Very valid content @Behroz and @Batool... the more I am watching your videos I am getting a vibe that we really do think alike, and I almost agree to everything you say.
There is a Saying Buy where you want to rent, and Rent where you want to live. So, I am strong believer in renting as it saves you cost of Maintainance, Taxes, etc and flexibility of mobility.
People keep saying 2012 till 2018 who ever bought is in profit now a days, my sweet fellows if you will buy something for a million in 2012 and sell it for 2.5M today, then you also have to consider that you would again have to invest in same hyped market. So profit calculation becomes very tricky when it comes to property.
So rent, and invest in stocks regularly that additional cost of taxes, insuranve, maintainance, HOA, etc and this habit will give you more returns long run.

I am trying to buy a house in Texas for $570k and I have savings of $460k. I am renting an apartment for $2000 monthly for few years. As a first time buyer, I am not sure if it’s a good time to buy when many people keep talking about a bubble bursting. I will have to get a small mortgage of $100k but even after I add up my mortgage, property tax, insurance etc my house payment will be $1800 monthly, which would still be cheaper than renting. What do you guys think ? Is it a good time for me to buy now or should I wait ?
It’s a good time to buy if you are ok to commit to the house for 10 years… for that matter any time is good if you are ok to commit to 10 years… anything less than that you are better off renting…
What about investing in houses/ apartments to generate monthly income.
As we come from SE Asia , we are more comfortable in investing in real estate rather than stocks etc about which we have minimal knowledge .Is it okay if we live in a rented house near our job , but buy apartments for income purposes.
I would only recommend that in case you have a knack for managing a tenant and houses… if not it’s much easier and almost same return you get by investing in stock market..
I have done both and have both investment types but have found stocks to be better..
With that said it’s good to be diversified… some in real estate and some in stocks

If someone bought a house between 2011 and 2015....his house price would be double now.
Agree which is approx 8 to 10% return… year on year… stock market (S&P500) delivered 12% return in past 10 years…
Nevertheless I am not against property… just that one should run the math but more importantly make sure it doesn’t limit your mobility…

Typically property is good if held for 10 years or more… especially given current interest rate environment
@@NorthAmerican-Desi This is not true that return on house investment is 8-10% . suppose someone bought a townhouse priced at 400K in 2015 and paid 20% (80K). current price of same TH is 1M$. so he maide at least 700K a return of more than more than 30% per year.
@tariqabbasi9277 yes that is with leverage… you can leverage in stocks as well…
So for apples to apples comparison keep leverage out… then compare returns
But bigger question is will prices continue to rise at 8% yoy going forward like in next 10 years will the 1$mm property in Ontario become 2$mm?!?
