  • When I visited Kampala Uganda, I decided to take a tour of apartments that expats/returnees stay in when they move to Kampala. I went apartment hunting in Kampala!
    All of the places I looked at where furnished and serviced; this means they had furniture and came with someone that cleaned the apartment. Typically a cleaner will come 2-3x a week and 24/hour security.
    The apartments prices ranged from $1,000 USD- $1,500 a month. The process for foreigners to rent apartments was the same as native Ugandans. People also can negotiate and pay once a month, every three months, or every six months. All apartments require a security deposit which will be 1-month rent as well.
    If you want to save money, just ask for an unfurnished apartment and the price drops down to $250-600 a month for rent!! Huge money saving tip.

      When I saw that apartment I was like there's no way in hell that's $1,000 a month. Fact is those real estate agents could have taken that opportunity to showcase their service but instead they just tried to rip her off.

    Lmao the first one is the biggest rip off girl, regardless of the area. I live in Uganda these prices are not accurate at all. You can rent large houses for those prices.

    I live in Kampala. I prefer north of the Northern Bypass. Naalya and Najjera are up and coming areas and very lovely and quiet with good proximity to town and Kisementi/Kololo where the majority of the restaurants and nightlife are. Where you choose to live depends on your commute, schooling for kids etc. Traffic can be pretty awful here. Personally we stayed away from "expat" areas because they are a rip off TBH. We pay under $400 USD a month for a 2 bedroom unfurnished place. There really is a huge range of housing options for any budget. Check my channel out for Kampala lifestyle videos.

      @Rashaenka I moved here with my husband because it was what we dreamed of doing. There's quite a lot of different people here from many ethnicities. Some slums are not so bad. These places often get a bad name but I have met a lot of wonderful and innovative people who have come out of these areas. I don't make it a practice to regularly go into any tough part of any of the cities I've lived in be it Canada, US, Kenya or Uganda. Yes, there is crime, but there is crime and danger in any big city. I have posted video blogs of some of my life and experiences in East Africa. Feel free to visit my channel to watch.

    I lived in Africa for 25 years. It’s a magical place. Lovely warm weather. Shorts and T’s that all u need. Those prices though for those apartments are very expensive. You can get a house for that price.

      THIS is called a day light robbery even in London or America it doesn't cost that much. Ii am living near tower Bridge in the city and two bedroom and only pay about 300 dollars pre month so in ugandan very very very expensive Y. Y. Y.

    These Appartments are more expensive than my condo in Vancouver! I don’t understand why it would cost that much in a country where average person salary is $100 a month ! They say furnished but they pretty much make all the furniture worth in 2 months!

    Instead of renting an apartment, go to areas like Naalya a Kampala suburb and rent a self contained at a lower price and a calm environment.
    Less money like 400€~500€
    And don't be so much of diaspora lady you will get more high prices

      Great advice! I am a diaspora lady and my entire brand is that LOL but I did make a mistake and only saw apartments marketed to expats. I didn't have enough time to also see apartments marketed to Ugandans. But I wont make that mistake in the future.

      I use to travel outside Belgium, but much as am so mindful about what I spend, when am going to a certain country I book hotel for one day online and the next day I find a cheaper one offline. Online things get so high because there is brokerage.
      I hate brokers.

      Kampala is a city, everything I showed you was in the city lol so nooo @middle of nowhere. If you go for an unfurnished and (probably not serviced forgot to clarify that) apartment the price dropped from 1k to $250- $600 a month.

      Yes ,it looks that has no transport ,if u has no car forget ! Im european and even here has areas in tje end of the city only with new types buildings but from there are passing 1,2 busses like every 30/40 minutes and u cant live there without car .im angry to see how the owners are cheaters and think people will use only cold water to take shower cus this water heaters people use it only in villages or garages here for washing hands . No 1000 i will not give this owner even a 100 euro,cus of the heater ! So what if has security and is beautiful and new ,comon

When I move back, I will offer free services to A.A house hunting so they get absolutely the best bang for their money no strings attached....my other way of giving back to the community that raised me. Africa needs our people to come and invest no more foreign aid.

    in Kuala Lumpur, Malaysia...for USD1000..USD1200, you get get a luxurious 2 to 3 bedroom condominium in a very safe, clean and nice area like Damansara Perdana....The Apts in yr video in Kuala Lumpur will probably go for only USD450 or less

    if you want to move to kampala permanently forget about these appartements (marketed for expats...) it's not about them being expensive, it's literaly a rip off...you can find the same appartements marketed for ugandans at half the price (and furnished)...i refuse to rent an appartmenent in kampala for more than 1000$...with all the respect, it's kampala, not PARIS. the city lack alot in the infrastructure and services, so why pay the same price as back home...

You will find the best deals on facebook and they are negotiable...and the appartments are furnished...there are alot of groups on facebook and don't got for the group who market for expats, there is a very know one there (the prices listed are the same on your video...some 3 bedrooms appartements listed there cost even more than 2000$...)...and the areas are kololo and bukoto(these are the areas where most of the expats stay..) but there are many other areas that are nice and close to everything like wandegeya for example...but transportation in kampala is dirt cheap so if you find a place in kisaasi or ntinda it's way less expensive (and furnished i repeat...;) ) and it will be a good deal...

Next time I visit any African city, I will tour real estate marketed to expats and real estate marketed to the people from that location. So i can get a better understanding of the market and make a better video.

    1k usd is to much.... i`m renting apartment in entebbe for 450k ugandan shilling , but unfurnished ...... in kampala last year paid 800k shillings for 3 bedroom unfurnished... but still , 800k is around 200 usd ..... and i`m foreigner as well

    Does it mean that rent is more expensive in Kampala than Ghana?
    Because here in Accra Ghana you can rent a well build chamber and hall for 500 cedis which is about 100 dollars and you will be ask to pay for a year or two years in advance which is pretty cool. Why is rent expensive in Kampala irregardless of Uganda shilling low rate?

    We lived in Jinja and Kampala for a total of 10yrs back in 1990’s brilliant people but greedy agents always increasing the rents. Corrupt revenue and Police muzungu’s getting ripped off we stayed in flats near Mak Uni in K’la but had a house in a compound in Jinja $300 a month in the 90’s still love Uganda though but the malaria nearly killed me

    My sister in the video, do more research, u will find something cheaper! A year ago I rented a fully furnished one bedroom $400 a month! The problem with those agents, they only show you where there profit more! But if u can do your own search, believe me, it’s cheaper! Anyways good luck

    How is Uganda more expensive than Kenya?..$1000 in Kenya will get you a home in the High end area and a 2 to 3 bedroom!! wow in Mombasa that amount will give You a beach front Apartment very luxurious! Kampala looks like the rural areas of Kenya...like mukonyuma!

      Hmm, it’s pretty common across the entire continent of Africa to pay ahead for rent. In Nigeria for example, EVERYONE pays at-least 12 months of rent upfront..That would be really weird if locals and foreigners paid different months lol

    Nope! Can't go to Uganda, if they're insisting on me having women to come into my apartment to service it. When I was in Nigeria, I had to stop hiring house girls and get all male help, as I found it impossible to keep my hands off of my house girls. My father was like that, and very much out of control, no matter what part of the world he was staying.

      @@o.tchidi9873 East Africa in general is sweet, from the people, to the standard of living, security, etc. But, when it comes to which one you'll be better suited to, it comes down to personal preference and needs. I prefer Kenya, but i personally spend more time in Tanzania, as I have a kid there. I was received very well in Uganda for those few days and South Sudan.

      They just wanted to scam her by quoting outrageous prices. My girlfriend lives in similar apartments in a part of town called Najeera and she pays $150 a month for one bedroom. $300 should get you a very good apartment in Kampala. This tour a total misrepresentation of the market

      Well my apartment in my country is 500 haha ,this is deffinatelly luxury according theafrica standard ,but the heater in the bathroom is unaceptable . It will be enough to wash only your private parts ! For 1000 u suppose to have dryer and dishwasher . Obviously there are also people who try with lower quality things to get more money

    The reason why you pay for a year or two in advance in Nigeria is because almost everyone in Nigeria has trust issues. Most people are dishonest.

      That's not totally true because some tenants even like paying in advance. Ugandans and others can't be more honest since poverty also exist there. So the way they have trust issues in Nigeria is the same in Uganda too.

    Total rip off. Yeah Ug rent is expensive but for $1500 you can get a better finished apartment in a much beter neighbourhood. Secondly your average expat would never stay in those type of apartments or neighbourhoods. Too low end and low quality. I dont know who was advising you or taking you around, but they were clearly up to ripping you off

      I was just curious about the neighborhoods expats lived but I am grateful for my audience bc people reading the comments know that there are way more affordable apartments in different neighborhoods. Next time, when I travel in different African cities, I will try to see everything. I didnt set aside enough days for real estate tours.

Its like New york city and Los Angeles and Atlanta rolled up into one. There is so much energy and swagger in that place. And the people in it are very progressive and they look progressive. and the good part ? no racism white supremacy there. all black people . its a sweet spot. As soon as I get my money up thats going to be home

However, Lagos is overpopulated so it is always lit bc its alot of people cramped in a small place. Kampala was more spread out and less people but honestly it is a very lively city, filled with fun people.
