I make over $200K and couldn’t afford that monthly mortgage if I want to do something crazy like put money away in a 401K and pay taxes.
You have to live somewhere. If you have the money to buy it makes more sense to buy than rent

Welllll...... Charleston is nice, the home is move in ready, has lots of square footage, little backyard, looks like a 2 car garage.. etc, etc. BUT, I think too over priced, you have to drive everywhere because nothing is really close and now you have to get home and car insurance....let me not continue with the rest of the negatives... I wonder why the owners are moving after one year?????. I will take Manhattan because asking price is just that, asking and therefore it can be negotiable.

This house is absolutely gorgeous. I love that you modernized it but still kept so many of the original details. How do you get from the parlor floor to the speakeasy? Do you have to enter from the garden floor?
When Fed cuts rates that doesn’t necessarily mean mortgage rates go down. 2 different markets
I get quotes from mortgage brokers before commenting on rates
@@justinmartineznyc I understand but you made comments that mortgage rates dropped because they cut rates. Rates have done nothing but go up since they started cutting. It's not a major deal, but I'm a lender, and the mortgage brokers you're talking with don't seem to be giving you great information.

@ ok. Just understand that Wasn’t what I prepared my agents for. It’s common after a cut the market will go higher in rate not lower. Market tends to overshoot in anticipation.

Kind of a random comparison that makes absolutely no sense. Like for like. I liked the finishes of the Charleston house, but I think that is an absurd price point for a suburban tract house on a tiny lot where you can see into all of your neighbors' houses. In South Carolina. A more apt comparison would have been an older home in the historic district.

Absolutely agree… for $875,000 at $396 sq ft for that community, you’re getting fleeced. You couldn’t pay me to live there even at $200 sq. ft. (Such terrible builds comparable to Summerville, SC master community housing)
Nexton builder costs are $108k-$125k per home (quality is a step above pre-fab), and they’re selling them for $450k-580k 45min inland from Charleston. I would be building them as fast I could too if I were them, lol. This Point Hope master community is the same. Know what you own and what’s its truly worth or you’ll never make yield on your home.
Rent in Manhattan. Buy in Staten Island.

I live on the same block as the Harlem listing. Good location for runners since Central Park is only 5 min subway ride away (and it's only a 5 min walk to the 2/3 line).
Gorgeous house. Where is it located?
So I made the move to Charleston 2.5 years ago and absolutely love it. From what I can tell you went to Point Hope which isn’t the best place to buy a home in Charleston. TBH, although a newly built community, they are over-priced cheap builds on one of the busiest commercial roads in the area. Better comparison would have been a home in Mt. Pleasant (south of IOP) or Daniel Island (the Kiawah of Charleston). Just my 2 cents. Btw, those guys should have taken you to Lewis BBQ (Home Team is dog food in comparison). If you ever visit again - Costa, Vern’s, 167 Raw, Halls Chophouse, Sorelles, and Marble & Fin.

@ - thats not Daniel Island (on a map it might say that, but locals know it’s truly not). Anything on Clements Ferry Road is absolutely awful and is not a true representation of the absolute beauty of Mt. Pleasant, Sullivan’s Island, IOP, and Daniel Island. Average median home price on Daniel Island is $2.3mil based off Oct 2024 data. It’s home to NHL hockey players and very high net worth individuals. People who live in communities off of Clements Ferry Rd are told that they live on Daniel Island, but soon learn they “really” don’t. Just giving you clarification so that you know next time you come. Daniel island is one of the premium suburbs of Charleston (if not the best).

I feel the humans that can afford these units buy them but don't live in them. They just rent em out. Thats where you get the $4000and up monthly rent. Cuz you take ur million dollars to other states and we all know what you get. But if you happen to be a human that can afford this and then go live in it 👎🏾 You must have a great job keeping you in NYC.

I don't see how you compare midtown Manhattan to a location 30 minutes from downtown Charleston. I feel like you should have compared something in Queens to the Charleston house. It's a fun video though because I have been wanting to see what is going on in Charleston.

I like the Manhattan apt, its a little dated but that can be updated, now when it comes to South Carolina there is no comparison, Charleston all day long.

Some people are able to save. However you can also put down as low as 5% for some of these.

$3,656/month, not including the initial $50K down payment, to live in a one bed one bath small apartment in Manhattan, what a deal. You only need to make $130K a year so your mortgage, common charge and property tax only take up half of your income for a small one bedroom apartment 🙃

I bypassed Staten Island. Not happening! The only apartment that stayed true to the video title was the Manhattan listing @ $499k. Surprisingly the most expensive borough was the most affordable. Everything else was well over $500k or looked a hot mess. I'm not walking up any hills. I'm not walking out of my apartment directly into the elements in the winter. Laundry needs to be INSIDE my unit! I appreciate the effort, but this was a fail.

Insane maintenance cost for Manhattan apartment. Meanwhile you pay 20x less maintenance cost than in Staten Island house .Somebody is getting rich doing nothing 😂. What cost's there so much to maintain ? I have a same size apartment on a top floor and my maintenance taxes are like 1euro per square meter per month. There's a business idea for you. Do your own maintenance company and make better offer's. Over 3000$ per month for that apartment ?!? Cmon 😂
It’s a building with doorman. You need to pay for that, taxes and maintenance of the building.

Hmm the Port Richmond ( Staten Island )location needs work but the location is pretty good ( not far from the bridges to Brooklyn and Jersey and the ferry is like 20 minutes away so a good commute to Manhattan).

Funny that I came across this video.😂 I bought that apartment. You know, it’s the one bit of the apartment I thought was kind of funky as well but it grows on you in person. It makes for a compact dining space which is kind of nice in NYC. Can always remove it later if I get tired of it.
