    I'm 6 minutes into this and Arvin has only really criticized three things while everything else has been positive. people think Arvin is just here to slam stuff but he really is about presenting unbiased critique, love it

    Arvin, I live in the South, and here’s how it works with bugs. During the day, its usually not an issue. As soon as the sun starts setting, the bugs come out. So your concern about the screen is misplaced. They seem like a great feature for the outdoor living space.

      Yup, and depending on where in the SE you are and the season, bugs can be an issue during the day ... at night... Basically all the time, is why we all have screened in porches, cause otherwise, why would you sit outside

      Agreed. During the day it's not bad in Florida. Bees and wasps, mostly.
      At night though, you need screens.

      Same in the Northeast where I live but for only about 5 months. Humid Continental. During the day you leave screens up and around or right after sunset have to screen down or you will get eaten alive.

    The house is actually much much more tasteful than 75% of other mansions in this price range. They managed to capture that aristocratic style and vibe while accommodating more casual living. The four storey design is actually an asset to the mansion, even though they didn't finish the fourth floor. The laundry room is a decent size and I can definitely see it doubling as some kind of hobby room. The "apartment" above the main garage would be an accessory dwelling unit if it had its own entry directly from the outdoors such that one wouldn't need to go through the main part of the house to get to it. It looks like a sizeable chunk of the square footage is dedicated to the first/lower floor, which is the main entertainment level.

      I think he's a nightmare for certain types of YT realtors. By watching Arvin, one can pick up which YT realtors are essentially showing the "unsellable" houses. I've learned a lot from him that I'm sure others have as well. It also gives an appreciation for those luxury houses that really do hit the nail on the head by doing things right.

    18:57 - Arvin, the bugs mostly come out around sunset and are attracted to the lights and human pheromones. You put the screen down before you go out, and it prevents them from swarming you.

    Lack of wow factor doesn’t faze me, really love this home! Usually don't like mansions because they're so vast but this one actually felt like an elegant home.

    Re: 18:50 and the bug screens -- Depending on the season, bugs can be much worse or better. So early spring when the weather is first starting to get nice you might not need the screens yet, whereas in summer you have the screens down a lot more, especially at night.
    And note that bugs can only bite you so many times before they're satiated and won't bite again for a day, so if you trap a few mosquitos in there for a day your guests will only be bit a few times between all of them, whereas if the sides are open you could have hundreds of bugs coming through over the course of a night biting everyone dozens of times.

      Bug zappers. You close the screens the night before (or every night with home automation) and have bug zappers running. All the flying criters are gone in the morning.

      Here in Brazil it is also like that, bugs/mosquitos appear mostly in the summer and at night, so it is better to close the screens/windows before 6pm just to be sure.

    I've never understood the double island fad. For me it just makes the kitchen look congested. Just make one large island if you need the space.

      I grew up with I guess a "normal" kitchen. When redoing the kitchen, my parents decided to knock down the wall for the dining room. And have two islands. I didn't understand it either, but now that we've been using it, I would highly recommend. We all congregate around the one island. Meanwhile, anyone who wants to cook can use the other island and the stove while uninterrupted. One long island makes the area more congested because you would have to consistently walk around people and the island. This makes it harder to get to the stove, refrigerator, sink, and other stuff.

    The bug screens are important at night when the light attracts the bugs - during the day the screens can be left often
    Or also when you are eating outside e.g. wasps are attracted by the smell of food, thats when you put the screens down as well

    Your main concern with the bugs would be mosquitos. Those really only come out in the evening so if you planned on having people over for the night you would have to close the screens before the sun went down. Then those screens would be effective. You can leave them open during the day no problem.

    Arvin you should consider writing a book about what makes a mansion good or ideally one that explores what makes a home good/how to make the best out of each price range, or something like that? The way you think about the logistics of properties is very interesting!

    About the bugs, they literally smell CO² so they will fly to where they can detect CO² (by mammals exhaling), if the space is empty with no living being there, then there will only be a small amount of bugs in this space, so yes, it would kind of work to just go there by yourself 2 hours before the party starts and close down the nets, the bugs would stay outside with only a minor amount of them inside that hopefully wouldn't be bite too many people.
    But also there's repellents, you can also stick some automatic bug repellent to the wall sockets a couple hours earlier, maybe use some aerosol repellent as well, so you make sure they're all out before closing the nets.
    Also, bugs that bite people are mostly nocturnal, so yes, it's interesting to have the ability to open up the nets during the day so you get more of the summer breeze coming through and also more light.

    20years ago, I did a student exchange with a school in St Gervais, in the French Alpes, I had the chance to end up with a very nice family living in a full wooden mountain chalet.
    Not a huge place like we see in your videos, from what I can remember, maybe 150 to 200square meters, and I'm sure there was a few flaws but that place was magical to my eyes, and the sauna in their basement was at least twice the size of this one !

    I always liked erik’s tours way better than enis just because they’re more grounded in reality. Enis shows houses for someone who hit the mega millions while eriks are still very expensive they’re more home-like. I could actually see myself living in them

      I'd say Erik has a broader range of properties on various scales than Enes. He tours some huge mansions in NY as well as many different places in the world, but I think the most expensive out-of-touch ones in NY are usually presented by Ryan Serhant.

    I am Irish, and I live 40 mins from the castle in the side by side. That isn't Muckross Abbey, which is in Killarney, Kerry on the west coast of Ireland. But instead, Kilkea Castle. Beautiful castle and grounds but yeah. Much closer to Dublin for reference sake. Just incase anyone is mistaken.

    There are two things working here the SCREENS and that huge CEILING FAN... those two, the screen closings, timing of when they are closed, and the airflow from the ceiling fan helps keep bugs away.
    I live here in South Louisiana where we have bugs all year even in winter. If you close the screens mid afternoon you will have almost no bugs. Generally we start getting bugs (mostly mosquitoes) either after the afternoon starts to cool off around 5-6pm in summer or if the weather is rainiy/cloudy. Most bugs arent out in the middle of the day. a quick light fog of bug spray can also run any mosquitoes that may have tried to hide from the heat under the furniture.
    The bug screens are even more affective if you leave them down overnight. Mosquitoes especially like to hide anywhere they can at night. Also that giant ceiling fan is very useful... bugs don't really stay in an area with a lot of airflow. So I would turn that fan on the highest speed, let it run for about an hour to help clear out any that have flown in during the day (which are minimal) and turn it down to lowest setting when the screens close, to keep air circulating and keep it cool.

    The interior is an absolute gut reno for me. The four floors on the south side just killed it. I do love the architectural style, but not the bones themselves.

    I live on a large wooded lot in Charlotte, NC. We don't have bugs because we use fly bates thru out the property and spray the property by weekly for mosquitoes. We do have tons of bees, bumble bees, butterflies, lizards, bunnies and the good bugs. The screens are useless.

    Some bugs and especially mosquitos are active in the evening and night and when you turn on the lights, they will arrive. So the screens are a pretty good idea and I love that they are hidden inside the walls.

    About the bugs: Brazilian living in Rio here. Until a certain point in the day (17-18h ish) there is no bugs and you can leave the screens open. At that time you close it bc the bugs only come at nigh, after 17:00. Basically the work the night shift

    The main flaw is the fassade of the backside. The front is clear structured and has a castle vibe style, the back of the mansion is deconstructed, missing details, many different balconies/bay windows...

    The house was initially listed at $10.5 million in September 2020. It sold for $8.3 million in February 2023.

    I totally love the house prices in the US. In my Swiss city, directly on the boarder of Lake Zurich, I could buy an newly constructed condominium with 120 m2 (1'292 square-feet) ... for 2,7 million Swiss Franc (3,2 million USD) ... After buying this condominium I could have hard discussions with other condo owners about if I'm allowed to integrate a charger for my Tesla in the underground garage, or not ... I should consider to move to the US .. 🤔

      I hope you realize houses like this are in the middle of nowhere suburbia. Literally zero walkability - and an hour in traffic to get to downtown. That is the main reason for the price difference you are seeing. Small condos in walkable, desirable areas, go for huge money in the US as well. Albeit not to the same degree as Swiss properties :).

    @19:00 you’d only have the screens open in the winter after the first freeze. Not worth spending on opening closing screens that far south imo. In the Midwest you just have 2 different areas with one being screened in.
    Edit: most biting bugs only operate from dusk to dawn so you could have it open during the day

      but is your house on 2 acres in one of the most expensive, desired areas in the city? i grew up in sandy springs, anything not in the worst part of town thats also not a condo is going to set you back 400k (379,500 euros) and thats not even for a home thats for a townhouse. a stand alone home is going to start at 570,000 euros

    The bugs have seasons just like the weather. During summer and spring, you would have to keep them closed. An open the screens in the fall and winter. There are also things you can buy that plug in an attract any bugs in the area. PS Love your channel.

    I will say something, from living in several southern states... biting bugs are TERRIBLE and some years they never die off and bother you year round. This does make me wonder if they should have screened in some the attached balconies too.

    those bug screens are basically just a mesh that is smaller than the bugs and mosquitoes so that they can't pass through. The windows should have them too imo.

    I love Erik's videos, I think he has a very soothing voice and he walks very gracefullly and that weirdly satisfies me to watch him walk lol. The screens on the porch are about the weather. In the colder months there are no bugs so you don't need them and can enjoy a bon fire in the yard while having food under the cabana or something. I'm in louisiana, we always have a bon fire for new years with some kind of potluck.

    Architects and builders in California know how to proportion primary bedroom suites. They need to come east to indicate how it should be done. Southern homes in Atlanta and Nashville tend to have primary suites suited for a $250,00 home. No seating area, no morning bar, no refrigerator drawers, small primary closets with no glass doors to protect clothing, no place to place a Brown Safe. Attic and lower level spaces in large Atlanta homes are often unfinished, left to the buyer to do so.

    Sometimes there are no bugs, so then there's no need for the screens. During rain is a perfect example, as you generally don't need to worry about bugs flying in then.

    The exterior is done nicely. I wish they had symmetrical wings not just one. Granted, no space for it with this design but if you’re going to go for grand castle, go for it. You don’t see birds with one wing! Give me two and make the other a conservatory. I’m fine with the piano area (furnishings could be better), I feel formal living rooms (especially without a bar/social aspect) will eventually go extinct.

    As for the bugs, the electric screens make absolutely no sense. It’s an unnecessary party gimmick, so you were spot on without realizing it.
    Typically homes in the south, the suburbs of the deep south specifically; the nice ones, 360k-2 million+ homes, there is like a patio / deck area, it’s fully & permanently screened in 10 times out of 10.

    I really like the house overall, but it's so baffling that there isn't a proper living room. For a 4-story, 15,000 square foot house, you would think there would be a 2-story, impressive living room somewhere.

    Arvin, Atlanta has VICIOUS mosquitoes…they attack not bite😂😂😂. And they never die even in the winter months as Atlanta really doesn’t get cold. I think that’s why they put in the screens.

    Pretty decently done but looks more or less like every other high end spec house in Atlanta - especially the interior. Nothing super unique here. I understand maybe paying $3-4M but for $10M I’d expect something a bit more custom/unique. The shallow depth of the house probably has little to do with the yard but is more a factor of a) keeping proper proportions on the gabled ends of the house and b) shallower footprint depths generally make for better light into the central parts of the house. And yes, 3 stories on the back of a house never works great but could have been better broken down architecturally on this house by, for instance, having a terrace that extends across most of all of the back of the house. This would break up the office-building like proportions of a 3-story flat facade. Of course doing that would have cut into the developer’s likely $4M in profit.

    Arvin, if you have bugs in an enclosed area and you want them outside, you just have to ask them nicely and tell them you're closing the screen windows so they should leave before they're stuck inside.

    18:51 Bugs are attracted by light sources during the evening and night time and or certain smells. So for example you lower the screens in the evening as you turn on the lights and the bugs can't bug you during that time. It's about the large amount of bugs that will get attracted by the light sources and people in the open space.

    -- The space outside the kitchen door could be an herb/edible flower garden, useful but still beautiful.
    -- I thought feng shui frowned upon seeing through a house from the front to the back?
    -- The bug screens are essential but only certain times of day and year, primarily summer. Bugs are less in the daytime in general, and in spring before the bugs really come out and in fall once they die off then you can keeps the screens raised.

    as for the screens: you wanna shut them down before you turn on the lights as it is getting darker... same with screens we have in regular windows - i don't need them during the day, but when it gets dark and the interior light starts attracting those nasty things that's when i'm happy i have screens

    Re: only one kitchen sink, only one washer/dryer etc. ... I would argue in the South it's a bit different from e.g. L.A. In California someone with a house this size would have staff, long-time guests, and entertain more frequently. In the South I imagine a lot of rich families with just a kid or two might go for this size of house, just so they can avoid annoying each other during the day.
    This far from Atlanta there's not that much to do - and the setting and constant heat/humidity are not THAT inviting to go outside - so this might be more for day-to-day family life, in spite of the size. Family life is more paramount in the South.

    19:06 I'd say you can have them open during the day and close them during the evening/night because bugs are attracted to light and because of that are more likely to fly inside at night when it's bright🤓

    12:01 I just noticed that at every opportunity if a room has doors to the outside, he doesn’t stay in the room very long but drags you away as quickly as possible. He never talked about the main bedroom.

    About the screens and bugs... the bugs arrive at set times during the day or year so that you do not need the screens all the time but need them at other times... say an hour before sunset and then during sunset and then for two hours after sunset until the insect coils start to work or during the spring after heavy rains but only then.
    I have lived in tropical parts of the world and insects are a BIG part of life

    In the begninign when he said, do you spot the problem? I was yeah! the ROAD....I do not care how wide it is if got a road at my property! Biggest fail ever.
    I live in Stockholm 9km from city center and I don't even live at a main road. It's the worst! Bad air, constant sound. Happy I saw something Arvin missed haha.

    As for how the on/off screens work. Yes, if you leave them open and then close them latter, you will trap some bugs inside. Bugs become a much bigger problem if you have any sort of food or beverage out. So dropping the screens if you are entertaining there will keep a lot of them out. The big thing though, is that you can kill the bugs trapped in your screened in porch with you without more coming in. So hang a bug zapper or something up high and it will reduce the bug population over time while you have the screens closed. If you tried to do the same thing with the screens open, the zapper wouldn't make much overall progress on keeping the bugs off you.

    a bug day, like right after rain, you can shut the screens, or you can shut them as even starts to come, as most bigs arent out in late fall, winter, early-early spring, mid day of sunny spring with no rain recently, we lived in seattle, so we didnt understand, we live in the florida keys the last 5 years, having those screens are amazing..:))

    Ummm Arvin you KNOW the rooms dont have to "match the rest of the house" in terms of decor / furniture or even colour. I hated the animal print chair too. I feel they make every room look either cheap or gruesome depending on your position on shooting endangered species for sport. But You aren't buying the chair!!!😂😅 even the staging is gonna be subjective to a degree....so a tad overkill..it seems you liked this place better than most.. I wanna see YOUR house!!😂❤❤❤😊 would love that. I'm a big fan though just do you know. I've been great for your channel. It's become even LARGER subscribers SINCE I joined!😉

    In Atlanta, the only bugs you really worry about are mosquitos. They're not out all day though, just when it's not too hot and not too cool.

    I have the screens, you need to think ahead and close them before dusk and the bugs come so that they're not in their. Mine are very dark so that you cannot see inside for privacy during parties, as well as trapping in heat during the winter, or AC in the summer here in Texas.

    Many bugs are attracted to food. They tend to gather with time. Shutters keep them from accumulating over your outdoors dining table. Not sure how any extra food gets carried in though, because opening the shutters is a big no go.

      the problem is your buying 15k sq ft on 2 acres in sandy springs which is the most desirable, and wealthiest area in the metro atlanta area. anything that not a condo or on the outskirts of the city is going to set you back about 450k and thats for a townhome. your not touching a stand alone home for under 600k in the area
      i grew up and went to highschool in sandy springs. once again the price is the raw sq ft and the acreage

      Much of Texas is a sauna and I've seen quite a few Texas houses with saunas. Interestingly, they sometimes can be a reflection of a small Finnish population. I used to work in Irving and my store saw a small but noticeable number of Finns. It was great since when it comes to sports, I could talk to them about my favorite driver Kimi Raikkonen.

    Arvin I’m not gonna lie that was an L take on the outdoor screened in area. I live within driving distance from atlanta and when I saw that feature I thought that was the best outdoor feature on this house lol. It’s not so much about bugs in general but moreso mosquitoes. They’re attracted to body heat so they only come around when there are people and animals around so if you close the screens before you entertain people then it will keep mosquitoes out. From march to october in the southeast mosquitoes are fucking SERIOUS. People will even put up screens on their apartment balconies and homeowners will even put them on their garages.and one of my friends lived in a complex where all the balconies were permanently screened in but I saw this and thought this was the best way to do it. Screens aren’t aesthetically pleasing but constantly having to put them up and down can be a chore so I thought this was the perfect solution.

    Ok so, in the NE USA at least there’s tons of mosquitoes and other bees and insects. They all have certain times of the day where they’re active or more active than not. Having screens on a patio or something like that keeps them out. Sure you might get a few inside when you close it but if it’s done at the right times of the day it’s less likely to be the case. Also, you can have a repellent of some sort inside of the patio making it more likely to decrease the mosquitoes and such. It’s very useful to have in an average home so in a mansion it should be something that’s almost mandatory to me lol

      LOL. I think that he just gets disappointed when there is under-utilized potential. Much of it is subjective of course, and much of it is in consideration of resale value etc. At the end of the day, if you have a custom home made for you, make it the way that you want. With that said, I think it is still beneficial to have an independent consultant like Arvin to point out things that you and the designer may be overlooking and may want to consider. The fact that the house is so grand on the outside and you walk into a single story foyer with no view of the back yard - no wow factor - is a huge miss.

    I'm proud to say that I did spot the problem immediately. But still an incredible house.
