As for RiverTown, as a resident, I can tell you it's an amazing community and 'feels' very different from many of the other master planned communities in St. John's County. It's true that it is farther from the beach and has less access to commercial by golf cart but it makes up for that with peace and quiet. It's a serene place to ride a bike, go for a run, or enjoy sunsets along the river. While commercial is still being developed just outside of RiverTown, we're only 15-20 minutes to San Jose Blvd in Jax and about the same to parts of St. Augustine, including Bucee's and Costco. San Jose area has about everything you could need up there, with some cool mom and pop stores and some eclectic choices. New school will open within RiverTown in 2025 and the new amenity center with lazy river, etc will open Summer 2024. Community is half built and growing fast.
I would argue that a resale may be a better route than new construction for many people for several reasons. Primarily, the previous owner(s) have likely addressed what is sure to be a long list of builder quality and construction problems over the first year of ownership. This is a HUGE inconvenience for new construction homeowners and immensely frustrating to work through with builder reps. Additionally, the previous owners have most likely added to or upgraded the home in several different ways. This can be a positive or a negative depending on tastes and styles but in my experience, it is usually a significant improvement over base, builder grade plans and materials.
@@LIVINGINJACKSONVILLEFL I appreciate the feedback. It's almost 1.5 hours for me to get to VA Bach from where I'm at now so Rivertown would be a big improvement for me. And that's hoping and praying that there isn't a holdup on a bridge or a tunnel on the way

How long does it take to get to the beach from Rivertown considering traffic and whatnot?
30-45 mins depending time & day
