Capital Gains Tax when you sell your real estate property in Puerto Vallarta, Mexico

  • When it comes time to sell, it's good to know all the costs involved in the transaction. As a seller, your main costs are Real Estate fees and Capital gains tax. (As a buyer, your main costs are the closing costs - which includes government acquisition tax, notary fees etc).
    This video is to just touch on some of the points to note when it comes to capital gains tax - things to think about and what you can do to prepare.
    As an agent, i've noticed that clients may intend on "never selling" their property but the truth is we never know when we might "have to" sell. And we might have to sell fast... So it's worth knowing about this topic incase you can go through some of the steps in advance to make the selling process much more simple and smooth.

    JUST ONE QUESTION...WHY THE REAL STATE PROPERTIES ARE SOLD IN US DOLLARS AND WHY THE PROPERTY SALE TAXES ARE IN MEXICAN PESOS???

    How do investors in properties for Airbnb rental income handle the issue of differentials between high season and low season? And does the property value reflect what a property is worth based solely on high season demand? Especially since expenses are constant for 12 months but demand changes drastically in a tourist location such as PV?

    I bought a property in Oaxaca and held it for over 5 years and because of this I did not have to pay capital gains taxes, is this something that still exists?
