    You said that POA is not required to be notorised leave alone registration. Kindly refer any citation where unregistered POA is said to be valid. Kindly also enlighten on compulsory registration of POA as enshrined in Registration Act which is a central Act and is applicable to all states.

    Sir,I am purchasing land from a from power of a power of attorney holder, then should I ask for a copy of POA and how can I check its genuinity?

      Sale/Purchase is not valid solely on the basis of POA until & unless a separate sale registration is executed (sale deed).
      Always remember SC judgement about POA clarified this way back in 2017.
      Furthermore this January 2022 in a big warning to property owners who intend to sell their assets through a power of attorney (PoA), the apex court has ruled that the POA holder can sell the property and register the sale by merely producing a copy of the PoA and that the original was not mandatory for registration of the sale. So in this context you better fit your case.

    Thanks, Asset Yogi channel for awesome videos. I was able to manage and buy a property with much care that was needed. I'm planning to move abroad and willing to allow my brother as SPA. A couple of questions -
    1. NRIs would not have an Indian bank account. Would it ok to get the Rent in an NRO account?
    2. If my brother lives in Delhi and property registered in Pune. Can I make him SPA? If Yes, In which jurisdiction, I should be creating a notary? Also, can he do the documentation, part payments of Loan from Delhi? Or he would have to travel down to Pune for all such tasks?
    3. Also, In case I would like to revoke the power, would I have to come back to India and create another notary to invalidate the SPA Notary?

    Sir account opened at Zerodha and POA send on 02/09/2019. As per courier track my POA delivered on 05th September. But I think they have not updated my POA. How to check my POA status Sir?

I wanted to give a special power of attorney to my brother in law ( my wife's Brother).     Sir, very nice informative videos..
    I've a question. Mr. A (Owner) issued a GPA to Mr. B (land dealer, 1st agent) to sell his land. Mr. B sells land on GPA to numerous persons and he also issued a GPA to Mr. C (another land dealer) who sold a piece of land to Mr. D (current user, holder of GPA) on some agreed amount. Now Mr. B is asking Mr. D to vacate the land as he has sold it to some Mr. X. Mr. D has the registered GPA of that particular land. Can he claim the land as Mr. C has purchased the land on GPA from Mr. B by giving him the full amount and Mr. D has a proof of that too. What options Mr. D has ?? Please reply.
