I'd argue that the second apartment could be perfect for a couple working from home! The living room becomes a dining room, the largest room with 2 windows is the one where you sleep, the smallest is a home office and the 2nd largest with 2 windows can be a living room substitute!!

That 3-bed is really a tremendous deal. That's the winner. The only reason anybody might not think so is because it's hard to imagine how useful the roofdeck is while it's covered with 4-6 inches of snow. Since I'm used to living alone in a 1600sf 3 bedroom home I would have to go for the 3bedroom. I am a bit surprised that the kitchen in the 1 bedroom was actually to code because where I live in New Orleans, you have to have at least 12 inches of counter space on at least one side of a stove. Primarily so that you can set down a hot pot if you grab it and realize that it is too hot to handle. Not sure why you can't just put it back on the stove but that is code here. LOL I would rather have extra cabinet space over the wine fridge.

The less horizontal space, the less scrubbing. And the water/dryer here is worth the rent of a Mercedes. Very odd things caught your attention, IMO. Oh boy, I actually viewed the first apartment around a year ago. I have thoughts...
The listing agent was erratic, late, and knew nothing about the apartment. There were tenants living there and the agent said they were away so we had to sneak in and out quickly. The tenants had a bed in the living room and a cat had it’s own room in the bedroom. It was gross, weird, and smelled horrible. We walked quickly through being told that we should be quick as the tenants might come back, while having a cat hissing at us. Also, when I opened the closet door by the kitchen the handle came off in my hand. The bedroom is barely above ground level and faces the building trash cans. The agent couldn’t answer any generic questions about the building as “she was just too busy with her listings to know.” The unit is really just a shiny turd. We left and never looked back. Hopefully they deep cleaned that place.
However...it is cheap so there is that. Renter be warned. Plenty of other great places on the UWS.

The building location is pretty good, with subway access 5 - 10 minutes away (depending on which line you want) and good shopping opportunities. Laundry in both units justifies adding a bit to the rent.
The one-bedroom is oddly laid out, with the bathroom so far from the bedroom, and swapping with the living area would require major carpentry work. While I often like being on the first floor, sleeping right next to the street could be unpleasant. The kitchen contains everything possible except two vital things: cabinet and counter space. This is one of those places that looks better than it is.
The three bedroom would be awfully tight for three people to share, and it also had a well-applianced but overcrowded kitchen with little counter or cabinet space and virtually no living room. The bedrooms are small, so I'd think two sharing would appreciate the third room for the TV, etc. This one loses points for being a fifth-floor walkup.
Both apartments are nicely remodeled and may seem to be bargains, but they both have flaws that would personally make me keep looking - especially in the current market with so much available.

To add to the Subway tuna thing, in Ireland the courts recently determined that Subway bread has too much sugar to be called bread. Now extra tax is added on to a Subway sandwich.

@@jburnett8152 Yes because we have sugar taxes over here for drinks and pastries. That's why soft drinks are incredibly expensive if you want full sugar, companies had a choice - to make their bottles smaller and charge the same amount when incorporating the sugar tax or they could sub the sugar for aspartame and ruin the flavour.

I love the 3 bedroom apartment. The outdoor space is Marvelous. And you're right, the area beside the kitchen would be my donning room & the larger bedroom with 2 windows would be my living room. The smallest bedroom would be home office & storage. The rent divided 3 ways is smart, but I'm too old for roommates. As always, love the neighborhood tour.

I think that's the first 1-bedroom that reminded me of a studio. Frankly you've had studios recently I liked a lot more.
Heck with a barstool at that counter. Install some under counter shelves for a public pantry. Use the wine cooler for pantry space. That multi-tasking laundry room kitchen needs storage help so slap up more narrow shelves across from the kitchen. You need a place for your SPAM and teabags.
The closet next to the kitchen is where you put laundry soap, linens and vacuum. 1 bedroom can be workable but scrunched. Pass on the 3 bedroom. No go on stairs.

I really can't deal with that spiral iron staircase. I lived in apartment that had one and never made peace with it. Every day I was hyper aware of danger. At the time I had a small dog and was afraid for her to go up and down so I found a way to block it off but that meant I was constantly moving the barrier and replacing it. So, I got a duplex and the dog hated that she got cheated out of the whole space..lol

Room sizes are adequate. Awkward to have the bathroom door in the living room. Second one won’t get above a B because all rooms were so small. Bathroom by Mr. Plumber. I have to watch again...
