASICS of real estate, you’d understand that most of this is completely by choice, none of the rent/mortgages have to be this high, the numbers all made up based on proximity, demo, and greed…….saying don’t compare NY to anywhere else is exactly why you should because it’s disgusting what the tristate makes you go through for 300-400 sq ft, that if you go 2 states over, down, or up, you’d get it for a fraction of the price, and there really isn’t any plausible explanation other than “because they can”……and I’m saying this from from Jersey 😂

      I lived and own property in New Jersey. Not the same. Jersey city or Hoboken don't compare to most neighborhoods in NYC. So that is 🧢Also your earning potential in NYC is the sky

      @@justinmartineznycyeah minimum wage in nyc is wayyyy higher than most other states. Ny min wage is 14 dollers an hour I think, and for example Connecticut it is around 8 dollers an hour

      @@justinmartineznyc considering I’m a financial advisor and senior portfolio manager I call BS right back at you, your “earning potential” whatever that means, is infinite no matter the state, this isn’t the 90’s pre internet…..and I like how you picked two places where it’s probably the most affordable to live minus the gentrification……alpine and Montclair would be more comparable, also no one in the country has a higher tax rate than New Jersey….

People that move buy in montclair and alpine typically have families and are buying to be in those school district. Buyers in this price point ask about jersey city and hoboken. I've been selling real estate since 2010 and I have market data.

    Why are NYC homes so uniquely ugly? I'm not talking about the super high end multi-million dollar places. I'm talking about these "average" places. Having looked at real estate in other cities like Boston and DC, I see gorgeous renovated bathrooms and top notch flooring. The interior finishes of these NYC places, aside from the one in Bushwick, are FUGLY.
